I have a client who lives in San Leandro California and she would like to sell her house. She hasnt listed her home yet because: 
(1) She only speaks spanish
(2) She has got offers from realtors to list her house but she feels the commission charged is too high.
She would gladly list her house with a realtor who would charge her a fair %. But thats between you and her to discuss. I would like to refer her to a Realtor who speaks spanish and will not refer her to someone else.

Towards the end of the escrow period, the buyer will be asked to sign a note and trust deed for the loan. The buyer is promising to pay back the money using the property as security for the loan. A conditional delivery of transfer documents and funds, the second requirement for a valid escrow, means the seller will deliver a signed grant deed which conveys the title to the buyer, and/or the lender will deliver to escrow whatever funds are required for the sale. In addition, the escrow agent will hold the security for any loan (trust deed) conditionally until directed by the terms of the escrow.
