Different Types of Real Estate Agents
Listing or Seller's Agent:  These agents are the "traditional" type of real estate agent. A listing agent works on behalf of the seller and represents them, looking out for their best interest in the transaction.
Buyer's Agent:  A "Buyer's Agent" is usually a traditional agent who is working for a buyer in a transaction. The "buyer's agent" may also work for sellers in other transactions as their listing or seller's agent.

Prior to working with an EBA, we had been involved in four other real estate purchases and three sales and had developed some skepticism toward realtors in general.  This most recent move was our first that wasn’t just to another part of town.  This time, we were to move ourselves, our five kids, our dogs and our cats 300 miles.  We wanted to make sure we had an agent we could rely on.  We shopped extensively and even spoke to a few agents before we found Homebuyer Representation on the web.

transaction: Deadline to Close on Tax Credit Purchase May Be Extended to September 30, 2010. - 06/16/10 04:54 PM
Good news may come soon for Buyers who qualified for the federal homebuyer tax credit and were Under Contract on a home BEFORE April 30, 2010 AND whose closings may not be looking like they will happen before the original tax credit closing deadline of June 30, 2010.
Today, the Senate approved an extension of the closing deadline to September 30, 2010. It sounds like the House will also have to pass the amendment before it becomes law.

Great Article in the New York Times Friday, featuring a good friend and colleague of mine, Ira Freireich of Long Island, NY.
The article points out how many homebuyers are becoming more savvy and aware of how they can get the best level of representation in the real estate transaction: Exclusive Buyer Agency.

Anybody want to fight to claim to have had a transaction with the most personal property included as part of the sale?
I know I don't even come close because typically we seek to NOT have any personal property included as part of a transaction. Often, asking for personal property can hurt you in negotiations.
Well, a recent transaction set my mind on this because a lot of personal property was included in the sale of the home. Most was offered up front as an incentive to Buyers, but we had additional things get added along the way when there were repair issues … (10 comments)

An article in the March 2007 edition of Kiplinger's Personal Finance shares some of the benefits of hiring an Exclusive Buyer's Agent. The point of the article (and it's title) was: Hire your own AGENT
Just as two sports teams would not use the same coach, and two parties with conflicting interests would not use the same attorney in a court of law, there are real differences of interest between a Buyer and a Seller in a real estate transaction and I believe that each party should seek independent representation.
