If you sell your property as a short sale one question clients ask me here in the Santa Clarita Valley is what happens to the shortage on my loan or loans? Do I owe the bank the difference? Can they require me to pay or come after me later? First I want to say there is NO SUCH THING in my opinion as EVERYTHING being the same on short sales. It appears that some lenders are really offering incentives on their short sales. You have the Wells/Wachovia short sale which on the fast track program offer $5,000 (in most cases) to the seller and get you an approval in 72 hours (ususally). Then you this Chase program on certain older Washington Mutual program giving sellers back as much as $20,000 ( I have seen) and then of course the HAFA program giving the $3,000 assistance to the seller. I am aware there are some other banks doing things, and I HEAR some others putting together or following the lead of others

Good morning: A couple of updates we are noticing in both the mortgage side and the real estate side in the market. First of with mortgage: You may have noticed the volitale fluctuation with interest rates. Most of that is due to the world events etc....but the overall trend is upward. FHA which is I find to be the biggest player in the market place is raising there mortgage insurance as of 4-17-2011. This comes after a previous increase a few months back. I was on a couple of important calls (at least they were advertised as important) from an asset manager firm on REO's and then a separate one on short sales. Both the calls had the same message. MORE INVENTORY HAS TO COME, and banks are going to be more aggressive with foreclosure, short sale process. There are alot of loan modification in process and truthfully they are not going to be successful. There are many theories and I have mine, but the bottom line is IT HAS TO CLEAR OUT. So there is a freeze on foreclosures in SOME states. One major lender has frozen them in all 50 states. Does that mean my foreclosure will be halted, and the bank is NEVER going to take my home?
