selling a home in central ct: Making Your Connecticut Home Purchase Primary - 03/16/23 05:14 PM
Making Your Connecticut Home Purchase Primary
The dream of home ownership has never been stronger than it has the past couple of years.  Interest rates were at historically low levels and buyers were into bidding frenzies to get their piece of the American Dream.
Amid the anxiety, it was very easy for buyers to get so emotionally involved that they would forget what they had been told by their loan officers and agents about keeping their spending under control.
Loan officers will talk about debt ratios and how important they are to a credit score and also getting a more favorable loan interest rate.

selling a home in central ct: When You Know The People You Visit - 02/10/21 06:11 AM
When You Know The People You Visit
A blog post submitted by Margaret Rome today brought back a memory of a most unusual character that I had the good fortune to know.  He has long since gone on to his rewards and his way of looking at life was not one of 'If only' but 'So what'.
He and his wife would love to sit in their living room at night and appreciate the flickering of the fire.  They would not always have the right fuel for the fire so occasionally the newspaper would get tossed in.
As would be expected since the chimney … (17 comments)

For Southington CT Home owners that are looking to sell their home in 2017, it is essential to make the home as attractive as possible and to ensure that it gets its best exposure. While it is still too cold to do much of anything outside, the inside of the home can be addressed so as to make it ready for a spring market.

selling a home in central ct: Today I was an Impatient Buyer - 01/06/17 04:11 PM
Today I was an Impatient Buyer
W get the calls or emails looking for information and then get snubbed if we are not prompt enough. I had a brief moment of understanding while waiting for a call back from a salesman.
  The Story:
I am in the process of searching for a new vehicle. Like home buyers, I have been doing my research online as I am hesitant to get to a dealership before I am ready and get the heavy push by those guys with the plaid coats, bad fitting hairpiece and crooked smiles.
While there is nothing wrong with my current car, … (20 comments)

selling a home in central ct: What Does A Seller Reveal When They Want A Negotiation Cushion on the Listing? - 04/15/15 01:01 PM
What Does  A Seller Reveal When They  Want A Negotiation Cushion on the Listing?

I have been busy this past week with listing presentations.  That's a good thing.  The sellers have been attentive, have understood the comparables and the analysis, and have been reasonably receptive to the value of the house and the marketing plan offered. All was good until the time to set the value to list the house.

The arguments between the spouses was civil, but the tone was one of deliberately  setting market price almost 10% higher than actual to allow for negotiations.  The feeling being that they wanted the … (25 comments)

selling a home in central ct: Will you Market My House Out of State as Well? - 04/18/14 12:14 AM
How Does the Listing Reach the Buying Public?
I recently put a very attractive listing onto the market, and within a very short time, received a phone call from the seller letting me know that she noticed a lot of activity from people driving by the house and just sitting on the street looking up to it. There were also some showings within the first week which demonstrated that the listing was getting noticed and there were buyers that thought it was interesting enough to see inside.
Then the activity slowed down and the seller was concerned that it was not … (13 comments)

selling a home in central ct: Sellers, It's Time to Accept the Reality of Our Connecticut Market - 02/03/12 09:32 AM
Sellers, It's Time to Accept the Reality of Our Connecticut Market
Sales statistics have just been released for Connecticut Real Estate Homes Sales for 2011 and they are not positive. Sales in Connecticut were at their lowest levels since the mid 1980's.
For 2011, sales of single family homes were 13 per cent less than the previous year and run a consecutive streak of 7 straight years of decline.
Sellers who have been in their homes for years, and had seen the value at the height of the market, have a difficult time accepting that their home, however grand it might … (9 comments)

selling a home in central ct: There's No Such Thing As Being Too Cautious - 01/18/12 10:04 AM
There's No Such Thing As Being Too Cautious.

I was showing houses over the weekend to an investor client. Now, those are usually homes that are significantly distressed so one is prepared for the worst. This particular home was a probate sale, with a notation of caution for smell due to the owners having too many cats. This was far from the case, as the property was well beyond just animal smells.
At some point, some water damage also occurred and upon opening the door, a smell I have come to associate with mold struck me.

selling a home in central ct: Selling Your New Haven Connecticut County Home Will Require An Attitude Adjustment - 10/27/11 04:43 AM
Bringing a home into the market place not only requires an attitude of understanding on the part of the seller, but a realistic understanding of what a buyer is willing to pay for a house and what they are not willing to do when they move into that house.
This post spells it out in basic, understandable terms.
