Walnut Creek Short Sales Snapshot as of February 26th 2012 - 02/26/12 08:21 PM
The following chart represents the current concentration of Short Sales in Pending Sale Status versus Traditional Sales in Pending Sale Status for Walnut Creek, CA as of February 26th 2012. The percentage of pending short sales dropped dramatically from the January Report. The difference in the ratio of pending and active status is the additional time required to get short sales all the way through close of escrow. Every short sale is different and some take much longer than others.

Single family homes which are currently on the market have much less of a concentration of short sales due to the fact that it just takes time to get these closed. The Condo & Townhouse market, like many other local cities, continues to struggle with a large number of distressed transactions.

The following numbers represent the current concentration of Short Sales in Pending Sale Status versus Traditional Sales in Pending Sale Status for Danville, CA 94526 & 94506 for the period ending February 26th 2012. There is a large difference between pending and active percentages of short sales. This large portion of pending sales is due to the time and effort involved in successfully getting a short sale closed. The following information represents the Real Estate Market Review for Walnut Creek, CA  94596, 94597 & 94598 for the month of January 2012. As with neighboring cities Walnut Creek is experiencing a tight market to start 2012. Not out of the ordinary for the time of year. Inventory is down slightly from December for both detached and attached homes. Marketing times are up a bit from the December Walnut Creek Report.

Walnut Creek has 80 homes currently "pending sale" with a high price of $2,750,000 and a low price of $310,000.  There are 111 condo/townhomes "pending sale" with a high price of $825,000 and a low price of $80,000.

Economic News: This week’s calendar was light. Existing Home Sales experienced a 4.3% increase in January. While pricing remains under pressure available inventory continues to decline. The New Home Sales report was a little soft and, as with existing home sales, inventory is down. Weekly Jobless Claims again beat expectations and the four week moving average continued its winning streak to 11 of the last 12 weeks. Lastly, Consumer Sentiment was reported higher than forecast. The following numbers represent the Real Estate Market Review for San Ramon, CA  94582 & 94583 for the month of January 2012. The situation in San Ramon is similar to the surrounding cities over the past month. Inventory is down to start 2012 in both the attached and detached home markets. Marketing times have moved down a touch from the December Report.

San Ramon has 126 homes currently "pending sale" with a high price of $1,599,999 and a low price of $299,000.  There are 111 condo/townhomes "pending sale" with a high price of $597,500 and a low price of $99,000.

Economic News...for the week tilted toward the positive. Retail Sales, while less than expected, showed strength in almost all sectors excluding autos. The Housing Market Index continued to gain ground and posted its fifth consecutive monthly gain. Housing Starts were right in line with expectations with the multi-family segment leading the way. Weekly Jobless Claims moved lower and for the tenth week in the last eleven the four week moving average declined. The following information represents the Real Estate Market Review for Danville CA 94526 & 94506 for the month of January 2012. Danville's inventory of homes, both attached and detached, remained tight at the end of January. Average marketing time declined and the median sales price rose a bit from the December Danville Real Estate Report.

Danville has 82 homes currently "pending sale" with a high price of $3,850,000 and a low price of $434,000.  There are 39 condo/townhomes "pending sale" with a high price of $629,950 and a low price of $160,000.

Economic News: There is not much to say about market news this week. The calendar was pretty light and things were mostly stable. Weekly Jobless Claims continued their decline and were reported at 358,000 versus the expected 370,000. The four week moving average has fallen nine out of the last 10 weeks. Consumer Sentiment slipped a touch and missed estimates after strong readings in December and January. The following numbers represent the Real Estate Market Review for Blackhawk, CA 94506 for the month of January 2012. Blackhawk home sales remain very similar to November and December levels. Sales are steady and there is a lack of supply considering the size of the community. Hopefully as we move toward Spring we will see the number of available homes for sale increase. The sample of data for Blackhawk is small so monthly figures can and do vary widely.

The following data represents the Real Estate Market Review for Alamo, CA 94507 for the month of January 2012. Alamo left the doldrums of December behind and started January off well. Active listings are down from December but we have seen movement in the higher end homes priced above $2,000,000. These monthly reports can be volatile so always take a look at a longer time period to determine real trends.

Alamo has 46 homes currently "pending sale"with a high price of $11,800,000 and a low price of $599,000. There is one condos/townhomes "pending sale" currently pending sale priced at $515,000.

Walnut Creek CA Real Estate Market Review 2012 versus 2011 thru January - 02/09/12 01:28 PM
The first month of 2012 is "in the books" and it is time to see how the Walnut Creek real estate market is doing compared to last year. In both the single family and attached home segments we see that unit sales are up. Single family home sales have remained consistent in median price as well as the time it takes to get one into escrow. While fewer homes sold the median price held steady and the days to get a home into escrow declined nicely. Economic News:  The employment news is the big headline for the week. Today’s release of the Employment Situation showed robust gains for jobs in January. The 243,000 positions added were well above estimates and the Unemployment Rate declined to 8.3% from 8.5%. Weekly Jobless Claims were in line with estimates and the four week moving average posted declines in 8 of the last nine weeks.
