Have you audited your insurance lately????

Well folks, I had been with he same homeowners and auto insurance for almost 10 years. I switched to them when my son (who will be 26 this month) got his driver's license because they were cheaper. I decided to check on rate plans to see if I could save a little money this year. Imagine my surprise when there is $700 difference!!!! I don't have a clue how long I have been overpaying for insurance, but rest assured that I will check once a year now. I always tell my home buyers to check around on their coverage, guess I need to heed my own words.

Makes me wonder what else I am overpaying on......

iPhone - The Mobile Traffic King?? Apparently so for Engadget.

Thought this was an interesting post. I picked it up on a link from the Apple website to the Business Week website. One more argument for all these Realtor websites that do not think it is necessary to make them Mac-friendly because so few people use Apple products! Looks like if that big of a majority or surfing on the fly, there should be a way to market to that, right??

But judging from Engadget’s analysis of its traffic, owners of iPhones and iPod Touches are getting through a whole lot more than users of any other kind of non-PC device. But I would have thought that Apple’s dominance would have been somewhat lower with Engadget’s tech-savvy crowd, who are far more likely to have tried surfing from the other devices on the list than most people. It will be interesting to see just how much the iPhone rules mobile traffic as more mainstream sites share their data.

Murray's Saturday Downtown Farmer's Market!

Murray, Kentucky's downtown transforms itself on the south side of the square on Saturday mornings in the summer and fall. It becomes the site of the Saturday morning farmer's market selling fruits, vegetables, flowers, home made goods and even fish! This 10 plus year tradition gives local folks a place to come, get some good fresh produce, visit and even let their pets intermingle.

Shoppers wander the area while the Cantalope wait to be inspected

You sometimes have to get up there to "pick" the right one

Fresh corn is always a popular item

Lots of fresh veggies and fruit are available

New iPhones out!

Well, I have been counting down the days until the new iPhone's release. Had to check with the local ATT store today to find out how many they had to sell tomorrow so I would know how early I might need to get there in the morning as they don't open until 8 and I have to be at Board tour at 9.

WELL...they will only have 20 to sell tomorrow. Ten of each style. What chance do you think I have of getting one??? Why do companies do that?? I assume it is to create hype for the product.

I guess I will have to use my dying phone a little longer.

PS....I did get in line and get the phone. I am loving it all except battery life. Have to recharge every day.

What does that have to do with your buyer's offer??????

Don't you just love the selling agents that come to you with a low-ball offer, looks at you knowingly and say, "We looked up what they paid for it"

Now may I ask what has that got to do with today's market value?? I have had them say that when my sellers have owned the property for 15 years!! Would you not like to buy a house at the market value of 15 years ago? What someone paid for a house and what they have INVESTED in the house can be two different things.

How about some of those trashed out foreclosures or homes that had not been updated for over 20 years. The person buys it and brings it up to a beautiful saleable state. Should they be expected to sell it for what they gave for it?

Just because one person got a good deal on a house, does that mean they should pass that on?? I guess you would think so if you were the buyer.

What about the person that inherits a home....I guess they should give it away, right??? They didn't pay anything for it.

The other side of that coin is; What if they paid too much for the house in an inflated market?

Come on folks...do your work. Do a market analysis and show your buyer what the property is worth by TODAY'S SALES. Then let them make an educated offer. Maybe you will then be able to help them get the home they want and not just tick off a seller.

Switching offices? This will help with the transition.

A little over 2 years ago, I switched offices after being at one office over 15 years. One of the best things I did to get the word out ???? I bought several golf shirts in the office color and had the office logo digitalized (for $25). I then took the digital image to the local monograming shop and had the office logo embroidered on my shirts with my first name underneath. She now has the image on file and I can get them customized for about $6 each.

Even 2 years later I still wear them most days because I learned in the process it is a great conversation starter. No matter where I go someone will start asking real estate questions giving me a reason to hand them a business card.

Why do we let the buyers think a house has to be perfect.

Once again, I worked until almost 9 tonight trying to get buyer and seller to come to agreement over repairs. For a change I think I may have a reasonable selling agent.

For heaven's sake......when a house is 14 years old why would you expect it to be perfect??? Or even as good as new???? I am not saying if there is a structural, mechanical or safety issue that it should not be fixed, What I am saying is a 10 year old house will probably have a 10 year old roof, a 10 year old HVAC unit, a 10 year old water heater, etc. If they are working and functioning properly, they should not be expected to be new. If they want new they need to step up to the plate, spend the extra money and buy a new house, right????

UPDATE

As a postscript to the above message, we got everything worked out on the deal that spurred this blog. The HVAC unit was working properly, but the buyers had asked that the seller give them $1000 at closing just in case that had to replace the unit in the next couple of years. We countered back with "Seller will not credit buyer for repairs to something that is working. If purchaser is concerned about he age of the unit, purchaser should purchase a home warranty policy."

The reply?? "Oh, that's okay we just thought we'd try and see if we could get the money."
