central ct real estate: So What Can My Central Connecticut House Sell For? - 01/30/16 10:53 PM
So What Can My Central Connecticut House Sell For?
Being called to do a market analysis on a home is something we offer as part of our service. It is a way to get a listing and show the seller that we know the market. In order to give the home owners a thorough analysis we should not only see the outside but also the inside.
From the street, a home can look very similar to others on the same street or within a reasonably close area to the home. This might allow us to get within 80% of the home’s market value … (8 comments)

central ct real estate: Another First Time Home Buyer Satisfied in Watertown CT - 05/28/14 09:38 AM
Another Sale in Watertown CT After Jumping a Few Hurdles
We just closed on a comfortable 3 bedroom colonial in Watertown CT and the happy buyers were pleased and relieved. Pleased to have gotten for them a perfect home and relieved for the hurdles we had to leap to get to the closing table.

A mis-communication with the buyer's online lender created the first issue as they were conventional buyers and the lender sent the appraiser out for an FHA mortgage. The house had paint issues so FHA was not going to work. Almost 2 weeks were lost, which when dealing … (11 comments)

central ct real estate: Another Central CT Satisfied First Time Home Buyer - 08/14/13 11:51 AM
Another Central CT Satisfied First Time Home Buyer
Buying real estate can be stressful, and if the connection with the agent isn't right it is worse. These first time buyers were frustrated with their agent. Lack of response, didn't know the area, didn't return phone calls. They were frustrated as their rental lease was running out, and they didn't want to renew.

They called to inquire about one of my listings, and when we met, it was the smiles on their faces at the end of our meeting that set the tone for their new search. We looked through the … (1 comments)

central ct real estate: Another Happy Couple Close on Their Plainville CT Home - 05/17/13 07:49 PM
Another Happy Couple Close on Their Plainville CT Home It started from a phone call generated by a blog I did on short sales in Central CT. The buyer wanted to know all about the purchase process and the time it takes. It was a call that lasted longer than an hour. The reality was I was being interviewed as a potential agent to help them make a home purchase. We looked at only 1 home that was being sold short.

Gary and Marilyn were very specific about what they wanted and their price range was above the normal.

central ct real estate: Utilizing Marketing Strategies For the Market Shift - 03/21/13 11:08 AM
Utilizing Marketing Strategies For the Market Shift
The spring push is here in Central Connecticut and there is activity in the market place for home buyers and sellers. After such a long grueling span with a down market created by a multitude of issues, the Connecticut real estate market seems to have gotten a nudge which is a good thing as interest rates are starting to creep upwards.
Marketing for this push should be similar to that used the past couple of years to make clients aware of our services. I use focused mailings to keep myself in front of … (6 comments)

central ct real estate: There Can Be A Cost By Waiting To Purchase - 03/05/13 07:28 AM
There is an adage that touts, he who hesitates loses. Our Greater Waterbury Connecticut real estate market has stabilized and prices are at a range similar to the 2002-2003 market.
Now there's no place to go but up and for buyers it wouldn't get any better than this for a long time. A 1% change in interest rates up can cost thousands over the life of the loan.

Yesterday I wrote a blog titled "Do you think the Interest Rate Is Going To Go Down?"  That question is one that I get asked a lot from Borrowers at time of application, when … (1 comments)

central ct real estate: Is Now the Right Time To List our Central Connecticut Home? - 01/22/13 10:27 PM
Is Now the Right Time To List our Central Connecticut Home?

A seller just asked me this question as we were completing the listing paperwork. Having had the house on the market previously with little success, they were anxious to get their home sold so that they can move on and get the larger house they need. Every seller hopes that their house gets lots of attention and that they get a good price and sell quickly.
As we are into mid January with freezing temperatures, the hibernation urge is strong, but there are buyers looking to make a … (5 comments)

central ct real estate: Am I Being Too Particular? - 12/21/12 12:04 PM
Am I Being Too Particular? We are in a buyer’s market here in Central CT. Buyer’s can find great home values in several towns and still have favorable interest rates. The quantity of homes in the market can also be an issue for a buyer. I was asked recently by a buyer if I felt they were being too particular. In my mind I was screaming ‘YES!’, but that would only have created a divide.

Instead, we sat down and analyzed, again their requirements. The easy part was the number of bedrooms, and particulars regarding baths, garage, lot size … (11 comments)

central ct real estate: Sometimes Showing Homes in Central CT is like being a Detective - 12/01/12 11:41 AM
Sometimes Showing Homes in Central CT is like being a Detective
As we walk through homes with our clients, viewing and being attentive to the property, we also find ourselves doing a little detective work as well. This was the case as I was showing homes this afternoon in Central Connecticut. As we were walking though one home, we saw evidence of repairs on a ceiling. When we went to the level above, the location of the stain was in the area of a shower stall, which meant there was or had been a problem with drain plumbing. What we … (4 comments)

central ct real estate: When Buying a Home in Central CT, Be Careful Who You Ask to Help - 11/02/12 11:43 AM
When Buying a Home in Central CT, Be Careful Who You Ask to Help
Buying a home is a big investment and buyers are always looking for assurance that they are making a good choice. Their Realtor will provide price comparisons and will negotiate on the buyer’s behalf to get the best price.
When the inspectors comes in, they will thoroughly evaluate all elements of the house to confirm that it was built properly, that all the mechanics within the house are in good working order, and even provide information on properly maintaining the home.
The professionals all deal with … (6 comments)

Southbury CT Heritage Village Condo Closed

Search for Condos in Southbury CT
Today we closed on a 2 bedroom ranch style condo in Heritage Village. Although this is not an uncommon condo in Heritage Village, a complex with over 2,600 units, what made it special was that the unit was under contract in 10 days. Some units in Heritage Village can sit on the market for months.
As we walked away from the complex, even the seller’s lawyer had to stop and congratulate us on our sale, even thought this wasn’t that big a unit. The seller was very … (9 comments)

central ct real estate: Buying a Home in Central CT . . . It Hasn't Been this Great in Years - 07/15/12 11:53 PM
Buying a Home in Central CT . . . It Hasn’t Been this Great in Years
For a while now, people have been hearing how it’s a great time to buy and the market has never been better. It is true but just how true; no one has been able to explain. People were buying homes when interest rates were in the high teens, and were very happy to do so at the time.
There was no big outcry when interest rates started to fall and homeowners with those high interest rates kept their homes and didn’t walk away … (8 comments)

What a Difference a Day Makes in Prospect CT......24 Little Hours

We have had virtually no winter at all, here in Prospect CT. A fluke storm on Halloween which, wasn’t really winter, gave us all the dread that we were in for a season that would have made last year seem mild. But it hadn’t happened. We have had record mild temps, with very little snow.
In fact just a day ago our golf course opened all holes, and I played hooky, actually golf, and plans were being made to get out for a quick go around this weekend, … (8 comments)
