Economic News: 2011 is coming to a close and this week was nice in that there was not any major market shakeups. It was a great time to focus on family and friends and look forward to what 2012 has in hold for us. The little news there was from the US Market was good. Consumer Confidence continued to increase with a 7 point jump over last month. Economic News: Stock Markets ended the week strong with reports of progress being made in the European Union efforts to come to agreement on how to handle the ongoing crisis. Our economic reports were mixed with a bias on the positive side. Factory Orders for October fell in both the durable and non-durable goods segments. This news was mostly shrugged off as data from last week showed a rebound in demand. The ISM-Non Manufacturing Index missed estimates but a reading above 50 still shows growth. The following numbers represent the Real Estate Market Review of homes sold for the first eleven months of 2011 compared with the same period in 2010 for Blackhawk. The Blackhawk market has been steady year over year. Median sales prices of single family homes have gotten a boost, despite a reduction in home sales, as the year has progressed. The marketing times for both attached and detached homes has remained steady. The data for attached homes is really too small to make any major conclusion but pricing has softened. Several large estates have also sold with their transfer prices being reported at zero or $1.

As with neighboring cities Walnut Creek is experiencing a tight market. Not out of the ordinary for the time of year but it is nice to see the median price up and the inventory down over last month. Marketing times remain stable.

Walnut Creek has 83 homes currently "pending sale" with a high price of $2,750,000 and a low price of $300,000.  There are 122 condo/townhomes "pending sale" with a high price of $700,000 and a low price of $74,000.

The situation in San Ramon is similar to the surrounding cities over the past month. Inventory is down and median home price is up in both the detached and attached segments. Blackhawk home sales for the month dropped off from October but there was a rise in median price as well as a decline in the days on market. The sample of data for Blackhawk is small so monthly figures can and do vary widely.

Two homes sold for over $2,000,000 and an additional 2 for more than $1,500,000. Inventory and average days on market were also down. Pending sales also increased for the month.

Economic News: A coordinated effort by Central Banks around the globe to support the Euro seems to have lowered the stress level in our markets and led to a jump in equity prices. Our weekly economic news was once again mostly positive. New Home Sales were fewer than expected, Pending Home Sales climbed 10% over last months level and the Case-Shiller Home Price Index continued to show pressure on prices. What an amazing day it was volunteering at the Adopt an Angel - Angel Tree Program for 2011! Sandy Gaylord, one of my Partners at Executive Brokers, has been involved in the coordination of this event for 18 years. She works hand-in-hand with Eugenia Hidalgo-Malacas from VESTIA to administer the program. Through the years it has grown from 250 to over 2000 foster youth who have received gifts annually from generous donors throughout Contra Costa County.
