&lt;p style="text-align: left;"&gt;Everyone's life has some area of "Gonna do this some day."&amp;nbsp; In &lt;strong&gt;Real Esate Investment&lt;/strong&gt; there are probably thousands of Gonna lines but these are some of my favorites:&lt;/p&gt;
&lt;ul style="text-align: left;"&gt;
&lt;li&gt;Gonna wait... for the prices to drop more.&lt;/li&gt;
&lt;li&gt;Gonna wait... for more tax credits and incentives.&lt;/li&gt;
&lt;li&gt;Gonna wait... for the stock market to go up.&lt;/li&gt;
&lt;li&gt;Gonna wait... for the elections.&lt;/li&gt;
&lt;li&gt;Gonna wait... to see what everybody else is "gonna" do.&lt;/li&gt;
&lt;li&gt;Gonna wait... for all the short sales to clear up.&lt;/li&gt;
&lt;li&gt;Gonna wait... for the Bank's to release their Shadow Inventory (sounds spooky)&lt;/li&gt;
&lt;/ul&gt;
&lt;p style="text-align: left;"&gt;Our history has shown over and over again, the "Gonna wait's" will eventually turn into "You know I shoulda's" some day soon.&amp;nbsp; They end up waiting and waiting until they miss the profitable investments.&amp;nbsp; They think others had more money, more advance notice or knew someone on the inside.&amp;nbsp; Some of these may be true but I think the biggest difference is they stopped waiting and started doing.&lt;img src="http://activerain.com/image_store/uploads/7/6/8/4/0/ar128353868704867.jpg" height="150" alt="" style="float: right;" width="150"&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Slow or depressed economies have produced more successes than highly active good economies.&amp;nbsp; &lt;strong&gt;Investors&lt;/strong&gt; (not speculators) research intelligently, make informed choices and think outside of the box.&amp;nbsp; They trust their instincts and learn from past mistakes.&amp;nbsp; They understand the old cliche, it's not how many times you fail, it's how many times you get up.&amp;nbsp; They do not fear!&amp;nbsp; They are not "Gonna's", they are "Do-er's".&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Here's a short list of some of these Do-er's:&lt;/p&gt;

&lt;li&gt;J C Penney, Retail (opened first department store in middle of Great Depression)&lt;/li&gt;
&lt;li&gt;Joe Walton, Retail&lt;/li&gt;
&lt;li&gt;Ray Kroc, Food Industry&lt;/li&gt;
&lt;li&gt;Donald Trump, &lt;strong&gt;Real Estate&lt;/strong&gt;
&lt;/li&gt;
&lt;li&gt;Barbara Corcoran, &lt;strong&gt;Real Estate&lt;/strong&gt;
&lt;/li&gt;
&lt;li&gt;Bill Gates, Internet&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;We&amp;rsquo;ve all heard the news reports about the potential for a double-dip in housing, and perhaps, the overall economy.  Unemployment seems out of control; debt levels are becoming unmanageable; and many are wondering what the future holds for the housing market.  &lt;strong&gt;Where home prices going&lt;/strong&gt; &lt;strong&gt;and what is the potential for prices to recover to the levels of 2005/2006?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There are lots of opinions, but here are some points to consider: &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;#9679;&lt;strong&gt; The recent meeting to discuss the future of housing, including the GSEs Fannie and Freddie, while generating lots of news, was not expected to produce anything of significance that would improve the situation in the short term.&lt;/strong&gt; The billions of taxpayer liability associated with Fannie and Freddie&amp;mdash;extreme &amp;ldquo;worst-case&amp;rdquo; estimates range as high as $1 trillion&amp;mdash;cannot be erased.  And if the structure of these entities is significantly changed to remove risk to taxpayers, interest rates will increase and home sales will suffer.&lt;/p&gt;
&lt;p&gt;&amp;#9679;&lt;strong&gt; According to many experts, structurally high unemployment will be with us for years.&lt;/strong&gt; And, those without jobs or who are underemployed lack the financial ability to purchase homes.  New home sales follow the employment rate, and with the permanent loss of millions of manufacturing and other jobs, millions of potential buyers have been removed from the housing market.&lt;/p&gt;
&lt;p&gt;&amp;#9679; &lt;strong&gt;Monetary policy seems confused at best. &lt;/strong&gt; With disagreement from both inside the Fed as well as among some inside the administration, there seems little doubt that the &amp;ldquo;green shoots&amp;rdquo; once reported, have faded and died.  Printing money on a massive scale ultimately leads to inflation; and borrowing and spending has left us deeply in debt, so deeply in fact, that in less than eight years interest on the national debt will equal $1 trillion, the largest single budget item&amp;mdash;and a good portion of those dollars will be paid to bondholders in China.&lt;/p&gt;
&lt;p&gt;&amp;#9679;&lt;strong&gt; In the first quarter of 2009, almost half a million small businesses (less than 100 employees) closed their doors, costing about 1 million jobs.&lt;/strong&gt; In a struggling economy, such job losses will continue, removing a significant segment of new home buyers from the marketplace.&lt;/p&gt;
&lt;p&gt;&amp;#9679; &lt;strong&gt;The latest foreclosure numbers show that they are spreading into the heartland.&lt;/strong&gt; While much of Middle America and the northwest had avoided the worst of the problem, default notices have recently increased significantly, with more than a third of the states experiencing a doubling of foreclosures.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Those who are unwilling to face the reality that the U.S. is in serious economic trouble and that our &amp;ldquo;leaders&amp;rdquo; seem unable or unwilling to take the steps necessary to bring about a recovery, may ignore the facts, but that doesn&amp;rsquo;t change them.  And while economic conditions vary dramatically from one part of the country to another, the economy in general is very ill, and the experimental &amp;ldquo;medicines&amp;rdquo; that have been administered have brought only temporary relief.  A long-term cure must be proposed, yet many economists and political observers see that as unlikely.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Proponents of an additional and perhaps larger stimulus have pointed out that current winding down in the economy is due to the effects of the first stimulus wearing off.  What they seem to ignore is the very real fact that a temporary stimulus provides only temporary relief.  &lt;strong&gt;The original stimulus, just like Cash for Clunkers and the Homebuyer Tax Credit, did little or nothing to create sustainable economic improvement.  Such artificial measures do little other than to provide politicians with quick, feel-good results intended to demonstrate their commitment to solving the problem; and feel good solutions never last.  It&amp;rsquo;s time to wean our &amp;ldquo;leaders&amp;rdquo; and our citizens from the belief that success must be measured in short term results. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt; So, where are home prices going?  Is recovery just around the corner?  No.  Many years will pass before homeowners feel that the housing market has recovered; and the ensuing period will be fraught with uncertainty and additional foreclosures.  The expectation that home values will quickly return the their recent highs or that prices must continually increase will be replaced by the reality that prices, in general, will follow the rate of inflation.  To do otherwise would mean that homes would soon be beyond the reach of the average buyer.  That&amp;rsquo;s the reality, and that&amp;rsquo;s where home prices are going. &lt;/strong&gt;&lt;/p&gt;

&lt;p style="line-height: 140%;"&gt;&lt;em&gt;&lt;span style=""&gt;WITH property values down by as much as 30 percent in New York City, some homeowners who bought at the height of the market are finding themselves underwater and are being forced to sell their homes in &lt;a href="../../what-is-a-short-sale" title="What is a Short Sale?" target="_blank"&gt;&lt;span style="color: #000099; text-decoration: none;"&gt;short sales&lt;/span&gt;&lt;/a&gt;.&lt;/span&gt;&lt;/em&gt;&lt;span style=""&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="line-height: 140%;"&gt;&lt;span style=""&gt;Did you catch that? FORCED to carry out short sales? This may seem trivial, but here &amp;ldquo;short sales&amp;rdquo;&amp;mdash;a dignified solution to foreclosure for struggling homeowners&amp;mdash;has been connected to the term &amp;ldquo;forced,&amp;rdquo; a hefty verb that often carries a negative connotation. Here&amp;rsquo;s some context where that word might have fit more appropriately:&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style=""&gt;&lt;span style="font-size: 10.0pt; line-height: 140%; font-family: Wingdings; color: black;"&gt;&lt;span style=""&gt;&amp;sect;&lt;span style=""&gt; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style=""&gt;When the homeowner lost her home to foreclosure, the authorities FORCED her to vacate the property.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style=""&gt;&lt;span style="font-size: 10.0pt; line-height: 140%; font-family: Wingdings; color: black;"&gt;&lt;span style=""&gt;&amp;sect;&lt;span style=""&gt; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style=""&gt;Due to all his missed mortgage payments, the homeowner was FORCED to pack his belongings when the locksmith arrived to change the locks.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style=""&gt;&lt;span style="font-size: 10.0pt; line-height: 140%; font-family: Wingdings; color: black;"&gt;&lt;span style=""&gt;&amp;sect;&lt;span style=""&gt; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style=""&gt;After the homeowner declared bankruptcy because she could no longer afford her escalating mortgage, she was FORCED to surrender her assets.&lt;/span&gt;&lt;/p&gt;
&lt;p style="line-height: 140%;"&gt;&lt;span style=""&gt;Unfortunately, real estate agents deal with this every day. Their clients and potential clients read influential language in the media presented with a dual purpose: report and engage. The information is important&amp;mdash;often otherwise unavailable to the public&amp;mdash;but also written to grab attention. This exposes the danger in relying too heavily upon singular media sources for market data and perspectives.&lt;/span&gt;&lt;/p&gt;
&lt;p style="line-height: 140%;"&gt;&lt;span style=""&gt;&lt;a href="http://www.cdpe.com/find/cdpe" title="Find a CDPE" target="_blank"&gt;&lt;span style="color: #000099; text-decoration: none;"&gt;Real estate agents and homeowners in today&amp;rsquo;s challenging market&lt;/span&gt;&lt;/a&gt; must seek multiple sources and viewpoints for their information. This is the only way to form an accurate opinion and make the best possible decision in any given circumstance and again shows why we need to educate the distressed homeowners and give them their options.&lt;/span&gt;&lt;/p&gt;
&lt;p style="line-height: 140%;"&gt;&lt;span style=""&gt;There were, however, some incredible positives in this article that bear mentioning. Here&amp;rsquo;s an awesome perspective from one of the nation&amp;rsquo;s leading lenders:&lt;/span&gt;&lt;/p&gt;
&lt;p style="line-height: 140%;"&gt;&lt;em&gt;&lt;span style=""&gt;Short sales are a gentler alternative to foreclosure for both sellers and lenders. &amp;ldquo;Compared to a foreclosure, a short sale generally allows an easier transition for the borrower, less impact on their credit history, and larger net proceeds to the loan&amp;rsquo;s owner,&amp;rdquo; said Tom Kelly, a spokesman for JPMorgan Chase, adding that Chase encourages borrowers who are unable to keep their homes to consider short sales.&lt;/span&gt;&lt;/em&gt;&lt;span style=""&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="line-height: 140%;"&gt;&lt;span style=""&gt;See, there are silver linings &amp;hellip; you may just need to look for them seven paragraphs down.&lt;/span&gt;&lt;/p&gt;

In  my opinion, lack of good communication skills and/or systems is the  number 1 reason why Sellers and Buyers complain about their agents. In  fact, just about every time I go meet with a Seller who has just had  their listing expired "lack of communication" is what they complain  about.&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul style="text-align: justify;"&gt;
&lt;li&gt;&lt;big&gt; "They listed my property and I never heard from them again." &lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;"I  always had to call them if I wanted an update." &lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;"It would take them days  to return my phone call." &lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;"They never answer their phone and their  voice mail is full" and on and on and on.&lt;/big&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;p style="text-align: justify;"&gt;&lt;big&gt;&lt;br&gt;&lt;strong&gt;Hopefully this post will help you with some systems.&lt;/strong&gt; If you want to be a "lister" then you need to master these two things. &lt;br&gt;&lt;/big&gt;&lt;/p&gt;
&lt;ol style="text-align: justify;"&gt;
&lt;li&gt;&lt;big&gt;Price it right.&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Keep the listing until it sells. This is done by constant communications with your seller.&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;/ol&gt;
&lt;p style="text-align: justify;"&gt;&lt;big&gt;&lt;strong&gt;If  you can master these two&lt;/strong&gt; then you will have no problem getting and  keeping listings. I've written many times about pricing so I'm not going  to touch down on that one again. I'm also not going to talk about being  a good communicator. This post is about communication systems. &lt;strong&gt;This is  what I do once I get a listing.&lt;/strong&gt;&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/p&gt;
&lt;ol style="text-align: justify;"&gt;
&lt;li&gt;&lt;big&gt;Send the Seller a thank you card when you get back to the office.&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Set  them up on auto property alerts so as soon as a property similar to  theirs or on their street is listed, goes pending or is sold the Seller  receives an alert from the MLS. You may want to set&amp;nbsp; up several of  these.&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Make a &lt;a href="http://picasaweb.google.com/brokerbryant/2993KokomoLoopInSouthernDunesCountryClub?feat=directlink" target="_blank"&gt;Picasa Web Album&lt;/a&gt; with as many pictures  of their property as you can. Invite them to the album. Every time an  agent goes to show the property send the agent an invite to the web  album and cc the Seller.&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;As soon as the property is entered into the MLS email the Seller the MLS listing.&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Set  up a&lt;strong&gt;&lt;a href="http://www.realestateshows.com/507879" target="_blank"&gt; video tour&lt;/a&gt;&lt;/strong&gt; and &lt;a href="http://www.realestateshows.com/flyer.php?id=507879" target="_blank"&gt;online flyer.&lt;/a&gt; Send the link to the&lt;a href="http://create.realestateshows.com/create/tracking.php?sname=s1353108211&amp;amp;showid=507879" target="_blank"&gt; "tracking  report"&lt;/a&gt; to the Seller so they have it. These are usually live reports  and will update automatically. The Seller can then click on the link and  see how many people are looking at the flyer online. Syndicate the  flyer to as many sites as possible.&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Create a Google  Calendar for the property. Invite the Seller to share the calendar.  Every time you take an action on the property enter it into the  calendar. The Seller will automatically receive an email with the  update. For example: "&lt;em&gt;Had a sign call and sent them the web album. Will  follow up tomorrow to see about arranging a showing&lt;/em&gt;."&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Any time you send out an email related to this listing cc the Seller.&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Prepare a new CMA every 30 days and send it to the Seller. &lt;em&gt;ALWAYS &lt;/em&gt;suggest a price reduction if needed.&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Have your Seller "friend" you on &lt;strong&gt;&lt;a href="http://www.facebook.com/people/Bryant-Tutas/729370078#!/profile.php?id=729370078" target="_blank"&gt;Facebook&lt;/a&gt;&lt;/strong&gt; and Twitter.&lt;br&gt;&lt;br&gt;&lt;/big&gt;&lt;/li&gt;
&lt;li&gt;&lt;big&gt;Hook them up with a RSS feed (feedburner) for your blog so every time you write a post they get it in their email.&lt;/big&gt;&lt;/li&gt;
&lt;/ol&gt;
&lt;p style="text-align: justify;"&gt;&lt;big&gt;&lt;strong&gt;Now  folks if you utilize these systems &lt;/strong&gt;you will rarely have to call your  Seller. BUT... they will "hear" from you constantly. You will have no  problem keeping the listing until it sells. &lt;/big&gt;&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;&lt;big&gt;&lt;strong&gt;In fact, the Sellers will be  contacting you&lt;/strong&gt; for price reductions and listing changes because they are  constantly being informed of market conditions. And the beauty  is........it's all automated!!! &lt;strong&gt;How sweet is that?&lt;/strong&gt;&lt;/big&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 12pt;"&gt;&lt;img src="http://activerain.com/image_store/uploads/7/1/0/1/7/ar128017011671017.JPG" height="133" alt="" style="margin: 25px; float: left;" width="200"&gt;&lt;span style="font-size: 12.5pt; font-family: 'Times New Roman','serif';"&gt;Speaking  to a real estate forum sponsored by the U.S. Chamber of Commerce, Mark Zandi &amp;mdash;  the Analytics Chief Economist for Moody&amp;rsquo;s &amp;mdash; made the argument that limiting  mortgage interest and property tax deductions for homeowners was a good way to  cut the deficit. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 12pt;"&gt;&lt;span style="font-size: 12.5pt; font-family: 'Times New Roman','serif';"&gt;He  went on to argue that the real estate sector has received more support than  another other industry, and it was &amp;ldquo;time to give back.&amp;rdquo; &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 12pt;"&gt;&lt;span style="font-size: 12.5pt; font-family: 'Times New Roman','serif';"&gt;Haven&amp;rsquo;t  homeowners already given back through lost property values, short sale  nightmares, and outright foreclosures?&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 12pt;"&gt;&lt;span style="font-size: 12.5pt; font-family: 'Times New Roman','serif';"&gt;The  ability to deduct mortgage interest has been with us since the inception of  income tax in 1894. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 12pt;"&gt;&lt;span style="font-size: 12.5pt; font-family: 'Times New Roman','serif';"&gt;The  ability to deduct property tax as well as state income tax (or sales tax in  states that don&amp;rsquo;t have income tax) goes to the core of the concept known as  &amp;lsquo;double taxation&amp;rsquo;. Double taxation occurs when income that has already been paid  out in the form of other taxes should not be recognized as income and should not  be taxed. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 12pt;"&gt;&lt;span style="font-size: 12.5pt; font-family: 'Times New Roman','serif';"&gt;Removing  the ability to deduct mortgage interest and property taxes will simply destroy  what little is left of the real estate market. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 12pt;"&gt;&lt;span style="font-size: 12.5pt; font-family: 'Times New Roman','serif';"&gt;I&amp;rsquo;m  just wondering if Mr. Zandi needs a new silver spoon to replace the tarnished  one he must have been born with. &lt;/span&gt;&lt;/p&gt;

      <title>Tips to New Agents:  It's Not As Easy As It Looks</title>

&lt;p&gt;After reading quite a few discouraged agent posts over the past few  weeks, I spewed out the following post just for you&amp;hellip;&amp;nbsp; and to anyone else  who may need a&amp;nbsp; hug.&lt;/p&gt;
&lt;p&gt;At one point last year I had a young lady working with me part time.&amp;nbsp;   She was a neighbor and wanted to find out what it was like to work in  Real Estate.&amp;nbsp; She thought that she may like the job but wasn&amp;rsquo;t sure so  she hung out in our office for a few months and helped with paperwork,  filing, etc. &amp;nbsp; She said that she was inspired by me and my  husband.&amp;nbsp; So  a few months later she decided that in between her full time job, she  wanted to pursue her Real Estate License.&amp;nbsp; It took her almost a  year to  complete. &amp;nbsp; Between the school and the testing, she finally  finished.&lt;/p&gt;
&lt;p&gt;She came to me a few months ago and said that she was  going to quit  her job and become a Realtor full time&amp;hellip;.&amp;nbsp; (if you are a  full time agent  you can hear me screaming now&amp;hellip;&amp;hellip;), I was hands waving in the air,  jumping up and down and screaming&amp;hellip;&amp;hellip;&amp;hellip;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&amp;ldquo;NOOOOOOOO!!!!!&amp;rdquo;&lt;/strong&gt;&lt;/p&gt;
&lt;/blockquote&gt;
&lt;p&gt;&lt;strong&gt; &lt;/strong&gt;Then I promptly calmed down and said &amp;hellip;&amp;hellip;, &amp;ldquo;that&amp;rsquo;s  probably not the best way to do it because you may find yourself running  through your savings in the beginning and stressing out over the small  stuff.&amp;nbsp; Why don&amp;rsquo;t you hold on to your job and start slowly?&amp;rdquo;&lt;/p&gt;
&lt;p&gt;on the side story&amp;hellip;.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Now, the full time agents are going to say, &amp;ldquo;You cannot do Real  Estate successfully part time.&amp;rdquo;&amp;nbsp; I agree and disagree with this.&amp;nbsp; You  cannot run a busy successful real estate business part time.&amp;nbsp; Agreed.&amp;nbsp;  However you can slowly start your Real Estate business part time as long  as you organize it properly.&amp;nbsp; I did it by working a part time job for  the first six months.&amp;nbsp; I worked on call, at nights and at &amp;ldquo;off Real  Estate hours time&amp;rdquo;.&amp;nbsp; That you can do.&amp;nbsp;&amp;nbsp; You just have to decide how  badly do you want to do it.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Plus,&amp;nbsp; there is nothing worse than a desperate Real Estate  agent.&amp;nbsp; You don&amp;rsquo;t realize it but you look like a wondering lion who has  starved for months in the desert on the prowl for a kill.&amp;nbsp; It&amp;rsquo;s not a  pretty sight and your clients are like the gazelles and can smell your  scent ten feet away.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Back to the story&amp;hellip;.&lt;/p&gt;
&lt;p&gt;So you know what happened, she didn&amp;rsquo;t listen to me.&amp;nbsp; She quit her  job, dove head in and started working.&amp;nbsp; At first she was happy,  positive.&amp;nbsp; I would see her at meetings, company trainings and she would  come to meet from time to time with questions.&amp;nbsp; &amp;nbsp; But slowly, slowly, I  started seeing her go downhill.&amp;nbsp; I could see it in her face.&amp;nbsp; The stress  of not closing a deal.&amp;nbsp;&amp;nbsp; The story of how another agent said something  rude in front of her client.&amp;nbsp; How she felt like a taxi cab driver&amp;hellip;.&amp;nbsp; &lt;em&gt;&lt;strong&gt;The drama, the drama, oh the drama. &lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Last night&amp;nbsp; my iphone started blowing up with texts.&amp;nbsp; &amp;ldquo;I hate this  business.&amp;rdquo;&amp;nbsp; &amp;ldquo;People are awful in this business.&amp;rdquo;&amp;nbsp;&amp;nbsp; Moreover, she was  going to quit because she decided that she was better off in another  career; one where she had a boss,&amp;nbsp; could walk in, clock in, clock out  and get a check at the end of every week.&lt;/p&gt;
&lt;p&gt;I am here to tell you my friends, if that is what you need to feel  successful day in and day out, a career in Real Estate may not be for  you.&amp;nbsp; I know you see all of the top agents at your brokerage making  great commission checks.&amp;nbsp; Maybe you even watch Reality TV and see how  these agents show the property two times and make a $100,000 pay check.&lt;/p&gt;
&lt;p&gt;hmmmm&amp;hellip;&amp;hellip;&amp;nbsp; how can I break it to you gently?&lt;em&gt;&lt;strong&gt; &amp;ldquo;It&amp;rsquo;s all smoke and mirrors.&amp;rdquo;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/em&gt;I am not saying that they are not making these commissions because they do....&amp;nbsp; but my point is that it rarely happens just that easy and just overnight. Most them have good connections that they have developed and of course time in the business.&lt;/p&gt;
&lt;h2&gt;Tips to New Agents:&lt;/h2&gt;
&lt;ol&gt;
&lt;li&gt;Be Positive.&amp;nbsp; Feel Good.&amp;nbsp; Get up in the morning, look in the mirror  and clap three times and tell yourself what a great day it is going to  be and how awesome you are.&amp;nbsp; (Trust me, it works.)&lt;/li&gt;
&lt;li&gt;Stop feeling sorry for yourself.&amp;nbsp; You have to be confident in this  business.&amp;nbsp; No one wants to work with the down and out agent. &amp;nbsp; You can  accomplish this by finding a positive resource that makes you feel good  and you are going to have to find out how to do this asap!&amp;nbsp; For me, it&amp;rsquo;s  The Secret.&amp;nbsp; I have a vision board in front of me and I have  projections in front of me.&lt;br&gt; You can call it &amp;ldquo;hokey pokey&amp;rdquo; but I recently took out my old projection list and most of them have already come true.&lt;/li&gt;
&lt;li&gt;Know that in reality most people are never overnight successes.&amp;nbsp; It  takes years.&amp;nbsp; All of my family are entrepreneurs so I have grown up  seeing how hard it is to start a business and actually succeed in it.&amp;nbsp; I  would say based on my experience it takes 2 to 5 years to get it going  to where you feel good.&amp;nbsp;&amp;nbsp; We are on year 4.&lt;/li&gt;
&lt;li&gt;Surround yourself with good people.&amp;nbsp; If you are not around positive,  successful, driven people&amp;hellip;. it&amp;rsquo;s going to be hard for you to make it.&amp;nbsp;  Delete Negative Nellies from your circle.&amp;nbsp; Also you know those people  who are energy drainers?&amp;nbsp; (i.e. those people who you feel exhausted  after being around for any time)&amp;hellip;..&amp;nbsp; Delete them.&lt;/li&gt;
&lt;li&gt;Find a successful agent who you admire and look up to.&amp;nbsp; Ask them to  if you can have an hour of their time.&amp;nbsp; Buy them dinner, a cup of  coffee, a movie ticket.&amp;nbsp; Tell them to tell you how they made it.&amp;nbsp; I did  this three times in my first year of business.&amp;nbsp;&amp;nbsp; You are probably not  going to have the budget or resources to do everything they are doing  but do it in a small and &amp;ldquo;niched&amp;rdquo; out way.&lt;/li&gt;
&lt;li&gt;Be sure that you have a really great broker who is supportive of  you.&amp;nbsp; If you don&amp;rsquo;t, maybe you need to find one who is supportive.&amp;nbsp; My  broker and office team leader is there for me 100%.&amp;nbsp; They have helped me  grow, develop and they don&amp;rsquo;t put limitations on my creativity.&lt;/li&gt;
&lt;li&gt;Find a niche that you love.&amp;nbsp; Focus on it, master it and grow it.&lt;/li&gt;
&lt;li&gt;The only way you are going to succeed is to get out of the classroom  and start working.&amp;nbsp; I know it may seem scary at first but just do it.&amp;nbsp;  And if you are scared&amp;hellip;..&amp;nbsp; see #6.&amp;nbsp; Maybe you don&amp;rsquo;t feel like you have  the support?&amp;nbsp; Maybe you are scared to write your first contract?&amp;nbsp; I  remember for awhile, I was scared to work with buyers because of the  buyer contract, that was a limitation I put on myself.&amp;nbsp; A psychological  warfare that held me back.&amp;nbsp; That was ridiculous.&amp;nbsp; Now I know these  contracts inside and out&amp;hellip;.&amp;nbsp; yes, I still have questions some times but  agents with 20 years of experience still have questions.&lt;/li&gt;
&lt;li&gt;Real Estate is competitive.&amp;nbsp; Don&amp;rsquo;t get caught up in the game.&amp;nbsp; Make  other agents your friends, colleagues and be positive.&amp;nbsp; I cannot tell  you how many agents are now my friends and they refer me business every  week.&amp;nbsp; My partner and I have a very super niche, they know this and they  know we are good people.&amp;nbsp; Guess what?&amp;nbsp; They actually send us business.&amp;nbsp;  I have one agent 30 minutes north of me and he sends me his buyers,  other agents send me their friends and family.&amp;nbsp; How great is that?&amp;nbsp; Of  course you are going to run in jerks but who cares, that&amp;rsquo;s their problem  not yours.&amp;nbsp; Stay positive, stay the course.&amp;nbsp; It will pay off.&lt;/li&gt;
&lt;li&gt;Don&amp;rsquo;t reinvent the wheel.&amp;nbsp; Get on Active Rain and see what other  agents have done.&amp;nbsp; Active Rain has been a valuable resource for me.&amp;nbsp;&lt;a href="http://activerain.com/blogs/tutas" target="_blank"&gt; Broker Bryant &lt;/a&gt;is awesome!&amp;nbsp; When I first started in Real Estate I  followed his expired listings program (it has changed a bit now) but I  got three listings off of doing what he said.&amp;nbsp; Now I have &lt;a href="http://activerain.com/blogs/wellingtonhomes" target="_blank"&gt;Katerina  Gasset&lt;/a&gt; as our coach.&amp;nbsp; I took her SEO seminar and also hired her as our  Real Estate Coach&amp;hellip;&amp;hellip;..&amp;nbsp; she has totally changed our business!&lt;/li&gt;
&lt;li&gt;Develop good systems and STOP working with unqualified clients.&amp;nbsp;  This will kill you.&amp;nbsp; Shucks, I would rather hang out at the pool than  drive around some one just who is just wasting my time.&lt;/li&gt;
&lt;li&gt;Just because you are getting calls and driving clients around&amp;hellip;. doesn&amp;rsquo;t mean you are busy.&amp;nbsp; See #11.&lt;/li&gt;
&lt;li&gt;You have to find a source of leads.&amp;nbsp; Most likely more than one  source.&amp;nbsp; You hate cold calling?&amp;nbsp; Me too, never done it &amp;amp; never  will.&amp;nbsp; But guess what?&amp;nbsp; I like blogging, my partner likes Internet lead  generation&amp;hellip;.&amp;nbsp; we each do this EVERY SINGLE DAY for three hours in the  morning.&amp;nbsp; If you don&amp;rsquo;t have a constant source of leads&amp;hellip;&amp;hellip;.&amp;nbsp; you will not  make it in this business.&amp;nbsp; The good news is there are many ways to do it  and you should be able to find one that matches something you actually  like doing.&lt;/li&gt;

&lt;p&gt;Whew!&amp;nbsp; Okay, so I think that is about it.&amp;nbsp; You are working for  yourself, you are an independent contractor and some times it is kind of  lonely.&amp;nbsp; It can definitely be a stressful type of business.&amp;nbsp; You are  working with clients who are spending their life&amp;rsquo;s savings, it&amp;rsquo;s  probably their biggest investments of their lives&amp;hellip;..&amp;nbsp; hello?&amp;nbsp; You have  to develop trust.&amp;nbsp; They are most likely not going to get your trust on  your first whip around the neighborhood&amp;hellip;.&amp;nbsp; so you cannot be starving.&lt;/p&gt;
&lt;p&gt;Point is, it is definitely not as easy as it looks.&amp;nbsp; But if you love it like we do&amp;hellip;..&amp;nbsp; I guarantee you can do it.&lt;/p&gt;

      <title>The Most Common Dishwasher Installation Defect</title>

&lt;p&gt;An improperly installed drain hose is by far the most common defect that I find with dishwasher installations, but it's also one of the easiest things to get right. &amp;nbsp;In the photo below, which was featured as a Structure Tech&amp;nbsp;&lt;a href="http://www.facebook.com/MinnesotaHomeInspections"&gt;Photo of the Day&lt;/a&gt;, there are several plumbing defects, two of which are related to the dishwasher drain. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Can you spot them?&lt;/p&gt;

&lt;p&gt;Problem number one is that the drain is connected to the&amp;nbsp;&lt;em style="font-style: italic;"&gt;sewer&lt;/em&gt;&amp;nbsp;side of the trap. &amp;nbsp;The water that always sits in the bottom of the P-trap is what prevents sewer gases from coming in to the house. &amp;nbsp;The dishwasher drain must be connected&amp;nbsp;&lt;em style="font-style: italic;"&gt;before&lt;/em&gt;&amp;nbsp;the P-trap, not&amp;nbsp;&lt;em style="font-style: italic;"&gt;after&lt;/em&gt;&amp;nbsp;it, which is what was done here. &amp;nbsp;With this improper installation, sewer gases have the potential to come back in to the dishwasher. &amp;nbsp;The diagram below right shows a proper installation.&lt;/p&gt;

&lt;p&gt;In the diagram above, right, you'll notice that the dishwasher drain makes a high loop underneath the kitchen sink. &amp;nbsp;This is the minimum requirement on every dishwasher drain installation - it's required by every manufacturer of dishwasher, and it's also required by the Minnesota State Plumbing Code (section&amp;nbsp;&lt;a href="https://www.revisor.mn.gov/rules/?id=4715.1250"&gt;4715.1250&lt;/a&gt;). &amp;nbsp;&lt;span style="font-family: Georgia, 'Times New Roman', 'Bitstream Charter', Times, serif; font-size: 13px;"&gt;In fact, our plumbing code says "&lt;em&gt;as high as possible under the countertop&lt;/em&gt;." &amp;nbsp;&lt;/span&gt;An alternative to installing a high loop is to install an air gap at the kitchen sink, but I can't imagine why you would do this if you didn't have to - how ugly. &amp;nbsp;I've heard that these air gaps are required in California. &amp;nbsp;Too bad for them.&lt;/p&gt;

&lt;p&gt;Although new dishwashers come from the manufacturer with the drain looped up at the side of the dishwasher, every installation manual still requires this high loop underneath the sink.&lt;/p&gt;

&lt;p&gt;I've heard different reasons for why an additional loop is required under the sink, so I decided to contact the manufacturers directly.&lt;/p&gt;
&lt;p&gt;I sent out an email to eight dishwasher manufacturers, asking them this question:&lt;/p&gt;
&lt;blockquote&gt;
&lt;p&gt;&lt;em style="font-style: italic;"&gt;"In the installation instructions for all of your dishwashers, a high loop is required on the dishwasher drain.&lt;/em&gt;&lt;em style="font-style: italic;"&gt;&amp;nbsp;&lt;/em&gt;&lt;em style="font-style: italic;"&gt;What is the purpose of this?&lt;/em&gt;&lt;em style="font-style: italic;"&gt;&amp;nbsp;&lt;/em&gt;&lt;em style="font-style: italic;"&gt;Doesn&amp;rsquo;t the high loop that is incorporated in to the side of the dishwasher achieve the same thing?&lt;/em&gt;&lt;em style="font-style: italic;"&gt;&amp;nbsp;&lt;/em&gt;&lt;em style="font-style: italic;"&gt;Any insight or commentary in to this matter would be greatly appreciated."&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;Here are the responses I received:&lt;/p&gt;

&lt;strong style="font-weight: bold;"&gt;Kenmore:&amp;nbsp;&lt;/strong&gt;"&lt;em style="font-style: italic;"&gt;The high loop or air gap must be used to&amp;nbsp;prevent potential backflowcontamination of the dishwasher. Local plumbing codes generally dictate the requirements in your area.&amp;nbsp;&lt;/em&gt;&lt;em style="font-style: italic;"&gt;Section 807.4 of the Uniform Plumbing Code states:&amp;nbsp;&lt;/em&gt;&lt;em style="font-style: italic;"&gt;"No domestic dishwashing machine shall be directly connected to a drainage system or food waste disposer without the use of an approved dishwasher airgap fitting on the discharge side of the dishwashing machine. Listed airgaps shall be installed with the flood level (FL) marking at or above the flood level of the sink or drainboard, whichever is higher, or separately trapped with the airbreak located on the stand pipe."&lt;/em&gt;
&lt;/li&gt;
&lt;li&gt;&lt;em style="font-style: italic;"&gt;&lt;strong style="font-weight: bold;"&gt;GE:&lt;/strong&gt;&lt;em style="font-style: italic;"&gt;&amp;nbsp;"If an air gap is not required, the drain hose must have the high loop from the floor toprevent backflow&amp;nbsp;of water into the dishwasher or water siphoning out during operation."&lt;/em&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em style="font-style: italic;"&gt;&lt;em style="font-style: italic;"&gt;&lt;strong style="font-weight: bold;"&gt;Bosch:&amp;nbsp;&lt;/strong&gt;The high loop in the drain hose of your dishwasher is to&amp;nbsp;keep water from settling&amp;nbsp;in the hose if it were hanging down any lower or horizontally. This keeps the drain hose dried out and keeps any odors from backing up into the dishwasher.&lt;/em&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em style="font-style: italic;"&gt;&lt;em style="font-style: italic;"&gt;&lt;strong style="font-weight: bold;"&gt;Viking:&amp;nbsp;&lt;/strong&gt;In testing our dishwashers, we have found that the additional high loop in the back of the dishwasher is required for&amp;nbsp;proper draining&amp;nbsp;of the water.&amp;nbsp; We have seen when this piece is not applied that over time the consumer will have issues with the water back up and causing issues with proper drainage and water pooling in a particular area.&lt;/em&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em style="font-style: italic;"&gt;&lt;em style="font-style: italic;"&gt;&lt;strong style="font-weight: bold;"&gt;Maytag:&amp;nbsp;No response after 29 days. &amp;nbsp;Boo.&lt;/strong&gt;&lt;/em&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em style="font-style: italic;"&gt;&lt;em style="font-style: italic;"&gt;&lt;em style="font-style: italic;"&gt;&lt;em style="font-style: italic;"&gt;&lt;strong style="font-weight: bold;"&gt;Whirlpool:&amp;nbsp;No response after 29 days. &amp;nbsp;Boo.&lt;/strong&gt;&lt;/em&gt;&lt;/em&gt;&lt;/em&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em style="font-style: italic;"&gt;&lt;em style="font-style: italic;"&gt;&lt;em style="font-style: italic;"&gt;&lt;em style="font-style: italic;"&gt;&lt;strong style="font-weight: bold;"&gt;Amana:&amp;nbsp;No response after 29 days. &amp;nbsp;Boo.&lt;/strong&gt;&lt;/em&gt;&lt;/em&gt;&lt;/em&gt;&lt;/em&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;To summarize, the reasons for the high loop are to prevent potential backflow of water in to the dishwasher and to prevent improper drainage of water. &amp;nbsp;Even though dishwashers come from the factory with the drain looped up high against the side of the dishwasher, this is not an acceptable substitute for the high loop underneath the kitchen sink.In Minneapolis, the lack of a properly installed high loop under the kitchen sink requires repair for their&amp;nbsp;&lt;a href="http://www.structuretech1.com/truth-in-housing.php"&gt;Truth-In-Sale of Housing evaluations&lt;/a&gt;.&lt;/p&gt;
