Hang on people!  I must admit, we get caught up in the FORECLOSURE, SHORT SALE, DISTRESS PROPERTY talk and business.  We sometimes forget the MAJORITY OF PEOPLE are not in distress on their mortgages.  THEY MAY BE TIGHT, there may be PAIN in the household, but there alot of people who have EQUITY and really could add to their family wealth or CREATE family wealth in this market!  What do I mean?  Well look at these two basic examples:

One for sure when you are in a market such as the one we are currently in, you had better have good communication skills with your clients.  Buyers and Sellers right now NEED you to be aware, focused on their needs and your guidance.  Mainly I am speaking of scripts and dialogs.  Knowing what to say, when to say it, when not to say anything!  I firmly believe YOU CANNOT TALK ANYONE INTO PURCHASING SOMETHING SUBSTANTIAL such a home.  The time period and outside influences from that "uncle" or the "parents" etc...will eventually kill your deal anyway.

I am running into alot of situations, and I would like to address in a small way.  The first is for those people who are behind on payments and currently in the loan modification process.  Please understand that just because you are in the loan modification process, your obligation to pay your payments DOES NOT STOP.  Most people think that because they are working with the bank (and hopefully the bank is working with them.....hahahaha) foreclosure proceeding are on hold.  NOT TRUE!  Once the foreclosure time line starts the banks DO NOT normally halt that process.  So what is the big … (2 comments)

In my market area like it or not Short sales or here to stay for awhile.  We frequently discuss short sales for SELLERS, but what about BUYERS?  I want to put a couple of quick points out there that may seem simple, but probably need to be said.

I get asked this questions alot.  First reply is what is a "good" real estate investment to "you?"  You need to define this first.  To some it would being able to buy a property quickly sell it and make a profit.  If that is the case what is the percentage of "PROFIT" you need to make to call the investment a success?
