New Law Impacts Foreclosed Property Tenants                                            
"Helping Families Save Their Home Act of 2009" (S.896) was signed into law by President Obama on May 20, 2009. The bill includes the "Protecting Tenants at Foreclosure Act" and amendments to Section 8 of the "United States Housing Act of 1937." Both portions of the bill set forth a new 90 day rule for tenants living in a foreclosed property.
Effective immediately, tenants can remain in the foreclosed home until the end of their lease, unless the bank sells the property to someone who intends to make it his/her primary residence. Even without a … (9 comments)

Good News and Bad in Foreclosure Rates for U.S. - 05/28/09 11:42 AM
 
      The good news is that 88 percent of America's homeowners are current with their mortgage payments.  That leaves a record 12 percent of homeowners behind on their payments or in foreclosure and the housing crisis isn't expected to top out until the end of next year, per the Mortgage Bankers Association on Thursday.
Nearly 6 percent of fixed-rate mortgages to borrowers with good credit were in the foreclosure process. About 50% of all adjustable-rate loans made to borrowers with shaky credit were past due or in foreclosure.

 My Dad served in WWII, Korea, and Viet Nam.  He met our mother in Cairo, Egypt and they had a beautiful military wedding there.  My grandparenets, who were from the Island of Malta, gave away their only daughter and watched her leave for the USA on a ship for warbrides in 1946.

   California Home Sales at Foreclosure Rise by 35 Percent in April 2009.   
Notices of foreclosure dropped and sales of foreclosures increased by 35 percent last month in California.
A report by ForclosureRadar added that a record number were purchased by third parties, at an average of 28 percent below market value. 
A total of 13,550 foreclosed California properties were taken to auction last month, representing $6 billion in loan value.  The number of those actually sold was 1,634 (which was 12% of the total offered) increased 52% over March and 217% over April 2008.  The remaining 11,900 properties … (3 comments)

President Barack Obama saluted veterans and urged his countrymen to do the same this Memorial Day weekend, saying the nation has not always paid them proper respect.

I join AARP and other concerned Californians in recommending a YES vote Next Tuesday, May 19th.  There are several ballot propositions negotiated by Governor Schwarzenegger and leaders from both parties in the Legislature.   Proposition 1A establishes a Rainy Day Fund, designed to provide long-term financial stability by requiring the state to put aside money in good years to ensure that funds are available when state revenues drop.
It is the opinion of AARP that should Proposition 1A fail, vulnerable Californians who rely on safety-net programs will be severely harmed -- for an indefinite period of time.  And, if Propositions 1C, 1D, and 1E fail, the budget … (0 comments)

Foreclosure rates, compared to the month of April 2008 rose 32 percent. Florida and California are the leaders.  About one in every 374 U.S. home (342,000) received a foreclosure notice in April, which is the highest monthly rate since January 2005. 
In the previous month, March, there were another 300,000 foreclosure filings.  The March filings rose by  17 percent from February and 46 percent from a year earlier.
"It's likely that repossessions will increase in coming months," RealtyTrac said.

Please take a moment to read and sign.  The new law is opposed by real estate professionals across the US, including loan brokers, agents, appraisers, banks.  It was a knee-jerk reaction to fraud, an overkill in my humble opinion.

California Association of Realtors reports an estimated 522,980 single-family home sales in March, up from 319,290 the year earlier. 
This means sales of California houses were up 64 percent in March 2009, when compared to March 2008. 
California and Las Vegas have taken some of the hardest hits in the housing slump and appear to be on the road to recovery.
In Las Vegas and some other cities, home sales doubled from March 2008.  One report states that over 2,800 homes sold in March 2009 in Las Vegas, and such sales numbers have not been seen there since 2005.   Las Vegas' inventory of homes … (0 comments)
