We are very fortunate in Lubbock, TX to have the best professional Title Companies. One that I enjoy closing with time after time is Service Title Company. It has been family owned for over 50 years and their service at Service is exemplary!

October 2010 Market Statistics Lubbock, TX - 11/17/10 07:08 PM
The Market in Lubbock, Tx saw a slight improvement over September 2010. The months supply of inventory went down from over 9 months in most price ranges from $50,000 to $299,999. to somewhat better than 7.5 months.
The homes valued $300,000 to $399,999 also improved from an 11.6 month supply in September to a slightly better 11.2 month supply.
There was not an improvement in the markets above $400,000 which is still sitting at a 32-35 month supply of inventory.

How many contract forms are too many? - 11/14/10 06:19 PM
When I first started in this business there were two pages to a purchase contract and I used carbon between the two pages and asked clients to press hard when signing.
That was then and this is now!
Today on a typical buyers transaction I am using the following contracts and forms:
Residential Buyer/Tenant Representation Agreement
1-4 Family Residential Contract (Resale)

Market Statistics for Lubbock, TX November 2010 - 11/10/10 12:35 PM
The market in Lubbock, Tx is still doing well. There are currently 690 listings between $100,000 to $200,000. and the average market time is 7.40 months. 120 of these homes are currently selling every month. The list to sales price ratio is 96.86% and the average days on market are about 108 days.
This is a synopsis of a category of homes and not the whole market. What is interesting about these numbers is that the average days on market for Lubbock even in a hot, hot market is 90-120 days.

I just received this in an email from a friend and I was rolling on the floor laughing. It is so well done and gave me my belly laugh for the day as suggested by Cindy from Indy. I Like Internet Leads - 11/06/10 11:56 PM
I don't know if it is my attitude changing towards internet leads or maybe I am beginning to follow up better, but no matter what it is I have had the privilege of helping three different families in the last month.
The biggest change I have made is that I follow up immediately and I follow up again and again. It seems according to NAR that it can take as many as 12 attempts to turn these leads into clients and most Realtors give up after 2-3 attempts if that many.

I wanted to bring your attention to something that is happening around our town and has happened in other West Texas locations. I also checked it out on snopes and it is all over the internet too. I included a video to show how devastating this home grown 'redneck' bomb can be. People innocently go out to get their morning paper and see a soda bottle on their lawn.
