Different Types of Real Estate Agents
Listing or Seller's Agent:  These agents are the "traditional" type of real estate agent. A listing agent works on behalf of the seller and represents them, looking out for their best interest in the transaction.
Buyer's Agent:  A "Buyer's Agent" is usually a traditional agent who is working for a buyer in a transaction. The "buyer's agent" may also work for sellers in other transactions as their listing or seller's agent.

I came across an old article in Kiplinger's Personal Finance touting the benefits of hiring an Exclusive Buyer's Agent (E.B.A. for short). The point of the article (and it's title) was: Hire your own AGENT
Buyers and sellers, have different interests in a real estate transaction. Sure, one wants to sell and the other buy, but both want to get the best deal. Independent representation makes sense. I've been following the efforts of a colleague in Maryland who believes exclusive buyer representation should be disclosed to consumers as an option on the state's agency disclosure form.
I read an article on the topic in the real estate section of the online Baltimore Sun. The Director of Regulatory Affairs for the Maryland Association of Realtors, Mark Feinroth, stated that the suggested changes would cause "a big change in agency law that's really unwarranted."

Well, I did it again! I decided to get the ABR designation for the second time. Yes, this means I took the entire curriculum over again, so you could say I'm twice as knowledgeable as those who have only earned the Accredited Buyer Representative designation once!

Throughout history, and still today, a big fuss is made over ridiculous "low-ball" offers from Buyers. What's the big deal? Reject them. If your price is right, a buyer will appear. If you keep getting buyers, who appear unreasonable, perhaps you should reconsider who's being ridiculous.
A low-ball offer (or an overpriced listing) requires very little research because the agent doesn't have to narrow down a market value to prepare what is obviously, to everyone involved, an unreasonable offer (or value). FHA Annual Mortgage Insurance Premium just went up another .25%
On a $300,000 loan, this means the monthly payment just went up $62.50 per month!
This goes into effect on loans insured by FHA on or after April 18, 2011.
I hope our new construction buyers with FHA loans have homes to close on before then!

U.S. President Barack Obama met Thursday with the President of the National Association of Exclusive Buyer Agents to express his support for the efforts of the consumer friendly non-profit association which educates consumers about their right to equal representation in the real estate transaction.
The President just recently became aware of Exclusive Buyer Agency at a joint meeting of the U.S. Department of Housing and Urban Development and the Consumer Financial Protection Agency.
