第 一點是, 紐約這邊的房員有百分之八十五是合作公寓, 如果您在網上看到的話就是叫做coop. 另外一種是condo. 那condo是什麼呢? Condo的話,就是有產權的房子. 有產權的房子對我們華人來講是比較方便的, 因為可以自由的出租或者說是轉賣, 不需要委員會的同意或者批准, 只是有些表格要填, 讓他們通過而已. 那如果我們今天要來買房子, 幫孩子買, 大部分的華人是買condo的. 因為這樣子如果孩子以後就職在別州或者是離開紐約, 可以當作一個投資的機會來出租.

還 有第二點是時間上的關係, 如果說今天您是, 現金買 成交最快也是要四十五到六十天, 四十五天是最快的, 如果你們今天錢已經準備好了在銀行在美國的戶頭. 如果說今天是要貸款, 貸款的話時間就不能掌握了! 因為現在紐約貸款是非常非常的麻煩, 除了貸款人自己要有資格, 第二點銀行還要審核每棟樓,每棟樓都要經過銀行的同意,或者是批准才能借錢. 像過去兩三年前,  只要是您要借款, 你要借錢 ,銀行就願意借給你.

現在是銀行非常的保守.  所以說如果要借款的話, 大慨是九十天到一百六十天都有. 還有一點是, 如果說今天您在紐約, 如果說是有特別的定點要買房子. 其實, 紐約的房員, 其實我們是要注意看百分之十五的房員, condo  紐約這種的房源也不多.

We have decided to take a walk to one of our favorite park in Manhattan New York, Central Park.  We also walked up to the reservoir to enjoy the scenery, the leaves may have left the trees but the beauty of Central park still remains.

995 Fifth Avenue, New York NY 10028-The Stanhope Hotel

995 Fifth Avenue Condop located across from Central Park and the Metropolitan Museum of Art.  Originally built in 1926, as the Stanhope Hotel, and designed by famous pre-war architect Rosario Candela.  Rosario Candela designed some of the most prestigious buildings in the Upper East Side most notably 740 Park Avenue, 1040 Fifth Avenue, and 834 Fifth Avenue.  995 Fifth located at 81st and Fifth Avenue is a boutique building, made up of approximately 26 residences and sits positioned as one of the most prestigious and desirable condops near and next to Central Park located on Fifth Avenue.
Originally designed as a hotel, the Stanhope Hotel was one of the top hotels in the Upper East Side right beside the Carlyle Hotel in desirability.  A historically significant building, 995 Fifth Avenue, sits across on the south end of the Metropolitan Museum, with direct Central Park and Museum views.  This condop conversion started in 2007, the pre-war building was meticulously renovated keeping it’s pre-war architectural details, but renovated with a keen sense of modern conveniences and luxury buyer’s in mind.

New York Knicks welcomes Jeremy Lin - Taiwanese American descent basketball player from California.

Even though it is Superbowl Sunday, I could not resist to write a blog post about a New York Knicks basketball player that is Taiwanese American descent as myself.



Last night, Jeremy Lin with the rest of New York Knicks play in Madison Square Garden, he scored career-high 25 points, seven assists, and five rebounds in leading New York to a 99-92 victory over New Jersey Nets. And the New York Knicks fan were uproar cheering for this new and up and coming Asian American basketball player.

In end of 2011, Jeremy Lin joined New York Knicks from San Francisco Golden State Warriors, making him the fourth ASIAN AMERICAN and FIRST American born Taiwanese-Chinese basketball player to join NBA.

He is 22 years old, 6'3 tall with laser focus ambition had helped him succeed not only in basketball, he is also a proud Harvard University graduate.

In a recent press conference, Jeremy Lin said "It's humbling, a privilege, and a honor. I'm really proud of being Chinese, I'm really proud of my parents being from Taiwan. I just thank God for the opportunity."

Well Jeremy, we are very proud of you too. We hope you will keep on scoring for New York Knicks and silence the critics with your athletic ability. Overall Thoughts for 2011 Sales at Georgetown Plaza at 60 East 8th Street:

Georgetown Plaza is one of the only cond-op buildings in the Greenwich Village/ Union Square neighborhood.  Because it is investor friendly and has flexible purchase policies, it has become one of the more desirable buildings.  Apartments when priced within the most recent comparable sales, typically sell quickly and at strong prices.  

 

The roof top deck and views are always a major attribute to the building.  Renovated apartments are selling the quickest and at the highest prices, as most buyers do not want to go through a lengthy renovation process.  Because of the close vicinity to NYU (New York Univeristy), there is always a consistent demand for rentals, making apartments in the building equally attractive for an investor looking to rent out the apartment.  A very low supply of apartments is expected and we continue to see most apartments go into contract quickly when coming available.  

 

Most apartments sold close to their asking prices, something that we expect to see in 2012.  Georgetown Plaza is one of the most well established buildings in the Greenwich Village neighborhood and we continue to see strong demand in the foreseeable future.

Café Gitane - French & Moroccan Cafe in Nolita Manhattan New York


New York city today was almost 60 degrees, so few friends and I decided to meet up for a quick lunch in NoLiTa, one of the trendiest neighborhood in New York city.











We wanted to have a fun lunch so we decided to visit Cafe Gitane, a French and Moroccan cafe that is known for their baked eggs, couscous,
mint tea and avacado toasts. 








We had a great time dining there along with all the fashionistas in this popular downtown neighborhood. Some stars such Leonardo DiCaprio, Maggie Gyllenhaal, Jude Law and few more have also seen having a tea time at Cafe Gitane.

This 2011 Year in Review for Georgetown Plaza Market Report has details the sales activity that took place in Georgetown Plaza.  There will be a breakdown of the various sized apartments and its closing prices, original asking prices, and other specific information for each type of apartment.   

 

Keep in mind that we utilized use a number of different resources to cross reference sales figures, any reference to asking prices estimates or specific layouts.  These numbers may be updated as new information presents itself.  In regards to sizes of apartments, we rely on the building offering plan and various online websites as a reference tool, however any reference to a size of an apartment is approximate.

The price range for a true 2 bedroom/2 bathroom at Georgetown Plaza at 60 East 8th Street, starts in the $1.3 Million dollar range and can go up to the $2,500,000.  
The Two Bedroom 2 Bathroom apartment had a wide range of sales at Georgetown Plaza, 60 East 8th Street in 2011.  This was a result of a range of apartments coming on the market. Georgetown Plaza has a couple of different two bedroom layouts, some larger than others, some with outdoor space, and different exposures.  These differences along with the condition of the renovation of the apartment played a large role in the pricing of each individual apartment.  The apartments that have been recently renovated and on the higher floors in the building sold for the highest prices in 2011.  We would expect this to be a common theme in 2012.
