A new website set up specifically as a guide to Gilroy Dining has been established and will launch on Friday.
This site provides information as to local restaurants, their menus, daily specials and the entertainment that they provide.

THis is great news for the local restaurants here in Gilroy and the local residents. I'm sure it will play a major positive role when the Garlic Festival is held.

This should help the local, independent restaurants especially well, as they don't have national advertising.

The way the site is configured, the local restaurant will have the ability to use the user friendly site to add daily specials, new menu items, etc.

The housing foreclosure bubble

The end of the Housing Foreclosure Bubble is in sight!

Well, maybe I'm being optimistic, but I don't think I'm being foolish. I wish I could say the fundamentals of the economy are strong, but they are not. However, with government intervention, and a big return to a possibility of restoring some confidence in the housing market, all the low hanging fruit will be gone, and then people will not price their home on a 50% drop (for example) in the price of houses throuighout an entire community...

I wish the government would take further action. President Obama said the relief was for those who played by the rules. What I would like to see--and have been calling, begging and shouting for-- is stricter enforcement of the rules as they were. For example, speculators who committed fraud and did 100% financing on homes they were hoping to flip and then got caught holding the bag, a declining asset. These people who lied about their income, and whether the loan would be for owner-occupied or Non-Owner-occupied, and who got 100% financing, when they new the bank would not give them 100% financing on N/O/O loans should be thrown in jail. They thought they were so clever, so smart, and nobody else thought about doing this. Well, yes we did, we just didn't because we knew it was fraud.

I mean throw those people in jail, throw away the key and put their kids in foster homes. In jail, they'd have a roof over their head and wouldn't have to worry about money. Those stupid idiots know nothing about economics, financing, or responsibility. While we are at it, we should sterilize them so they cannot create a new generation of IDIOTS.

Further, for those licensees who gamed the system, especially in California, the Department of Real Estate should go after them with a vengeance, as well as all District Attorneys and the FBI. All totaled, they were a substantial factor of this meltdown. Further, they caused what appeared to be a housing shortage and legitimate buyers had to increase price offerings to get into a house. Now these same jerks are claiming to be "Short Sale" amd "Foreclosure" experts. They should be--they lost their houses to foreclosure.

I encourage the FBI, DA's and DRE to contact me...

I've got a list of licensees who lost 19 houses in my neighborhood alone, which is/was running an average of $850,000 a house, and these jerks bought and went to default within 12-14 months. In some instances, the banks took a haircut of over $1M, which is coming out of people's 401K, taxpayer's pockets, and lost equity, which was there unti lyou played your cute little game. I hope you rot in jail. I am opposed to the death penalty in this case because I think it is too kind. I want to see you rot. I hope lenders have started a list of people who are convicted of fraud, and never give them a loan again. EVER. May youu rot, and think about what you did. Greedy pricks. I know, you were just trying to help your family. Use that as an excuse, and I say your whole family is greedy. Worse yet, you got paid on the sale, and got commission for doing the loan. You probably cheated to get your Real Estate license as well. I hope the judge is extremely harsh on you.

So, with the hope that people will not walk, and easier accessibility of loan modifications, I hope we have found, hit, and escape from a bottom.

Eagle Ridge Homeowners' Golf Tournament

On Sunday, September 14, 2008 the residents held their annual golf tournament. The money collected is used to sponsor charity, and this year's charities were Hospice of the Valley and Mt. Madonna YMCA. The exact figure is not in yet, but apparentl;y we raised almost $4,000 for these two fine charities. Nancy and Gary DFrimann were golf committee chairpersons, and would like to thank all the volunteers for a successful day, and also the many, many sponsors.

Corde Valle Golf Course was recently ranked Number 14 if the golf Digest's Index of the "World's 50 Best Golf Hotels" in their Spring 2008 edition. CordeValle on the web

CordeValle is located about 5 miles north of Eagle Ridge. It is sure nice that it got the attention, as it brings attention to golfing to Southern Santa Clara County. Eagle Ridge is located in Southern Santa Clara County in Gilroy. For those seeking natural beauty, and little hassle from the courses of San Jose and the peninsula, both of these courses are located in Santa Clara County, and both are golf course communities. Corde Valle has fewer homes compared to Eagle Ridge, and they run almost twice as much in price, but they are gorgeous. The lots are surrounded by vineyards, which are maintained by Clos La Chance Vinyards.

In addition to its overall ranking, CordeValle was also recognized and ranked #2 for "Top Wine and Drinks," #4 for "Top Rooms," and #3 for "Top Service".

Corde Valle is also well known as a conference center by those of us who live in the South County, holding wedding receptions and business seminars.

Recently, an anomoly hit Eagle Ridge...

In the past week, two homes, one sold and another an offer was accepted on, went for for than asking price. Rare, in these times, I'll admit. Full disclosure: Neither myself nor my brokerage was involved in the transaction.

Unfortunately, my "research" has found some other interesting stuff, which I uncovered and am furious about...
It appears that there are 4 homes which have entered the foreclosure process via a "Notice of Default" being issued to the homeowner. These loans, none over 2 years old were taken out by real estate licensees, with 100% financing, which wsa common in the recent past, but my STRONG hunch is that there just had to be fraud involved...
How can I tell? Without 100% certainty (Give me 99.99%) I can say that fraud was involved in obtaining these loans. The killer part is that I know of 4 homes that went into foreclosure, by 3 different licensees, ALL WORKED for the same Broker... Where's the broker's oversight on this. One woman agent bought two homes within a 28 day period, securing over $2 million dollars in loans, both with 100% financing, and being familiar with lending, the used lenders that allowed for 100%, stated income lending. In the instant situation, I can assure you the woman used the same FNMA form 1003 (loan application) and just changed the address and purchase price. She got them funded before any real estate loan showed up on the credit report. She would have to have been making an incredible amount of money to qualify for the loans any other way. Fudged her income, and did not disclose...

Further, two licensees (not Realtors, but loan agents) bought and defaulted within 18 months. Probably used the commissions from the sales and loan originations to parlay their staying power, and then just threw in the towel. They were gambling with the Casino's money.

So, who does this hurt??? EVERY homeowner in Eagle Ridge. Especially those that are trying to market their homes right now, and Shapell and Orchard Valley, the two remaining builders.

I check everything. I do my homework. I was recently asked to do a Broker Price Opinion for a lender and thats when I saw this pattern emerge. It is insane. I'm not necessarily concerned about the value of my own home here in EAgle Ridge, as I do not plan on moving anytime soon, it just makes it harder for me to do my work, as I have these jerks playing games, hoping at the time--FOR THEIR OWN GAIN--that the market would have remained strong and they could have bailed with a tidy profit. Eagle Ridge homes do not "pencil out" to be great "investment" properties. They are great investment properties if you own one and occupy it, but not for a rental and the speculators which entered the market a year or two ago... They apparently did not know what they were doing, as they are all newer agents (less than two years in the business), and played the system and lost. Yes, lending standards were slack, but they were also abused. People took risks they should not have taken and had no idea what they were doing.

I, for one, am sick of it, and I hope the district attorney or a private civil suit follow. I'd do it, but I don't know if I have the time that I know it would take. It will be interesting to see what happens in the next 12 months.

In the meantime, there is now a market for a few bargains, and Eagle Ridge is outselling Gilroy percentage-wise of homes that close, which gives me great relief that it is still the same desirable place to live that it was laid out to be.

The new park is working!
Well, I have witnessed the new park doing its job...
Iwas just out for a walk, today, March 22nd, 2008. The weather is a clear and calm 78 degrees, and we are only a couple of days into Spring. Both tennis courts at the park were in use, as were both basketball courts. There were quite q few swimmers in the pool, and mothers were there with their strollers, watching their other children play on the playground equipment.
Thoughts of the economy, or a bad day at work seemed to be the furthest things from people's minds today. The kids playing tennis appear to have arrived by bicycle. All I could think of was how lucky I am to live in such a great community. And, how lucky to work here as well.

THe park is working. It is doing a fine job of being just the perfect amenity that Eagle Ridge needed.

Have a happy Easter to all Eagle Ridge residents, and enjoy the good weather while you can. I hope all the cars I saw on my walk home, with out of area license plate frames, enjoy Eagle Ridge as much as the residents do...

Here are some pictures I took of Eagle RIdge South, located at the Miller Ave. entrance. Although these homes are not on the golf course, it is a very quiet community with homes that have been beautifully landscaped and is quite a picturesque neighborhood. It sits in a gated community. Enjoy.

Well, Eagle Ridge had four sales in February. which is not bad when one considers that there were a total of 12 sales in all of GIlroy. Of the homes that SOLD, the average days on market was 137 Days, and the median was 101, which is almost 3.5 months. One house I know of in particular was sold by a friend and had 5 offers on it, just to show that if the property is priced correctly, it can still create a multiple offer environment.

The average Selling Price was $881,250 and the Median Selling price wsa $875,000. The average List price was $949,722 and the median List Price was $934,844.
There were two homes that were issued a Notice of Default, which is the first step in the foreclosure process. This was good news, as it was better than months past...
