ct real estate: Realtors at the Capitol 2015 Strength in Numbers - 04/29/15 09:08 AM
2015 Realtors at the Capitol
Assembly was at the Bushnell in Hartford, a short walk from the state capitol and the Legislative Office building.  App 500 real estate professionals from the state were there to hear opening remarks and then head over to meet with law makers to discuss concerns an hear their responses.
This past session several proposed laws were defeated that would have had impact on agents and their clients.
Specifically:
A defeat of a law to make it illegal to have an exclusive listing agreement.
Mandatory sprinklers in new residential construction starting 2017.
Permitting landlords to have a waiver of a first offense for housing violations.

Real Estate Values Don"t Move Like A Roller Coaster in Central CT
Historically, real estate values have a tendency to fluctuate in a manner similar to the ups and downs of a roller coaster. In the past decade this has truly been the case as home prices went from rising at a nominal rate that paralleled the economy's cost of living adjustments.
From 2003 forward, the ride was a wild one, with values skyrocketing like that first hill on a roller coaster, and when the mortgage crisis hit, the ride took a plunge, the return to a normal cycle has … (7 comments)

Don't You Think the Water is a Little Cold?

While showing properties earlier today, I passed by a pond that should have been well frozen over by now. We’ve had such a mild winter so far that, anyone thinking of ice fishing has had to wait or just go further north. This time last year we were into such a deep freeze that those geese would have been on top of feet of snow atop an ice capped lake.

The geese in the middle of the water don’t seem to mind a bit and with no ice … (8 comments)

Cyber Monday Doesn't Mean you Get All Your Deals Online
We're in the heart of the Holiday Buying season, and today is the day for shopping online for those special Internet only deals. As if you couldn't go into any retailer with similar, pull out a print out of an Internet deal, and see how quickly the manager is over there to try and accommodate you some how.
As I opened my emails this morning, I was faced with my own type of Cyber Monday deal. An offer for one of my listings, that was not only incomplete, but was … (8 comments)

The Difference Between Buying and Renting is Just a Few Extra Phone Calls

Many people are fearful of buying a home because they feel they won't know how to properly maintain the home. It really isn't that bad and usually takes just an extra phone call.
Home ownership isn't the costly task people think it is. The key to making home ownership easy is to first not buy more than you need, and to make sure that the homework on the home is done before you close.
Working with an agent that listens, and making them appreciate that you … (8 comments)

ct real estate: The Cost of Renting Vs Buying Your Own Home - 10/21/11 12:56 AM
The Cost of Renting Vs Buying Your Own Home
The current real estate market in Central Connecticut offers many opportunities for buyers, yet many still are reluctant to purchase a home and are staying in their rental units. While this may make sense on a short term basis, over time, it becomes very much about lost dollars, and lots of them.
I recently was asked by an older couple to assist them in finding a home. They currently live in a rental condo, and I was surprised to learn that they have been in that unit for over 20 years. Now as … (3 comments)

ct real estate: Toxic Mold? Chemical Burn? Don't Let This Be YOU! - 10/19/11 02:17 AM
This post carries a great warning to people looking at vacant homes. When water and air stay around too long with a little heat added, it can never be a good thing.
If you go into a house that has been empty for a while, or on opening the door to go in, if there is a vile smell, the safest thing to do is to get out.
In all likelihood, there are issues with the house that will add significant dollars to rectify, not to mention the possible health issues.
This is a post I have been wanting to write … (6 comments)

Yesterday I Brought My OLD CAR in For a Tune-up
It was needed and it's been a couple of years since the last review. Part of the mandatory requirements for license renewal was a class on Connecticut Real Estate Fiduciary Duties Review and Law Update.
The OLD CAR that got a tune-up were the fiduciary obligations we, as real estate professionals should use in our daily activities:

This is the acronym for the agent's fiduciary responsibilities to their client
Obedience This obligates the agent to act in good faith at all times and to obey all the legal … (31 comments)
