U.S. House votes to raise FHA loan limits

U.S. House votes to raise FHA loan limits. The house on Thursday approved a bill that raised the maximum loan size of mortgages for the Federal Housing Administration (FHA) that can be insured and all that is needed now is for the Senate to give its final blessing.

This limit amount was raised from $625,500 to $729,750 through 2013. This limit increase was a concern raised by FHA and Fannie Mae and Freddie Mac due to banks reluctance to lend money.

This measure is fine and a beginning to help insure the financing for increase values in the real estate market for luxury homes that staggered in sales for the last few years. It would be nice to ensure sales after working so hard to get the deals put together and not have the banks come up with excuses on not being able to provide the loan.

Again, lets wait and see what the Senate will do.

This action is suppose to reduce the governments role in supporting the housing finance system. But wait, isn't an increase in the amount of the insured amount an increase in the supporting amount. Whatever, politics is not my understanding. Maybe someone could explain it to me.

My personal comment on this: that this should be one of many steps that push, prod, bull doze banks into giving more Americans the ability to finance the purchase of their new homes. Banks have been given the guarantee and support to continue doing their business and I strongly believe that Americans get their "market" share of support.

$180 will get you $45,000

A customer had walked into the office to purchase a lot a few years ago. I was told not to waste my time since the commission on this would be minuscule. I ignored that advice and proceeded to help my client. I sold him an $8000 lot. As it turned out he later asked for my opinion on a condo he had and wanted to know its value. I gave him the market value and asked if I could have the listing. He advised me that he had a friend who was a Realtor and had had it on the market and could get it sold. Again I asked if I could try. He talked it over with his wife and they both said that they liked my "bold but not pushy motivated demeanor". I then created an incentive for the property to sell. He checked it out on the web and taught it was a great idea and had wonder why the other agent hadn't taught of it. Jokingly, I advised that I would stay awake at night and make myself think out-of-the-box for new ideas. As it turned out it sold within 3 or 4 weeks for the full asking price. Apparently I was the talk of the family, because soon after that I sold his son a condo, his brothers house, his nephew house, three of their friends, resold the condo and another house to the same son. The son has since referred me 5 clients.

Not bad for an $8,000 lot sale with a commission of $180 that blossomed into roughly $45,000 in commission from ones family and friends.

Build a relationship and $180 will get you $45,000.
