2010 is going to be interesting.  There are plenty of properties already foreclosed upon not coming to the market for various reasons, but they have to come.  There are plenty of people attempting Loan modifications that should be able to get it done, but are not, and some that really never had chance, but are trying will come to market, and for those who I speak with on the inside, short sales WILL become the dominant market in sales before 2010 ends and probably into 2011 (in some areas).

Have you or anyone you know taken advantage of the $8,000 tax credit for first time buyers?  Dont forget until the end of the year if you purchase a property you receive this credit.  Depending on what and were you buy this can be most of your downpayment!  In california there is an additional $10,000 for purchasing new construction.  So let me get this right, I can purchase a new home in California and receive approximately $18,000 in tax credits?  Yes you can.  What are you waiting for, call me NOW!  661.290.3781

An amazing trend I am HEARING and starting to experience SLOWLY is banks are REALLY attempting to make the short sale process easier and consumer friendly AND taking a serious look at doing them rather than going all the way to the Foreclosure process and taking the properties back!  This may seem like common sense and should not be "news" but the truth is the process has not been friendly nor has the process been one that allows people to really get a win/win result!  I am not implying the banks are 100% wrong in this at all.  Real estate agents, … (0 comments)

Who you going to listen to?  The people PAID to tell you things are bad or the soldiers out in the field doing the work?  Real estate dead huh?  All week I've been showing writing offers on REO bank owned properties and all week they have been in multiple offers, all of them have sold over list price and none of them had been on the market longer than 5 days!  This was in different areas, and different price ranges!Do you know when the real estate market bottoms?  You dont know until AFTER it starts to go up. Despite what you hear in the media.  There are homes selling!  In the market place I am working the REO market is really HOT!  It is hot on the buyers side.  We are writing 7 to 10 offers to get one deal for out clients right now.  All of the properties are selling above list too.  Quite a few of them are selling 10% or so above the list price.

Are you feeling it yet?  Knock knock knock, who is it?  It is opportunity and it knocking on the door are you going to answer it?  OMG there are amazing opportunities in this market place right now!  If you are looking to create wealth for your family or add to your real estate portfolio this is the time!  Loan limits raising, interest rates favorable, a FEDERAL RESERVE DETERMINED TO STIMULATE THE ECONOMY, and prices coming down!

It is amazing, just a few months ago I remember sitting in on a conversation with lender and realtor discussing (bragging) about all these direct strategies they use to CLOSE buyers into deals, and all these techniques, blah blah blah blah.  I asked them both how long they have been business.  If I remember correctly it 5 and 3 years respectiviely.  I told them both you are not good at what you do.  You are products of a great market.  I told them both what are you going to do the day someone you sold a home to or did loan … (2 comments)

How many times in this market have we heard this?  Consumers ask yourself this question:  Are you looking for a foreclosure or are you looking for a good deal?  It appears everyone thinks of the word Foreclosure and assumes it is a good deal or THE ONLY DEAL in town.  That is not necessarily the case.  I ask my clients all the time do you want me to find you a foreclosed property or the best property that meets your qualifications of a "good deal?"

I often get the comment from potential and past clients on whether or not they should purchase in the current enviroment.  My reply is it depends on why you are purchasing.  As the market has continued to rise I have plenty of clients that either stayed on the sidelines or were left on the sidelines because they did not or would not make a decision to purchase.  Although the market has slowed and "depreciated" some off of its highs, it is still alot higher than it was when alot of these people did not make the decision to get in.  I … (0 comments)
