Foreclosure vs. Short Sale . . . Homeowner Consequences - 11/30/09 09:39 AM
A home owner in a distressed loan on their mortgage faces many concerns, not only to their immediate situation, but also to the down the road consequences of their decision. For some owners that are so deeply under water foreclosure may be the only option. However, this is a decision that they must thoroughly analyze and consider with the assistance and guidance from either a qualified lawyer or a Realtor familiar with the short sale process, or both. There are numerous issues that impact their decision, and if they choose the wrong mechanism for relief it will take years to recover, … (3 comments)

Uconn Becomes Bowl Eligible, Beats Syracuse 56 to 31 - 11/29/09 05:16 AM
It wasn't the prettiest of victories but it was enough on a breezy November day for the UConn football to get a big win and become bowl eligible for the third consecutive year. A win is a win and it was only appropriate that UConn get this one at home.

They may not get a recognized bowl bid, they may get just a mediocre bowl bid, but after the year they've had just getting a bowl bid is an achievement. One more regular season game to go against South Florida, but that will have to wait. For now, we obtained … (7 comments)

Should today Really Be Called Black Friday? .. . We're starting the Holiday Season! - 11/27/09 08:17 AM
It's Black Friday, a title that invokes dark images and a foreboding of all things bad and evil But it's not, it's the beginning of the holiday season.
But our retailers consider it a black day with special reason to them. From Wilkepedia: The origin of the name, "Black Friday" historically comes from the retailer's shift to profitability during the holiday season. Back in the day when accounting records were kept by hand, red ink indicated financial loss while black ink indicated profit, thus coining the popular fiscal terms of being "in the red," (losing money) or "in the black" (profitable).

UConn Beats Notre Dame 33-30. . . The little Engine that Could? NOT - 11/23/09 09:21 AM
After all the adversity of this season, it was only right that something good should happen, and oif you're looking for something good to happen why not do it in grandeous style, on a National Stage with the most storied name in college football. when all was said and done, UConn 33, Notre Dame 30.

This was nothing like the little engine that could, because this team didn't belong on the same filed as a program that special, in that stadium probably ever. A team with 9 years of Div 1 experience doesn't belong in the shadow of a team whose lineage … (7 comments)

Getting Subtle Value from Active Rain - 11/19/09 10:58 AM
There are many posts written about getting the most value from our blogs and being creative about getting ‘Google Juice' and SEO. Hidden value can be achieved by simply completing our profile page. AR also rewards us for filling out our profile and updating it periodically. The easiest area to complete should be the testimonials section, especially as we often get notes, emails and letters at the end of a completed transaction.
I recently had a listing appointment with a prospective client that was referred to me by one of her cousins. She is relocating closer to her job and had … (32 comments)

Foreclosures have slowed, But the Lull is just Temporary - 11/18/09 07:42 AM
The inventory of distressed properties in the system is going to get higher within the next few months, according to an article I read an article in the paper this past week. Home foreclosure filings slowed in October for a third straight month, but because of the rising unemployment, the next year will see another record year for failing mortgages.
According to RealtyTrac, foreclosure filings, including notices of default and bank repossessions dropped 3% in October from the previous month, but were up 19% from the previous year. Although foreclosure filings are off of the record high hit in July of … (4 comments)

Wednesday, Ooops, Tuesday Photo . . Still a little Confused? - 11/17/09 10:27 AM
Today is Wednesday, Tuesday November 17. As I walked out to get my paper, with a temp of 47 greeting a dash of color alongside my driveway was hard not to notice. I have a buffer between the lawn and the driveway just for a break and at the very edge of the buffer I have a row of Meidiland roses, a dozen bushes total.
Not that I am an expert on roses, but a while back a friend had told me about these low growing bushes that start to bud in late summer and will continue to flower through the summer. This … (16 comments)

Fannie Mae to Rent Back Foreclosures - 11/13/09 10:55 AM
I saw this quick article in my stack of week old papers that looked interesting and maybe a glimmer of hope for some Fannie Mae mortgage holders.
Fannie Mae (FNM/NYSE) is implementing the Deed for LeaseTM Program under which qualifying homeowners facing foreclosure will be able to remain in their homes by signing a lease in connection with the voluntary transfer of the property deed back to the lender.
"The Deed for Lease Program provides an additional option for qualifying homeowners who are facing foreclosure and are not eligible for modifications," said Jay Ryan, Vice President of Fannie Mae. "This new … (7 comments)

The Home Buyer Tax Credit was Extended, but is it Enough? - 11/13/09 07:01 AM
The new and improved Home Buyer Tax credit is upon us, but is it enough to help our economy and stimulate our growth? Only time will tell, and the record doesn't support it.  Our record as a nation is one of heavy spending and creating personal debt. We are within the worst recession we've seen in 25 years and the global economy is also faltering. Back when markets where riding high, home prices were setting records, unemployment was low and consumer spending made up two-thirds of our economy.

We as a nation were spending enough to sustain our economy … (3 comments)

Home Buyers Tax Credit Extended and Expanded - 11/09/09 06:52 PM
This post by Shay Hargus had all the info I believed to be required for buyers to take advantage of the extended credit.

Via Shay Hargus (RE/MAX Austin Skyline):
The First Time Home Buyers Tax Credit has been extended and expanded.  Previously, the First Time Home Buyers Tax Credit was only available for first time home buyers (those buyers who had not owned a home in the three years previous to the current purchase) and was only available on homes that closed escrow before December 1, 2009.  However, President Obama signed an extension on this deadline to apply to any homes … (3 comments)

If It’s in Move-In Condition, It’s SOLD! - 11/02/09 07:51 AM
Even in a severe buyer's market, it's possible to get multiple offers on a property within the first week of placing a home on the market. The key is to have the property in move-in condition. According to a CAR report, here in our state of Connecticut, home sales are down over 20% through September, and prices are down almost 15% compared with 2008. However, houses that are in move-in condition have not dropped in value within that same period, and can also experience not only multiple offers, but offers over asking.
Perception vs. reality: Buyers perceive this as their market, … (11 comments)
