Getting Motivated! - 03/31/07 09:36 PM
I went to the Tim Ferry Tag Event this week and got motivated. Tim said we need to get back to the basics and make as many phone calls as we could every day. We went on a 20 min break and were expected to set an appointment. I made two phone calls and set one appointment to meet with a seller and talk about a price reduction. The next day I met with the sellers and got the price reduction.
The next day I called all my sellers and started calling past clients that did not buy last year. Friday I … (0 comments)

Weekday Open House? - 03/28/07 01:35 AM
I read a story in last months Real Estate Magazine about a Realtor doing a open house every day for one year and thought I would try it out. I started doing open houses at my vacant listings and have been having a great response. I have been getting a few people per day walking in and were not working with a agent yet. If I keep doing a open house every day and only get 1 contact per week that turns into a transaction later this year. That adds up to a lot of happy past clients that can refer … (2 comments)

Problem with bank owned properties! - 03/28/07 01:28 AM
I just wanted to check to see if other agents are having the same problem as me. I wrote an offer for my buyers on a bank owned property. It is taking for ever just to get the title company and listing agent to respond to me. The bank made us use a title company in southern CA and the property is in the Sacramento area. The listing agent says the bank does not have to fill out any disclosures. Don't they have to at least send us diclosures saying they don't know anything about the property?

T-ball Parade on Opening Day in River Park - 03/10/07 10:51 PM
Well opening day went great. All the kids jumped into the back of my truck and we gave them bags of candy. We told them to throw one at a time and the candy was flying every where. There were people lined up on the streets for about 20 blocks watching the parade. Everyone had a lot of fun.

Sacramento Car Wash - Great Deals For Realtors - 03/08/07 03:23 PM
I just wanted to let all the Realtors in the Sacramento area know about a great deal I found today.
I got my car washed at 2334 Fair Oaks Blvd. Sacramento, CA 95825 today. They have a package you can buy for about $68.00 and you can have your car washed as many times as you want for 30 days. This is great because I have two kids, and need to get the car washed all the time, so it's clean for the clients.
Just wanted to pass along the info.

How to Avoid Foreclosure - 03/08/07 02:07 AM
The guidance below (and in the "How to Avoid Foreclosure" pamphlet) is applicable to homeowners with FHA Insured loans. While a good deal of this information may apply to all homeowners in danger of losing their homes, not all of the foreclosure avoidance tools mentioned may be available to you if you have a VA or conventional loan. Additionally, HUD/FHA does not have any Loss Mitigation oversight over VA or conventional loans. Please contact your lender or a housing counseling agency.

Common Questions from First-time Homebuyers - 03/08/07 02:05 AM
Why should I buy, instead of rent? Answer: A home is an investment. When you rent, you write your monthly check and that money is gone forever. But when you own your home, you can deduct the cost of your mortgage loan interest from your federal income taxes, and usually from your state taxes. This will save you a lot each year, because the interest you pay will make up most of your monthly payment for most of the years of your mortgage. You can also deduct the property taxes you pay as a homeowner. In addition, the value of your … (1 comments)
