broker: The Highest Level of Representation for Buyers - 11/03/11 04:40 PM
My last blog entry was a testimonial from me about my new dentist. What does that have to do with buying a home? Lots.
Everybody should know about biomimetic dentistry and doctors like Dr. Noot. I really connected with him and his practice because:
1. He really cares about what is best for his patients.
2. He takes the time to educate his patients about what is going on.
3. He lets the patient make the important decisions regarding their care.
4. He has gone the extra mile in his personal training and education in order to provide his patients with … (0 comments)

broker: HUD to Buyers: "It is your responsibility to search for an agent who will represent your interests in the real estate transaction." - 01/01/10 05:44 PM

Newly revised for 2010, HUD's latest publication related to buying a home is titled, "Shopping for Your Home Loan: HUD's Settlement Cost Booklet." It is a must-read for anyone who will be buying a home in 2010 (or beyond).
In spite of the title, the booklet doesn't just contain information on how to shop for a home loan using new forms and an explanation of the settlement costs involved in a real estate transaction. The guide also contains valuable information on a variety of other topics related to purchasing a home. (It's a whopping 4 Megabyte download!)
Massive reforms in the real … (13 comments)

broker: Shopping for a Loan - Understanding the New Good Faith Estimate (GFE) Form - 11/12/09 12:46 AM

Due to RESPA Reform, as of January 1, 2010, lenders are required to use a new, uniform, Good Faith Estimate (GFE) form. This new form creates additional disclosure and transparency about the loan product being offered as well as the costs to the borrower. The Good Faith Estimate (GFE) form is 3 pages in length. All lenders will use the same form. This was not true prior to January 1, 2010.
Once a borrower has provided all the information necessary for a lender or broker to complete a Good Faith Estimate (GFE), the loan originator has 3 business days to … (3 comments)

broker: Roy Home Buyers Find Success by Hiring Exclusive Buyer's Agent - 05/29/08 02:54 PM
Wow, where do I start relaying my experience of buying our first house?  First, I guess you can say that my husband and I are very cautious people.  We do a lot of research before buying any large-ticket item, whether it be a lawnmower, a washer, a car, etc.  So when it comes to a HOUSE, I started researching a year before we even began to look.
I spent hours researching on the Internet, and I even began watching HGTV shows that involved buying houses to get an overview on the home-buying process.  It was from watching some of these shows … (1 comments)

broker: Salt Lake City, Utah Real Estate Market Update (Feb 2008) - 02/17/08 09:47 PM
Salt Lake's Tribune released an article titled "Utah home sales plunge" on February 14th, 2008.
It starts out by saying that Salt Lake is now caught "in the middle" of the national downturn.
Is this true, or just an attention grabbing headline?
If you read the entire article and not just the headline, you will find the truth buried in there somewhere.
Let's analyze the statistics from the article itself:
The report compared the home sales volume nationwide in the last quarter of 2007 with the same period in 2006.
Remember: This has nothing to do with home prices, just the total number of homes that sold in … (0 comments)

broker: Some Things Aren't Learned In School - Like How To Buy A Home - 02/13/08 05:02 PM
Some things just aren't taught in school. I have always believed that there are many things that, if taught in school, would make life easier and more successful for many of the next generation.
"Utah lawmakers right now are considering a bill, sponsored by Sen. Patricia Jones, D-Holladay, that would set up an enhanced financial literacy program in the state's public schools. Kids would learn about basic budgeting, banking, investing, home buying and borrowing in ways that are integrated with their normal curriculum." (Jay Evensen, Deseret Morning News, February 10, 2008)
One thing that should be taught young is this: Homebuyers have the … (3 comments)

broker: How Street View Helps Homebuyers in Salt Lake City! - 02/13/08 01:08 PM
Salt Lake City is one of a handful of cities that has recently been added as a Google StreetView City!
You are either really excited about this or really freaked out about it, but the bottom line is that this is good news for homebuyers.
Listing agents tend to take pictures from angles that conveniently leave things out like huge power lines in front of the house, substations or water treatment facilities next door, or avoid showing you that the home is on one of the busiest roads in town. (Among countless other things)
Now, from the convenience of your home or office, you can … (4 comments)
