The month of March 2010 is just about over. About mid-April home sales statistics for March will be posted by the Metropolitan Regional Information Systems (MRIS) and the results will be promulgated worldwide via the Internet. Statistics will be generated and depending on which "spin" you want, it would have been a good or a bad month for real estate sales. All of us are asked, at least 100 times a month, "How is the real estate market?" My standard response was always "Unbelievable" (whatever that means). Several years ago, while listening to a radio program, the term spin master was used. Cannot believe, today, that I did not know the meaning. When I first heard it I asked a friend, who was in local radio, if she knew the meaning; her reply was that she had not. In my opinion spin masters make chicken salad out of chicken droppings. You hear them at work every time you listen to the news or read the newspaper. mls: Homes For Sale Fredericksburg Virginia - 09/21/07 09:57 AM
Homes for sale in Fredericksburg Virginia continue to stay on the market for longer and longer. However, that is not the crux of today's blog. It appeared from my perspective that townhomes stay on the market for longer periods than detached homes in the same price range. Not being totally convinced that my visceral feeling could be supported statistically, I went into our MLS system to see what the system would reveal. Although I tout my blog as being "Musings about historic Fredericksburg Virginia . . ." think it is time to get back to some information about the Fredericksburg Va real estate market. An excellent indication of the health of the real estate market is how long it takes homes to sell. There certainly has been a significant change in this over the past year or two. Unfortunately, it seems to be taking more and more time to have a home sold today than it did a few years ago. Yes, Virginia, computers can do a lot to describe the real estate market. To begin with, I am not a mathematician. I know very little about statistics. I know even less about economics. Coming up with the data presented below is a result of my daughter's ability to use Excel and a multiple listing service that provides its members with too much statistical data. I thought that if I paid a dollar for a can of soup and sold it for three dollars I would make a 300% profit. Nope, it was a 200% profit. Shows how much I know. If you

Hopefully, "flipping" is a word familiar to most. At least I hope most know what I am going to write about here. And no, not flipping 'burgers! The end of the year, and the beginning of the new, finds many agents in our area (Fredericksburg Virginia) preparing paperwork to support their proof of the past year's production. There are some that use these numbers to validate their designations as top producers in their local associations. "Million Dollar Producers" they are called in some areas. mls: Questionable MLS Entries - 08/23/06 05:01 PM
Yesterday, while making my daily check of our local MLS, a wonderful buy appeared on my update. A listing appeared for a home in one of the Fredericksburg Virginia area's nicest communities. The price shown was $300,000 and homes there are selling for more than $500,000. My first thought was that I would contact some of my good friends who could easily afford to purchase the home and "flip" it as soon as it was purchased. When I investigated the listing (which happened to be in Spotsylvania County - one of Virginia's fastest growing areas) I determined that the list price was the

Am ashamed to admit this but . . . The other day, when I had a bit of idle time, I began to wonder when the real estate market in the Fredericksburg Virginia area began to make its turn from a seller's market to what it is now. A good friend of mine and I have been tracking statistics every month for more than a year now. I had gathered monthly reports (provided by our MLS system) for that period.
