Hang on people!  I must admit, we get caught up in the FORECLOSURE, SHORT SALE, DISTRESS PROPERTY talk and business.  We sometimes forget the MAJORITY OF PEOPLE are not in distress on their mortgages.  THEY MAY BE TIGHT, there may be PAIN in the household, but there alot of people who have EQUITY and really could add to their family wealth or CREATE family wealth in this market!  What do I mean?  Well look at these two basic examples:

I know times are tough, and it is in "fashion" to blame the banks, cuss everybody out and just stay in your home until they kick you out! I am not going to lie and say sometime foreclosure may be your option left, BUT in alot of cases you should look at other options. We continually hear (and experience) frustration with loan modifications.  Here are some stats I received from the HAMP program as of April 2010.

I must say it is difficult times all over the place.  Being a realtor (and alot of careers) is not fun and games.  There is so much negativity, so much hard work, and no real room to breathe.  That is why instead of focusing on the negative.  We need to really look into the positives.

I must say it is amazing!  What you may ask?  How come we cant stop all the crap and get these banks moving?  Moving on what you may ask?  ANY DAMN THING!  Okay, you dont want to do loan modifications (at least thats the way it appears), you dont want to do short sales (at least that is the way it appears) but you dont want to show the losses on your books (thats why people stay in the house so long with the process so delayed).

Is it me or does there seem to be some sort of a disconnect still with the sellers, the banks, the buyers, the realtors, the government?  Its funny because everybody appears to be blaming everybody else.  The public blames the banks, the banks blame the public, the public blames the realtors, the realtors blame the government, the government blames the banks and so on and so on and so on!

Clients and friends are calling me all the time asking me, Whats next?  Are we at the bottom? Will interest rates go up?  Are there more foreclosurses coming? Should I buy now? Should I sell now? Truthfully the answers are generally I do not know!  There are no soothsayers in this business, although some may self proclaim to be.  We can only go by trends, data, and history.

Okay let's have some straight talk.  Our administration is trying to set a standard of home preservation versus foreclosure.  The biggest "carrot" being dangled is the TARP money.  Bottom line lenders need to show they are ATTEMPTING to keep people in their homes with loan modifications first, and if that is unsuccessful allow people to short sale (which in most cases is less costly to the lender and saves government money) then foreclosure and go REO.
