Prior to working with an EBA, we had been involved in four other real estate purchases and three sales and had developed some skepticism toward realtors in general.  This most recent move was our first that wasn’t just to another part of town.  This time, we were to move ourselves, our five kids, our dogs and our cats 300 miles.  We wanted to make sure we had an agent we could rely on.  We shopped extensively and even spoke to a few agents before we found Homebuyer Representation on the web.

closing: Deadline to Close on Tax Credit Purchase May Be Extended to September 30, 2010. - 06/16/10 04:54 PM
Good news may come soon for Buyers who qualified for the federal homebuyer tax credit and were Under Contract on a home BEFORE April 30, 2010 AND whose closings may not be looking like they will happen before the original tax credit closing deadline of June 30, 2010.
Today, the Senate approved an extension of the closing deadline to September 30, 2010. It sounds like the House will also have to pass the amendment before it becomes law.

Earnest Money is applied as a credit to you at Settlement.
The settlement sheet is basically a balance sheet. The money you owe is on the top of your side (purchase price, closing costs, your portion of property taxes, etc.) All the money paid on your behalf (loan proceeds, earnest money, the seller's portion of property taxes, etc.) is on the bottom of your side and is a credit to you. Q: One of our acquaintances yesterday mentioned that they were under the impression that when you close on a house technically everything inside the home technically becomes yours as well.  Is that actually how things technically work by default? You close and everything inside the home changes ownership? 
 
A: With regard to your question: if the Seller moves out and delivers possession and they left behind a couch or a barbeque or something like that, then yes, it could become yours. I say could, because obviously a Seller could have left a car in the garage or something else by accident … (15 comments)

When you go to "Settlement" you will sign documents such as your loan documents. Recording won't take place until after the Seller is paid. Possession can take place at any time as specified in the contract.
