I believe that this financial melt-down proves once again that real estate is the best investment one can make. Not to become an investor of real estate but to own a house, live in it and reap the rewards of ownership. Buy a house with the vision that it will provide for your family - for life if need be. Own it, appreciate it and maintain it and it will appreciate for you. Stay within your financial restrictions and you will considerably raise your percentages of selling it when you choose and for a better price.
People have been led to believe that financial gain is the primary reason to buy a home. They are wrong - shelter, enrichment, self expression, storage and stability in life and financial stability, these are the main reasons to own a home. I believe that the first five reasons are the strongest, ask someone who does not have shelter. Like so many other aspects of our culture, homeownership became an idea bastardized by greed instead of being seen for what it is - a basic human need of protection.
Renting provides shelter, enrichment, self expression, storage and stability in life and financial stability; it also is the base of residential and commercial real estate investment.
I hope that financial institutions stick to the current, more strict criteria of lending, but, I doubt they will greed usually wins out just look back at history. I hope that people realize that for the majority of us there are gradations in life - live at home, rent, buy small, have a family and move up - and for most this does not happen overnight. Have patience and enjoy the moment.
I have been a Realtor through buyer's markets and seller's markets but this is the first buyer's/money lenders market I have experienced. Buyers with good credit, job history and down payment money are still asked to jump higher when previously established lending criteria is met. Seems that the layers of bureaucracy run so deep in some institutions it is fruitless to even try to mark twain.
Remember when people worked harder rather than smarter? It seems that working smarter for some has gone from doing less to doing nothing and technology has given them their excuses; never got your email, didn't get your voice mail, I don't text, the dog ate my homework etcetera, etcetera, etcetera.
Technology has the capabilities to help people to work smarter but working harder seems to have been forgotten. What is old is new again; maybe working harder should not have been philosophically abandoned; this market requires it along with smarter and better professionals. Make the extra phone call, talk to those who should be speaking with others and get them talking to each other. After all it is our clients, the clients of realtors, bankers, attorneys and others that are expecting professionalism coupled with performance and leading to success.
The end game for all should be the success of the transaction. Working towards that end is how we stay in business and advance our business.
Now more than ever buyers and sellers of real estate need to hold the companies and the agents that represent those companies, feet to the fire when it comes to representation. With the real estate markets struggling people need to squeeze the most out of their investments. The biggest investment for most people is their home; an investment of money and life. People need to work professionals that are capable to optimize their results and meet their expectations.
Buyer's agents should be able to explain a Buyer Brokerage completely and clearly and why it is an advantage for all. People need to know that the agent with whom they may choose to work, will work for them. This is not to say they will buy their dream home for a song, but, to find a house that fits their criteria paying a price based on its location, maintenance, upgrades and the quality of them, and how much it feels like home to them. Today's technologies allow clients to oversee how their agent/company will handle them and the deal of their life.
Their agent should be able to explain to them every aspect of a Purchase and Sales Agreement and how it can be structured to optimize their expectations. Explanations should be conversationally delivered not with "bumper sticker salesmanship" jargon.
Sellers need to work with agents and companies that can explain every aspect of a Listing Contract and a Purchase and Sales Agreement. Today's technologies allow clients to oversee how their agent/company will handle the marketing and sale of their home.
People should work with agents that are business people with even temperament, good negotiating skills and that have the experience and understanding (they do not necessarily go hand-in-hand) to provide advice that benefit them, the client.
I respect clients that are hungry to know and have high expectations of me. I believe that the time when buyers will pay their agents is closer rather than further away. How many broker's agents will be able to explain themselves well enough to be deserving of a paycheck from their buyer clients. I also feel that this current market, as buyers markets do, will filter out many of the pretenders of real estate and financing, creating a better market atmosphere for all. Be good, have fun and be productive.
Good fences make good neighbors is an old adage with which I agree, but, I do not remember whose quote it is, possibly Mark Twain. Knowing just where ones space ends and another's' begins is a good piece of knowledge. As personal space exists in social situations reasonable space should be allotted to ones neighbor as well. To be confident with boundaries, which is a good thing, home owners should have an A-2 survey done on their property. Now one can erect a fence with the piece of mind that it is on their property only. Land is one of those things people take very seriously, and well they should.
Fences like people come in various styles, barbed wire, split rail, stockade, slump block, white picket etcetera, etcetera. I believe the best fences are natural dividers such as bushes or trees. Arborvitaes, white pines, ‘rockets' and all evergreens make excellent year round privacy partitions as well as greatly enhancing not only your properties beauty but curb appeal which translates into greater appreciation. How many times have we read the phrase "mature plantings" in a properties description? It is an attribute to be mature. As well, this style of fence is literally being green, the best for the environment which means the best for us - the ones who reside in the environment as well as providing shelter and food for birds and other small creatures. I prefer evergreens, being in Connecticut, for their all year privacy and no leaves to rake in the fall. Plant fences that live and grow; serenity and nature will come to you.
It is good to see the weather turning for the better and for me that means warmer days, nights and more sunlight in Connecticut; my melatonin level is up and I am pumped for the next season of real estate.
I believe that home ownership is the best personal investment one can make. Home provides one the ability to control the condition, improvements, maintenance, amenities and landscape of an investment with the added plus of realizing its appreciation. As time goes by and all of this time and care is accumulating investment stability the homeowner receives the added value of comfort, shelter and a place to grow and to go in good times and in bad and raise a glass with friends and family; a homes' worth goes well beyond its price.
Wall Street gives investors none of these advantages; stock is worth what it is worth with an investors hope that the company will be well run and profitable. Investors cannot control the golden parachutes or Enron type debacles. In my opinion Wall Street will never/can ever beat Main Street as the best investment money can buy. I do believe in Wall Street, but, as secondary investment strategies after a sound real estate foundation is developed. Of course, a homeowner to be or one that is simply moving, should consult with a competent, experienced, career REALTOR to realize their best success. Real estate is too integral part of life and ones financial investment to trust to a part time agent, or no agent at all.
We are a country of consumers. When prices rise as with gasoline and other commodities, we don't like it because we are the buyers not the sellers. When prices begin to fall on occasion we feel better about making a purchase because this is a market we want - lower, descending prices for the same product. Though the price of commodities will fluctuate they will never be as low as they were in the 1970's and everyone pretty much accepts that as fact.
Real estate is no different, prices will never be as they were in the 1970's. We are in a buyer's market, but, what I consistently hear from national and local media and many real estate agents is that the real estate market is terrible. If I were a buyer or consumer of real estate I would wonder why I am the forgotten half in this equation. Are buyers not the other half of the market - sellers do not sell unless buyers buy, in fact that is a fact. For professional real estate agents to be pessimistic about this current real estate market borders on insulting. If I were a buyer I would want to be represented by someone who understands that real estate is local and most cities have many markets within them, as well as, regionally and nationally. I would want an agent that can interpret property values beyond the numbers of a Comparative Market Analysis or CMA; and use their expertise and experience to educate and council me. I would want to work with a professional that enjoys what they do and brings reality to their job not bumper-sticker-one-liner salesmanship or that looks through rose colored glasses either.
I have had agents and news reports telling that this real estate market is worse than the last buyers market of 1989-1996; I disagree. My career in real estate began in 1988 and during those years a buyer had less mortgage options, 28/36 was the standard, and rates offered were 9-12%; todays mortgage market offers many more choices. As well, buyers are now contractually represented by their agent and with advancements in technology today's buyer is better educated in real estate and expect their agents to know their business. A buyer in this market needs an agent with experience that can understand their goals and present them the best options to maximise the results. The seller's market has ebbed, but this buyer's market flows. It is a good for buyers and the professionals that can represent them. Be good, have fun and be productive.
