This is an attitude that I run into more than I wish. I understand were people are coming from too. I am speaking about the person that would prefer to stay in their home. The person that has tried to refinance, tried to do a loan modification, and for whatever reason it was not successful. This person has been beaten down by the process, beaten down by things in "life" and just wants it to end and start from scratch. Here is the reason YOU DONT WALK AWAY. What? A notice of default? How can that be? My loan modification is in process! They told me I am a PRIME candidate. I was told NOT to pay my mortgage to show a hardship to get the loan modification, NOW I am told since I am BEHIND on my mortgage I don't qualify! Wait they told me to resubmit the paperwork and CHANGE a few numbers and I should be good. KNOCK KNOCK KNOCK who is that at my door? For months on end the banks were not releasing some of their backed up inventory. Many of the banks were (and still are) playing the TRIAL loan modification game. Allowing borrowers to go from loan mod to short sale back to loan mod again. Well look around. Its a new day. If you sell your property as a short sale one question clients ask me here in the Santa Clarita Valley is what happens to the shortage on my loan or loans? Do I owe the bank the difference? Can they require me to pay or come after me later? First I want to say there is NO SUCH THING in my opinion as EVERYTHING being the same on short sales. Inventory reduction regarding listings, lower interest rates and rock bottom pricing have heated the real estate market up! Regardless of what you hear on T.V. those of us in the grind of real estate understand the market is not as bad as advertised. As a matter of fact ITS HOT! It hasnt been long but with the stimulus package and at least optimistic hope of everyone. The banks are being required to at least do what they should. Take a look at loan mods first. Try to help people stay in their homes. That can only help the overall state of the market. Second of course if the loan mods cannot work, try and REALLY work with people on the short sales or discounted payoffs. If all else fails then go the foreclosure rout and they government (taxpayers) will be a safety net. As an agent we are looking at customers
