Storm on the Western Shore Winds Still Very Strong Today.

This photo of the Chesapeake Bay was taken at Long Beach in Saint Leonard, Maryland. Two storms hit our area in the last few days. First Hurricane Ida, then a low pressure system off the coast.

Thankfully I live on a hill overlooking the bay so I can watch safely. The bay has looked more like an ocean since the storms moved in. We didn't loose power but some flooding is occurring in the low elevation levels. The rain is going to continue into Saturday. Hopefully the winds die down!

The Number of Vacation Homes Sold in Southern Maryland Decreased in in first Half of 2009.

I ran some statistics for the first half of this year compared with the first half of '08. I had to use numbers from earlier because sometimes it takes a while for the tax records to be updated. What I found was not too much of a surprise due to the economy. I found the number of vacation homes sold in Southern Maryland have decreased from 51 sales in 2008 to 18 in 2009.

Vacation Home Prices in Western Shore Maryland Bounce Back in October!

When I looked at October's statistics the average prices for vacation homes bounced back after a decline in September. The Blue in the graph is Water Access (walk to beach), Green is Water view, Pink is waterfront. Hopefully it will continue but the winter months are usually slow here.

Statistics on Water Access, Water View and Water Front Home Sales

Working with primarily Vacation homes, the trends on water oriented homes is something that I am always analyzing. These trends are what help me to predict what people are wanting to purchase and what may sit a little longer on the market. The chart below is an over view of Total Sales, Average Home Price and Price Range on homes in Calvert and Saint Mary's Counties. The numbers that were compiled were Water Access, Water View and Water Front homes during the months of June and July.

Below is the Total Sold for Calvert and Saint Mary's County for both months.

Just from looking at the data you can see that the sales picked up in July compared to June. But Calvert County sales are much stronger both months overall compared to St. Mary's and the range is consistently larger as well. Calvert County seems to out shine St. Mary's overall, the only month and category they did less in is July's Water Front.

Lusby Home Market Data: Pending Sales are stable and Sales increased in April.

There are currently 206 active listings. 36 are new construction. 11 of the listings are pre-foreclosures, 16 are foreclosures. The chart below shows the foreclosures for the last 3 months. There was a jump in March and it was still high in April.

Thirty homes went under contract. The chart shows pending sales over the last 3 months. Pending sales almost doubled in March and this month therer are 25 pending.

Twenty five homes sold in April. Another large jump can be seen in home sales. The chart below show 3 months of data.

Of those sales 2 were foreclosures and 2 pre-foreclosures sold. Home prices range from 85,036 for a 2 bedroom bank owned home to $3,478,000 for original customs home built in 1730. Fishing This Year is Great!

Several friends have caught Rockfish over 40 lbs. My neighbor said his friend caught their limit a few weeks ago and all were big one around 40 lbs and it happened in less than an hour. Crabbing is also good this year. When I went to Chesapeake Bounty down the road they were talking about how many crabs were available this year compared to last. Chesapeake Bounty is a great place in St Leonard to buy crabs.

Long Beach in Saint Leonard Featured in the Washington Post Last Weekend!

April St Leonard, Port Republic and Broomes Island area Penidng Sales Stable, Foreclosures Slow Down.

There are currently 95 active listings. 14 are new construction. 6 of the listings are pre-foreclosures, 5 are foreclosures. Foreclosures increased in the first quarter but slowed down last month. Most foreclosures are in St Leonard. Get an updated list on foreclosure vacation homes at my site.

Vacation Homes in Southern Maryland Slowed for the First Quarter of 2009.

The chart below shows how sales in the first quarter of 2008 were double what they are in the first quarter of 2009. Many of my clients are concerned about their retirement accounts declining due to the stock market. Some clients don't realize they still can get financed for a second home.

Something else I found interesting when reviewing the data for the first quarter of this year is that only 2 transactions were over $430,000. Half of the sales were below $325,000. Last year 4 sold were over $430,000 and 12 sold for under $325,000.

Foreclosures under $250,000 are Selling Fast in Southern Maryland!

I list foreclosures for banks in addition to specializing in Vacation Home properties. Foreclosure listings under $250,000 are going under contract fast here in Southern Maryland! I have been so busy I haven't been able to post as much as I normally do.

On the listing below which I blogged about last week had 3 offers. The bank wanted to wait 3 days before accepting an offer. This is nerve wracking to all people involved.

Another listing had 5 offers after being on the market for 1 week. This listing had to go through a website where buyers agents submit offers. It was meant to save me time and the buyers agent time but I had to be on the phone with all agents multiple times because we all had to learn how the system worked. I read and reread instructions to try to figure it all out.

Meanwhile I am trying to get 3 homes to closing which is no easy task these days. Appraisers are cracking down! On one home where the heat and air are in working order but 19 years old a VA appraiser is asking for the system to be replaced. The buyer must seek a waiver on this from VA. I talked to a VA appraiser and he said many appraisers are misinterpreting the rules. VA sent out a letter to help clarify the rules. It seems like everyone is learning how things work in this new environment.

In another case the bank does not want to fix the heat and basically told me it's none of my business as a listing agent. The buyer must do all inspections and provide all estimates of work. This requires a $90-$150 charge per estimate out of the buyers pocket and no guarantee the bank will fix the heat. Ffortunately most banks are not this way. Usually they will let me fix the heat before the home inspection and appraisal. I don't plan on taking another listing from them until they change their rules. How do they expect me to sell a home where the heat doesn't work?

I am hoping the other closing will happen because the last buyer backed out due to the waiting time for the bank to get the deed straight. The bank is telling me they have the deed but until the buyers title company sees it I won't feel comfortable. Many times purchasing a foreclosure the bank doesn't have the deed and it could be 30 or more days to get the deed for closing. If you buy a foreclosure be sure you get your own title company.
