Economic News:  Tuesday brought us the Case-Shiller Home Price Index (HPI) and Consumer Confidence. The HPI showed a moderate drop in home values from the prior month. While the numbers show downward pressure on prices it was in conflict with last week's positive news for existing and new home sales. Consumer Confidence was also disappointing reporting 52.5 versus the expected figure of 57.4. Today brought us Jobless Claims, Chicago PMI & Pending Home Sales Index. Economic News:  The most influential economic reports to end last week were the Gross Domestic Product (GDP), Existing Home Sales, Durable Goods Orders & Personal Income and Outlays. GDP was revised upward to a 2.6% annual growth rate but less than the expected 3.0%. Existing Home Sales edged up a bit in November to an estimated 4.68 million units. The report also revealed price stability. Durable Goods Orders for November rebounded from the October numbers and were reported at -1.3% which was a touch worse than the consensus figure of -1.0%. Economic News:  Last Thursday's Philadelphia Fed Survey came in much stronger than expected. The future component of the report looked good with both new orders and back orders making gains. For the week of December 11th Jobless Claims were in the lower end of the consensus range. Lastly, Housing Starts posted a nice gain for November although coming off a very depressed October reading.
Mortgage Markets: The 10 Year Note began a rally late Thursday, into Friday, and are fairly stable today. The yield has fallen from 3.52% back to 3.35%. … (6 comments)

Economic News:  Yesterday's Producer Price Index (PPI) was reported at .80% for the month of November which was a tick higher than consensus. When the volatile Food & Energy component is removed the PPI posted a modest 1.3% increase year over year. Retail Sales were also better than expected. Economic News:  A little interest rate relief to start the week. There are several factors putting pressure on the bond as well as the mortgage backed security markets.
