selling real estate in central ct: Accept the Challenge or Back Down - 08/31/14 05:44 AM
Do We get Intimidated with a First Look?
I was getting ready to play golf this morning at a course named The Preserve. The name alone set the tone for the course as it is a nature sanctuary with a championship curse running through it.  The practice range was set up with island greens for testing hitting distance and accuracy, and anything hit wrong went into the water.
As the course winds through a wildlife sanctuary, 16 of 18 holes have water that needs to be navigated to score well.
Our real estate business can be equally as intimidating and challenging at times:

selling real estate in central ct: You Don't Care About Us, You Just Want to Get Your Commission - 05/14/14 08:38 AM
When A Client Fails to Recognize Your Worth
Those are never the words an agent wants to hear, especially when we are working to make our clients transaction flow smoothly. This caught me blindsided, and left me speechless, but I had to appreciate that the client was also feeling the strain.

The situation:  I have a buyer client that is buying a foreclosure. They have had their strains getting their funding, but it appears to be close, and our closing date, with a HUD home was 3 weeks away. This did not appear to be a problem, except … (53 comments)

selling real estate in central ct: Should a Referral be Considered Guaranteed Business? - 03/28/14 11:52 PM

Making a Referral a Business Transaction
I recently received a referral from an agent for a listing in one of the towns I service. The sellers had relocated a year ago and the home has been rented the past year. The tenants are moving out of area and the seller wants to decide if they should seek another tenant or just sell the home and move on.
Upon receiving the contact information, I called to get acquainted with the seller. While all was cordial, and the seller was interested in my observations of that town’s market, they were … (42 comments)

selling real estate in central ct: How a Seller Can Cost Themselves Time, Money and a Sale - 01/15/14 02:37 AM
How a Seller Can Cost Themselves Time, Money and a Sale
Most sellers are very active participants in the sale of their homes and will listen to suggestions when offered. And then even before the home hits the market and the cooperation is lost.

Staging: That furniture that you recognized was taking up all of the space in the living room and you promised you were going to remove a couple of pieces to storage. Even though the rooms were large, no one could appreciate that and those specially designed hardwood floors underneath were not properly shown.
Showings: We agreed that we … (10 comments)

selling real estate in central ct: Don’t You Understand the Rules of Selling a Connecticut Home as A Short Sale? - 12/29/13 10:50 PM
Don’t You Understand the Rules of Selling a Connecticut Home as A Short Sale?
That was the final statement sent to me by an agent putting an offer on one of my short sale listings. It was generated out of frustration that my clients would not accept her buyer client’s/husband’s low ball cash offer on the home and sending it forward to the bank. My clients were incensed at the low ball offer, but for the wrong reasons.
Any home being sold as a Short Sale in Connecticut will have a great number of emotions tied into the transaction. The primary … (18 comments)

selling real estate in central ct: Would You Rather Be A Seller Or A Way For An Agent To Gain Other Business - 07/15/13 05:45 AM
Not all agents are the same. Some agents will tell a seller what they think they want to hear and provide all positive answers to questions just to get the listing. A real estate professional will offer the facts on the listing, positive and negative and trust that the seller can recognize it for the positive it's meant to be and work with the agent to get the listing sold.

As the reports of an improved real estate market become more prevalent, an age old real estate argument has resurfaced:  are you betraying your seller client if you agree to place … (0 comments)

selling real estate in central ct: Showing Homes in the Rain in Cheshire CT, Nothing is Hidden - 06/13/13 12:17 PM
Showing Homes in the Rain in Cheshire CT, Nothing is Hidden
I was showing homes in Cheshire CT today for the second day with a client relocating into the area. Not much choice as they are in for a short time and need to see homes so they can make their decision.  We were looking at some reasonably well priced homes, and all were well presented.
We probably saw more than some home owners wanted us to see as we have been experiencing a N'oreaster style of storm that would be a huge blizzard if it were cold. Almost 3 inches … (7 comments)

selling real estate in central ct: There Was More to this Central Connecticut House than Anyone Thought - 04/04/13 08:23 AM
There was More to This Central Connecticut House Than Anyone Thought
We're getting set to close on one of my listings this week, and the owners, who have been in the hosue over 60 years had a lot of packing to get done. I went by to check on the progress and wa very pleasantly surorised to see that they are almost done. The house itself has a lot of character having been built in 1834.

As I went to a part of the house that I had not seen before, I noticed a door and curiosity … (14 comments)

selling real estate in central ct: A Listing Agent is not the same as a Property Manager - 01/20/13 06:09 AM
A Listing Agent is not the same as a Property Manager With some Central CT home sellers, being able to occupy the home through the sales process is not always possible, particularly with a short sale. Under normal situations, a home owner understands that keeping up with the maintenance of a home not only protects the investment, but when the home is for sale, keeps it in it's best appearance so as to make the home more attractive to a buyer.

When a home owner is forced to leave the home, for example, with work relocation they may have family … (27 comments)

selling real estate in central ct: A Buyer’s Market Does Not Mean All Homes Are Overpriced - 01/07/13 10:43 AM
A Buyer’s Market Does Not Mean All Homes Are Overpriced I am working with Central Connecticut home buyers that keep proclaiming that they are enjoying shopping in a buyer’s market as all the houses can be bought cheap. Their belief is that sellers will be so appreciative of getting an offer that they will accept any contract that is offered especially if it puts them into a great home.

The real estate industry defines a buyers or sellers market according to the level of inventory, against a neutral market where the average volume represents a 6 month supply and assuming … (9 comments)

selling real estate in central ct: Southbury CT Heritage Village Condo Closed - 10/26/12 12:26 PM
Southbury CT Heritage Village Condo Closed

Search for Condos in Southbury CT
Today we closed on a 2 bedroom ranch style condo in Heritage Village. Although this is not an uncommon condo in Heritage Village, a complex with over 2,600 units, what made it special was that the unit was under contract in 10 days. Some units in Heritage Village can sit on the market for months.
As we walked away from the complex, even the seller’s lawyer had to stop and congratulate us on our sale, even thought this wasn’t that big a unit. The seller was very … (9 comments)

selling real estate in central ct: Real Estate Values Don"t Move Like A Roller Coaster in Central CT - 10/05/12 12:45 PM
Real Estate Values Don"t Move Like A Roller Coaster in Central CT
Historically, real estate values have a tendency to fluctuate in a manner similar to the ups and downs of a roller coaster. In the past decade this has truly been the case as home prices went from rising at a nominal rate that paralleled the economy's cost of living adjustments.
From 2003 forward, the ride was a wild one, with values skyrocketing like that first hill on a roller coaster, and when the mortgage crisis hit, the ride took a plunge, the return to a normal cycle has … (7 comments)

Are You The Agent That Just Sold the House on Heavenly Lane?
I recently received a phone call from a woman very upset with me over a closed transaction in her neighborhood. She intimated that she was not the only resident that was upset at the new owners of the home.  I explained to her that I was not obligated to screen potential buyers for their compatibility to the neighborhood.
My Real estate license and the code of ethics as sworn to by me requires that I show no discrimination to any clients based upon race, creed, color, national origin, … (67 comments)

selling real estate in central ct: How Do I Fix Up a Home to Sell? - 06/08/12 09:58 PM
How Do I Fix Up a Home to Sell?

Above all, most sellers find it difficult to remain completely objective and unemotional about the condition of their home, and how it will be perceived by buyers in the market, and this may have an effect on their judgment. For accurate information, it is best to obtain an impartial, third-party opinion by a professional in the field of home inspection. The first thing you need to do is stop thinking of your home as "home" and start thinking about it as a commodity that you want to sell. To be a successful … (33 comments)

selling real estate in central ct: What can I expect to Pay for Closing Costs? - 06/08/12 10:04 AM
What can I expect to Pay for Closing Costs?
After you have satisfied your contract contingencies, but before you close the sale, several tasks need to be completed. For example, lenders have requirements that must be met by the closing date. In addition, you will need to have title insurance and hazard insurance in place.

Closing Your Home Sale
Buyers typically pay the following closing costs:
fees charged for obtaining a mortgage inspection fees homeowner's insurance (must be prepaid for one year at closing) transfer taxes if there are any (although the seller may pay these or … (6 comments)

Dealing With the Elderly Requires More Than Just Patience

I just completed a transaction that gave me more of an education into dealing with the elderly than I thought was possible. I know I can be patient, but with people that have been in their home for years, and have age, patience is just not all that’s needed.
People do not see the areas of a home that could be issues to a prospective buyer. After living in a home for so many years, they become so accustomed to their surroundings that there is never an issue with being … (51 comments)
