Hang on people! I must admit, we get caught up in the FORECLOSURE, SHORT SALE, DISTRESS PROPERTY talk and business. We sometimes forget the MAJORITY OF PEOPLE are not in distress on their mortgages. THEY MAY BE TIGHT, there may be PAIN in the household, but there alot of people who have EQUITY and really could add to their family wealth or CREATE family wealth in this market! What do I mean? Okay we have a lot people behind on their mortgage payments. We have a good portion of people WHO REALLY NEED HELP, then we have others that are in STRATEGIC foreclosure etc....I am not judging that by the way. I do have one question and problem, Why are the people that need the help the most DOING NOTHING? I get people all the time asking about loan modification or wanting to do short sales that honestly REALLY HAVE NO NEED, they just WANT TO DO IT. So my soapbox for the day. I grew up in a family and during time full of political awareness and struggle. My parents and grandparents were not just talkers, they were doers! In my life time I have seen many many many positive changes, and in recent times I have seen what I feel are set backs! The funny part is the majority of people (I feel) are positive and moving in the right direction, BUT WE ARE NOT THE LOUDEST! I am running into alot of situations, and I would like to address in a small way. The first is for those people who are behind on payments and currently in the loan modification process. Please understand that just because you are in the loan modification process, your obligation to pay your payments DOES NOT STOP. Most people think that because they are working with the bank (and hopefully the bank is working with them.....hahahaha) foreclosure proceeding are on hold. NOT TRUE! I know times are tough, and it is in "fashion" to blame the banks, cuss everybody out and just stay in your home until they kick you out! I am not going to lie and say sometime foreclosure may be your option left, BUT in alot of cases you should look at other options. The first of course (assuming your are upside down in equity) is a loan modification. Modifications are not easy, they are time consuming, and its like a puzzle. I must say it is difficult times all over the place. Being a realtor (and alot of careers) is not fun and games. There is so much negativity, so much hard work, and no real room to breathe. That is why instead of focusing on the negative. We need to really look into the positives. I must say it is amazing! What you may ask? How come we cant stop all the crap and get these banks moving? Moving on what you may ask? ANY DAMN THING! Is it me or does there seem to be some sort of a disconnect still with the sellers, the banks, the buyers, the realtors, the government? Its funny because everybody appears to be blaming everybody else. The public blames the banks, the banks blame the public, the public blames the realtors, the realtors blame the government, the government blames the banks and so on and so on and so on! Okay its been 2, 3, 4 months and FINALLY, you look in your email or efax and guess what THE APPROVAL LETTER FROM THE LENDER ALLOWING YOU TO COMPLETE YOUR DISCOUNTED PAYOFF (short sale) That's great we are ready to proceed now correct? Clients and friends are calling me all the time asking me, Whats next? Are we at the bottom? Will interest rates go up? Are there more foreclosurses coming? Should I buy now? Should I sell now? Truthfully the answers are generally I do not know! There are no soothsayers in this business, although some may self proclaim to be. We can only go by trends, data, and history. Okay let's have some straight talk. Our administration is trying to set a standard of home preservation versus foreclosure. The biggest "carrot" being dangled is the TARP money. Bottom line lenders need to show they are ATTEMPTING to keep people in their homes with loan modifications first, and if that is unsuccessful allow people to short sale (which in most cases is less costly to the lender and saves government money) then foreclosure and go REO.
