I ran some statistics for the first half of this year compared with the first half of '08. I had to use numbers from earlier because sometimes it takes a while for the tax records to be updated. What I found was not too much of a surprise due to the economy. I found the number of vacation homes sold in Southern Maryland have decreased from 51 sales in 2008 to 18 in 2009.
When I looked at October's statistics the average prices for vacation homes bounced back after a decline in September. The Blue in the graph is Water Access (walk to beach), Green is Water view, Pink is waterfront. Hopefully it will continue but the winter months are usually slow here.

Vacation Homes where you can walk to the beach in Calvert County increased over the last 3 months. The chart below shows the average sales price of water access homes where you can walk to the beach.
Hardwood floors in family room, hallway and guest bath. Kitchen/Dining area walkout to large deck. Master bedroom with full bath, 2 closets and a walkout to the deck. Full sized basement. Just over a mile to the beach.

Working with primarily Vacation homes, the trends on water oriented homes is something that I am always analyzing. These trends are what help me to predict what people are wanting to purchase and what may sit a little longer on the market. The chart below is an over view of Total Sales, Average Home Price and Price Range on homes in Calvert and Saint Mary's Counties. The numbers that were compiled were Water Access, Water View and Water Front homes during the months of June and July.
Below is the Total Sold for Calvert and Saint Mary's County for both months.
Just from looking at the data you can see that the sales picked up in July compared to June. But Calvert County sales are much stronger both months overall compared to St. Mary's and the range is consistently larger as well. Calvert County seems to out shine St. Mary's overall, the only month and category they did less in is July's Water Front.
