Lubbock Tx Real Estate is alive and well. I am wanting to take time off for Christmas, but business seems to be escalating instead of slowing down.  This is good and not good. I have to shop and prepare the family meal and bake some rum cakes for my vendors that expect them for Christmas, take 3 new listings and work with some buyers that must buy before the first of the year. 

I am extremely Blessed and will slow down by Wednesday. I will take all three listings tomorrow and show the buyer houses on New Years eve. Wrote an offer today for a repeat client and did a spectacular Auction, Open House combination this past weekend and received three sealed bids.

Today m.ade an appointment for a new listing and a new buyer that has been pre approved.  Also this weekend is my first ever furniture and home auction.  I will report on that Monday if I survive!

Two of my previous buyers have made decisions on which house to buy, yay!  And I have two new listings preparing for the new year.  I love the activity.  And to add to all of this the Lubbock market center of Keller Williams Realty is up over 36% from last year when all the other large companies are down anywhere from 5-30%.

Today was the Keller Williams Realty Christmas party and the food was delicious and the company fun!  We all enjoyed a wonderful meal of ham, scalloped potatoes, green beans, roll, and a yummy dessert!

After the meal we played games taken from the popular tv show 'A Minute to Win It' The first challenge was two teams pitted against each other where the first 20 on each team to catch a marshmellow without our hands........our team won, but I think we cheated...............don't tell anyone!

The final game was for two teams to dress one of their players with wrapping paper and tape.........wow what gorgeous outfits.........who gets your vote?  They both had attitude and I'm thinking next year we might see one or both on the runway.

 

Today was a day of calling people back from this weekend, going to show properties to three different buyers and putting finishing touches on my buyers folder that I give  to buyers. One of the properties made the cut and we will be writing an offer, the second buyer isn't ready yet and the third property was a win, but the listing agent forgot to change the lising to being under contract and all we can do is a back up offer.

Althought that buyer is disappointed we are going to keep on searching for something to buy. Tomorrow is our team meeting and previewing new properties that any of our Realtors have listed.

This should be a fast and furious week with listing appointments, finalizing our business plan, and out of town buyers.

If you live in Lubbock, Tx this will be a familiar site. Although I have lived here over 20 years I am not used to the sandstorms. I always wondered why in the old tv westerns the cowboys wore bandanas over their faces. Well after spending one spring in West Texas I figured out two things, don't wear lipstick in the spring and stay indoors. Now the 'Haboob' as this phenomena is called is the worst sandstorm I have ever seen it is a dramatic example but drives home the point that the early settlers of Lubock Tx were not sissies. I can't even imagine what the spring time must have been like without the benefit of concrete and buildings that we have today to block out all but the most notorious of sandstorms as shown in the pictures and you tube video attached.

Baby it's cold outside in Lubbock Tx. But the Lubbock Tx real estate market is heating up!  People are interested in Real Estate which explains why my website www.lubbocktxhomes4sale.com is bringing in over 10,000 hits per month.  Granted not everyone is signing in, but those that do will get up to the minute listings directly from the Multiple Listing Service as they are put in by any agent in Lubbock, TX.

 

The website is one of many tools necessary to do business in the Real Estate market of today.  According to the National Association of Realtors at least 90% of people start their home search online. It is not only important to have an online presence but to be able to give the client up to the minute information so they will come back for the most current and pertinent information available in their local market.

Signs are also another important aspect and sometimes the first impression of yourself and your company.  Since I work for an agentcentric company I am able to have a sign that brands me first and calls come directly to my personal office line.  Monte Pratt with Jack Pratt signs created my signs several years ago and they are not only a source of pride but another source of branding my real estate business. 

 

Next Saturday and Sunday, December 17th and 18th; I am holding an open house and auction at my listing at 4720 22nd St in Lubbock, TX.

A company based in Houston, Tx is totally decorating my listing with expensive art, rugs, and furniture and promoting my listing to over 20,000 people that are in the income level that can afford this beautiful home.

They not only send out 20,000 brochures/invitations to the 2 day event, but they are also taking sealed bids for the sale of this home.

They make their money by selling the furniture and decorations they bring to the house and do not interfere with my sales process of this home.

Lubbock Tx Real Estate is a fun place to be!  Today I showed one of my clients homes to help him decide if the first home he looked at earlier in the week was the one he wanted to choose.  He brought his uncle along with him to help him decide on which property might be the best fit for his lifestyle. His uncle agreed with his choice and we are working on preparing an offer!

I typically enjoy my clients and today was no exception! Time passed very quickly listening to stories of their family and their farming backgrounds and life in the South Plains.  I was reminded that the most enjoyable people are the people that can share their life stories, they enrich my life in so many ways!

This reminds me why I love working with people on their journey to better living!

Today was a busy day.  My assistant is out during her week of school finals.  She is very excited that she only has one more semester to become a graduate!

I closed this morning with Michael and Kami and they are the proud new owners of a beautiful home in Woodland Park, a lovely established neighborhood in Lubbock Tx.

Casey found a house that he wants to make an offer on tomorrow.  I appreciate his patience and loyalty in finding just the right house he needs to make an offer on and I know with him there will be lots of fun from start to finish!

Chris and I are also going out tomorrow to make sure the house he selected yesterday is indeed the one he wants to purchase.  We are going to look at 3 others that also have the criteria he is looking for.  It is good to make the right decision.

A good week and happy that I have been able to help some wonderful clients realize their dream!

The Lubbock Tx Real Estate Market statistics closing out in November 2011 shows inventory has dropped by about 120 properties and market times have increased from an average of 4-6 months to an average on houses priced between $50,000 to $150,000 to 8-13 months.  Homes priced above $150,000 market times remained relatively unchanged.
