seattle rental market: How My Professional Property Manager Clients Get Their Portfolio Ready for Winter! - 10/04/09 03:22 PM
*Posting this to a wider audience since it would be helpful for agents who have homes listed through the winter to remember to do some of these things for those properties!* There are a lot of reasons why I created a company that works exclusively with professional property managers and landlords... the biggest one is: THEY KNOW WHAT THEY ARE DOING... and <gasp> they are paying attention even when tenants aren't! It's no secret that even the best tenants don't know how to take care of a house as well as an owner would hope. For example, swapping out furnace

seattle rental market: Looking for PM Firm in SE King County & Pierce County to Refer Potential Clients - 02/26/09 11:18 PM
My firm has a great reputation and enjoys a very steady stream of referrals. We serve Seattle, the Eastiside, some Snohomish County, and Bainbridge/Kitsap. However, we get multiple calls per month from agents and potential clients looking for property management for Pierce County and Kent, Sumner, Auburn, etc. We have taken a few clients in Kent, but found that the distance from our Issaquah satellite is just a bit too much to deliver the level of service our clients have come to expect. I really prefer to pass along resources rather than saying, "Sorry, I just don't have any contacts in

seattle rental market: Rental Market Trends: Luxury Rentals-- They're just not that into you! - 02/21/09 02:20 PM
Sometimes I feel like counseling my clients with higher-end homes is like counseling my single girlfriends in their late 30s. Her: I have a great job (Viking stove). Me: Yes, I know you have a great job (Viking stove). Her: Do you have any idea how much I spent on my new new blonde highlights (radiant heat floors)? Me: Your highlights (radiant heat floors) are very warm and inviting... and I know how much you love them, but suddenly every single gal (new property on the rental market) has gorgeous blonde highlights (radiant heat floors). Her: I'm the total package! (My house would go for $1.3m

seattle rental market: SERIAL BLOG: New Construction Rentals-- Keeping that "NEW HOUSE" Smell - 02/16/09 11:43 PM
What should we be thinking about with new construction on the rental market? Of course, it all depends on the end game. My brother and his wife are looking to gobble up some new construction SFHs at about $100k a piece that are wilting on the sales market in suburban Houston. (Sigh, the Seattle construction cost index cannot conceive of building even a small garden shed for $100k...) They want to buy and hold, so their considerations are far different than the builder who wants to wait out "today's market challenges" (my go-to euphemism) for a year or two and then

seattle rental market: REBar Camp in Seattle - 02/13/09 10:34 PM
Whoa. I spent all day at REBar Camp in Seattle. What an informative day! It was all about real estate marketing and maximizing web 2.0. First of all, the whole thing appealed to the Organizational Psychologist in me (I did get a Masters degree in the subject, afterall). The format was very self-organizing, much like the "Open Space" meeting format. Find more information about Open Space meeting here...http://www.youtube.com/watch?v=dBn-OVHG2v8 The day just sort of evolved based on what was important and pertinent to people. It was really cool because people of varying understanding about the tech side of real estate marketing (and

seattle rental market: Seattle Rental Market Trends for February 2009 - 02/11/09 10:12 AM
A good portion of my day is spent researching rental trends and then being out and about giving people opinions about a fair rental price for their property. The consumers—and real estate sales agents-- I speak with are split almost 50/50 in feeling like the current sales market applies to the rental market in terms of lower prices and the converse that the depressed sales market correlates well to higher rental prices. So, who’s right? Well, it’s not so simple. (You were probably afraid that would be the answer…) And since it changes so frequently, I’ll be updating you on what

seattle rental market: The Accidental Landlord: Help for Last Year’s Home Sellers Who Have Become This Year’s Landlords - 01/27/09 05:24 PM
Most people prepare well for their career either through education or apprenticeship. Others find their career path evolves as they assume new responsibilities on their way up the ranks. Very few wake one day to find that they are Chairman of the Board, Director of Marketing and Sales, Labor Relations Manager and Janitor of their very own company worth several hundred thousand dollars; also known as being a residential landlord. Throughout the Puget Sound and across the nation, the current housing market conditions are creating a new career called, "The Accidental Landlord". The Accidental Landlord is a savvy homeowner who has
