Old Fashion Values Helps To Bring Me To Holiday Acceptance!

By: Elaine VonCannon, ABR, SRES, REALTOR, NOTARY, PROPERTY MANAGER, TEAM LEADER

Do I want to go shopping, bake cookies, wrap gifts, drag out decorations, etc....? NO! Alright, let me get my mind on something else.

I turn on the news, yikes; market down, homes sales are in the preferable toilet, mayhem running ramped! Ok let's get a grip here, how much negatively an one take, I ask you?

Ok, by now I have a head ache, and I just want to crawl back into bed. Stop that I tell myself. You know that negative energy and thought will only draw negativity to you. Yes, but, all I hear is how bad it is. Nonsense, you have your family, friends, a few clients (Whew!), your health, 5 cats and a car that is paid for! Now I am hearing the faint strands of the 12 days of Christmas in the background of my mind.

Let's add up the real estate market. The rates are good, yes, the supply is there for the buyers, my phone is ringing somewhat. Not so bad, I called my friend who is my muse for my writing.

Sue, Sue, I said we need to do something to get into the Holiday mood and flow with the yuletide. She asked me what I had in mind. Well our REALTOR association is having an angle tree, last year I did It, so let's do it this year. Fine she said.

Did you get the email she asked me about the bell ringing and they need at least 35 more people to volunteer? Yes, I was thinking about it, I told her. Sue, Sue, said she would call the next day and sign us up to do it together. Great I told her.

Ring, Ring, the next noon. Hi Sue, Sue. Oh, you signed us up. Where will we be ringing the bell at? She laughed and said we had 2 places to choose from, in front of the ABC store (Virginia's alcohol and beverage store) or the Long And Foster Office (another real estate office and we are RE/MAX agents). I already knew the answer. Bingo the ABC Store. Well, she said, we will be sure to see more people at that location and they may be generous to donate to the Salvation Army bucket we will have. Good point! And she added if need be we can do a little shopping there. Sounds like a good idea.

Now I am feeling better as I feel that I am giving back to the community and shaking the doom and gloom. So the week before Thanksgiving a local radio station starts playing Christmas music. I turn in to the station. And hear the carols and songs which bring back memories of my childhood and of when my son was growing up.

I have now overcome the media blitz about what is wrong with everything. I am looking forward to the holiday, for the true spirit that it was meant to be. Giving of your time and resources for the good of others, makes me want to accept the holiday and even embrace it. As this is what it is meant to be.

I will spend time with family and friends; after all time is our most precious gift. I may even bust a move and bake some cookies. I did tell my husband that we will put a tree up as this is something I have not done for 7 years. My reason was we have no small children at home. But, I did tell my husband our 5 cats who are 5 years old have never seen a Christmas Tree. This may be material for another Blog!

Merry Christmas to all and to all a Happy Holiday!

POST NOTE: NOV. 30, 2008..........The Christmas Tree went up today and is completely decorated. Carols played while my husband, who looked like a deranged elf, helped me. The cats are not interested in it at all. I also invited 5 people to Christmas dinner, which I have not done in about 10 years. I think I have been bitten by the Holiday Bug!

BEWARE OF THE TIMESHARE DEMON.....IT COULD GET YOU!

By: Elaine VonCannon, ABR, SRES, REALTOR, NOTARY, PROPERTY MANAGER, TEAM LEADER

I am on a campaign to call for the regulation of time shares. In Virginia, to sale time shares one does not have to hold a real estate license. Now that seems odd to me as they are giving title. The time shares have no one watching them and regulations at all. In the Wednesday, November 12, 2008, local paper for Williamsburg, Virginia area "The Virginia Gazette" ran a 2 page article on the time share demon. If you own a time share you cannot deed it back to the timeshare company. Call them and write to the HOA or even the corporate office and they tell you to find an internet resale. Now if you think the real estate market is in trouble what do you think the time share market is in?

The major time share corporations will not let you deed the property back to them even if you do not own any mortgage on the time share and are only paying the HOA fees. I think that because the timeshare companies trade across state lines that THEY SHOULD BE REGULATED!

IF YOU GET INTO A POSTION THAT YOU ARE OVER EXTENDED THEY WILL NOT WORK WITH YOU AND THEY WILL NOT TAKE BACK THE PROPERTIES TO RESALE THEM. SO YOU ARE STUCK WITH THESE TIMESHARES FOR EVER AND WHEN YOU DO NOT PAY THEY WILL HURT YOUR CREDIT. AS IF ANYONE NEEDS THIS WHEN THE NATION IS IN THE RECESSION WE ARE IN WITH JOB LOST AND OUR DOLLAR NOT WORTH WHAT IT WAS.

I hope that this blog is read by people in government who can and will do something to get rid of this demon or either have them watched and their sales people be licensed with continuing education requirements by the local state regulation board. In Virginia this board is called DPOR.

If I had a Hammer, I Would Build in New Kent County Virginia

By Elaine VonCannon, ABR, SRES, REALTOR, TEAM LEADER, NOTARY, PROPERTY MANAGER

New Kent County Virginia is a rural area filled with the flavors of the American South. It is quiet enough for peaceful relaxation, and still situated less than 45 minutes from Richmond and Williamsburg. Those who want to retire, relocate, or purchase a second home in New Kent County Virginia may read my companion article "Retirement and Leisurely Living: Historic New Kent County Virginia". The following relays information about the timeliness of investing in New Kent County.

Smart Growth in New Kent County
A recent trend towards 'smart growth' in New Kent County will alter some of the landscape, but not the overall tone and demeanor of this picturesque county. Professionals and retirees from Richmond want to live in New Kent County because they are tired of the overpopulated city and suburban areas, but still need to commute there for business or family obligations. New Kent County is also turning into a bedroom community for Williamsburg, located just one half hour away.

Invest in New Kent County at the Bottom Tier
New Kent County is sandwiched between two Virginia Counties: Henrico County -north of Richmond, and James City County - South of New Kent County and encompassing Williamsburg. Both counties are 80% built out and approaching capacity in the coming years. When a homebuyer purchases property or a residence in Henrico or James City County, he or she is accruing equity. But the buyer is still at the top tier of the ladder in pricing. When purchasing in New Kent County, the buyer is at the bottom tier as far as price range is concerned. To make a smart investment in property, where equity will have a larger chance to grow, purchase property in New Kent County at the beginning of the growth spurt. Brickshire Golf Community and Farms of New Kent are the largest upscale developments in New Kent County.

Brickshire Golf Community
When Bluegreen Corporation, a New York Stock Exchange Company, first approached New Kent County to build a premiere golfing community there with a Curtis Strange Signature Golf Course, there were quite a few skeptics. The general feeling was that nobody would want to live in New Kent County, or build there. Now Bluegreen Corporation is laughing all the way to the bank. Approximately 1,000 homes will be built in Brickshire Golf Community. The lots are completely sold out and only re-sells are available. For more information on lots or listings at Brickshire Golf Community, click here.

Farms of New Kent
A massive building project was recently approved by the New Kent County Board of Supervisors in late May of 2005. Farms of New Kent will build out 2,520 acres surrounding the Route 249/106/609 intersection at Talleysville as a planned unit development. The New Kent Charles City Chronicle called this "the largest single development approved in the county. The plans approved by the Board of Supervisors include 1,450 age restricted (at least one occupant over 55 and none under 18 allowed) houses, 650 general market homes, 300 estate lots, 100 resort cottages, and a village center with 150,000 square feet of space surrounding a farmer's market at the center." Another 18-hole championship golf course is also in the works, a winery and vineyard, country inn and spa, three clubhouses, an equestrian center, bed and breakfast, and a polo field. It may take 15-20 years to build out the residential and commercial real estate space.

Kentland: Commercial Property
This parcel of land is approximately 6 minutes drive from the town of Providence Forge. It is directly opposite Brickshire and Royal New Kent's Entrance and is zoned commercial. A small one-stop gas plaza, a Dairy Queen, and a car wash are the only retail stores located there presently.

Retire, Relocate or Purchase a Second Home in New Kent County NOW
If I had a hammer, I would build in New Kent County Virginia. Ray Davis, a Board Supervisor said, "a recent survey listed New Kent County as the 72nd fastest-growing county in the nation and third fastest in the state." The time to buy in New Kent County is right now.

If you are interested in learning more about buying in golf communities in Virginia, read my article "Live and Play in Your Own Backyard: Golf Communities in Williamsburg".

Grab your hammer, and I'll see you in New Kent County, Virginia.

Hanover County is a county located in the Commonwealth of Virginia. As of the 2000 census, the population was 86,320. A 2007 estimate shows the county's population has grown to 100,721[1]. It is located in the Richmond-Petersburg region and is a portion of the Richmond Metropolitan Statistical Area (MSA).

History

Hanover County was created on November 26, 1720, from the area of New Kent County called St. Paul's Parish. It was named for the Electorate of Hanover in Germany, because King George I of Great Britain was Elector of Hanover at the time.

Hanover County was the birthplace and home of noted American statesman Patrick Henry and is the home of the Hanover Courthouse, which was the site of the Parson's Cause case in the Virginia Colony, in which attorney Henry argued against taxes levied on preachers by the King. The historic Hanover Courthouse is pictured in the county seal. Hanover County was also the birthplace of politician Henry Clay, author of the Missouri Compromise.

Hanover County at its closest point is only 5 miles from the current city limits of Richmond. However, the Chickahominy River is located at this closest point, which is in the Mechanicsville area. Although the Union Army came within earshot of the bells from Richmond's churches along this river during the 1862 Peninsula Campaign of the American Civil War, no one learned more what an obstacle that river can be than Union General George B. McClellan. He failed in the attempt to get all of his troops across it and overwhelm the smaller-sized Confederate forces defending Richmond, effectively prolonging the War almost 3 more years. Hanover County was the site of a number of Civil War battles, including the Seven Days Battles of the Peninsula Campaign and Battle of Cold Harbor in 1864. [1]

King's Dominion amusement park opened in 1975 in Doswell and impacted the county's economy.

In January 2007, America's Promise named Hanover County as one of the top 100 communities for youth.

The incorporated town of Ashland is located within Hanover County. Ashland is the site of Randolph-Macon College.

The Election, Real Estate and the American Melting Pot

By; Elaine VonCannon, ABR, SRES, REALTOR, Notary, Property Management, Residential and Commercial Team Leader

As I sat watching the election results last night, I had an epitome. I was moved as was most Americans by the speeches on both sides. I sat frozen in my chair, proud that I voted, not to have even given a thought of all the blood that had been shed so I could sit so smug in my chair.

The camera panned on the crowds in all sections of the US that they had gathered. The faces some happy, some sad, some excited, some even angry. But they reflected America, the different ethnic groups, the different religions, the different backgrounds, ages, sex, whatever.

This suddenly jolted me that the only true Americans are the Native Americans. I know we could argue this point, but for the sake of argument they were the 1st census here. So....to my point......

What did all these people have in common? REAL ESTATE. Maslow's hierarchy of needs which has as the top tiers food and shelter. Shelter, you own a home or rent. You own land or rent and either have a shelter of some kind and call it home.

What else do they have in common? Credit! You can not meet the 2 most important tiers of the food and shelter unless you have money or credit to get what you need to survive.

THIS IS WHY REAL ESTATE MAKES THE GREAT EQUALIZER OUT OF US ALL!

All roads point to REAL ESTATE, buying, selling, renting, building everyone needs a place to live. That is why I think that REAL ESTATE is the great melting pot.

Yorktown is a census-designated place(CDP) in York County, Virginia, United States. The population was 203 at the 2000 census. It is the county seat of York County[3], one of the 8 original shires formed in colonial Virginia in 1634.

It is most famous as the site of the surrender of General Cornwallis to General George Washington in 1781. Although the war would last for another year, this British defeat at Yorktown did effectively end the American Revolutionary War. Yorktown also figured prominently in the American Civil War (1861-1865), serving as a major port to supply both northern and southern towns, depending upon who held Yorktown at the time.

Today, Yorktown is part of an important national resource known as the Historic Triangle of Yorktown, Jamestown and Williamsburg, and is the eastern terminus of the Colonial Parkway. Yorktown is also the eastern terminus of the TransAmerica Trail, a bicycle touring route created by the Adventure Cycling Association.

Monument at Yorktown, celebrating victory in the American Revolutionary War. Installed 1884.

Yorktown, named for York, a city in Northern England, was founded in 1691 as a port for shipping tobacco to Europe. It was called "York" until after the American Revolutionary War, when the name "Yorktown" came into common use.[4]

The town reached the height of its success around 1750 when it had 250 to 300 buildings and a population of almost 2,000 people. It was the base of British General Charles Cornwallis during the 1781 siege, which was the last major battle of the American Revolutionary War. Nine buildings, including the circa-1730 Nelson House, still survive from this period, as well as many of the earthworks dug by the besieging American and French forces. The Yorktown Victory Monument - commemorating the victory, the alliance with France that brought it about and the resulting peace with England - is located just outside the current town. A memorial to the French war dead of the Yorktown campaign is being planned for construction at the French cemetery on the site of the battle.[5]

During the 1862 Peninsula Campaign of the American Civil War (1861-1865), Yorktown was captured from the Confederacy and then used as the base for the Union Army of the Potomac under General George B. McClellan

Geography

Yorktown is situated along the York River in southeastern Virginia. Yorktown has several distinct areas. Yorktown Village or Historic Yorktown is set on the York River, near the George P. Coleman Memorial Bridge that spans said river to reach Gloucester Point. Historic Yorktown is comprised first of a small strip along the beach of the York River, Water Street, which contains several small restaurants, a park, a hotel, a pier, and as of May 2005 completed a building project that has small shops and restaurants. Next, Main Street sits above Water Street on a bluff, around which the architecture is almost exclusively original. The old court house, several small shops, the Nelson House, and the Yorktown Monument all sit along this road. Around the center of the town are residential streets. Also, architecturally of note is Grace Episcopal Church, situated on Church Street near the old courthouse of Yorktown. Shops and eateries making up the "Riverwalk" section on the waterfront opened in May 2005. Colonial National Historical Park, which contains Yorktown National Battlefield and Yorktown National Cemetery, is located on the outskirts of the town. President's Park is a new attraction displaying large outdoor statues of the heads of each American President accompanied by biographical plaques.

U.S. Route 17, also known as George Washington Memorial Highway, is the primary thoroughfare of Yorktown, and cuts past Yorktown by way of the George P. Coleman Memorial Bridge across the York River. York County has grown rapidly, and over recent years, the stretch of U.S. 17 that passes through the area has grown from semi-rural highway going through mostly wooded areas to a heavily traveled route on which numerous strip malls and commercial areas are situated. Many of the residential areas of York County branch off of Route 17 or are near Interstate 64. Very little of the recent growth of York County has occurred close to Yorktown, which at this point is becoming much more of a historical colonial village, much like Williamsburg, under the guidance of the National Park Service.

The site of Richmond, at the fall line of the James River in the Piedmont region of Virginia, was briefly settled by English settlers from Jamestown in 1609, and in 1610-11, near the site of a significant native settlement. The present city of Richmond was founded in 1737. It became the capital of the Colony and Dominion of Virginia in 1780. During the Revolutionary War period, several notable events occurred in the city, including Patrick Henry's, "Give me liberty or give me death," speech in 1775 at St. John's Church, and the Virginia Statute for Religious Freedom in 1779; the latter of which was written by Thomas Jefferson in the city. During the American Civil War, Richmond served as the capital of the Confederate States of America, and many important American Civil War landmarks remain in the city today, including the Virginia State Capitol and the White House of the Confederacy, among others.

Richmond's economy is primarily driven by law, finance, and government with several notable legal and banking firms, as well as federal, state, and local governmental agencies, located in the downtown area. Richmond is one of twelve cities in the United States to be home to a Federal Reserve Bank. There are also nine Fortune 500, and thirteen Fortune 1000 companies in the city. Tourism is also important, as many historic sights are in or nearby the city.

Before 1607, the Powhatan tribe had lived in the region. For centuries, the tribe recognized the value of this site, rich in natural beauty, and had one of their capitals here, also known as Powhatan. They knew it as a place to hunt, fish, play, and trade, and they also called it Shocquohocan, or Shockoe.[4][5]

The first English settlement within the present limits of the city was made in 1609 by Francis West at the falls, in the district known as Rockett's[4], and was known as "West Fort". Captain John Smith then bought the fortified Powhatan village on the north bank of the river from chief Parahunt, about 3 miles (4.8 km) from the fort. He named this tract Nonesuch, but the English garrison soon abandoned the entire area after attacks by the Powhatans. In fall, 1610, Lord de la Warre made a second attempt to build a fort at the falls, which managed to last all winter, but was then likewise abandoned.

In 1645, Fort Charles was erected at the falls of the James - the highest navigable point of the James River - as a frontier defense. New settlers moved in, and the community grew into a bustling trading post for furs, hides, and tobacco.[4][5]

In 1673, William Byrd I was granted lands on the James River that included the area around Falls that would become Richmond and already included small settlements. Byrd was a well-connected Indian trader in the area and established a fort on the site. William Byrd II inherited his father's land in 1704, and in 1737 founded the town of Richmond at the Falls of the James and commissioned Major William Mayo to lay out the original town grid. Byrd named the city Richmond after the town of Richmond in England (a suburb of London) because the view of the James River was strikingly similar to the view of the River Thames from Richmond, England, where he had spent time during his youth. The settlement was laid out in April, 1737, and was incorporated as a town in 1742 by Chad Glasheen.[4][5]

On April 18, 1780, as Virginia's population moved further west, the state capital was moved from the colonial capital of Williamsburg to Richmond, to provide a more centralized location, as well as to isolate the capital from British attack.[8] In 1781, under the command of Benedict Arnold, Richmond was burned by British troops causing Governor Thomas Jefferson to flee the city.
In 1786, one of the most important and influential passages of legislation in American history was passed at the temporary state capital in Richmond, the Virginia Statute for Religious Freedom. Written by Thomas Jefferson and sponsored by James Madison, the statute was the basis for the separation of church and state, and led to freedom of religion for all Americans as protected in the religion clause in the U.S. Constitution's First Amendment. Its importance is recognized annually by the President of The United States, with January 16 established as National Religious Freedom Day.[10]

The Virginia State Capitol building, designed by Thomas Jefferson and Charles-Louis Clérisseau, was completed in 1788. It is the second-oldest US statehouse in continuous use (Maryland's is the oldest) and was the first US government building built in the neo-classical Roman style of architecture, setting the trend for other state houses and the federal government buildings (including the White House and The Capitol) in Washington, DC. The state capitol is one of thirteen in the United States without a dome and underwent a complete renovation which was completed in May 2007.[11]

Early nineteenth century

After the Revolutionary War, Richmond emerged an important industrial center; it also became a crossroads of transportation and commerce, much of this tied to its role as a major hub in the Transatlantic slave trade. George Washington proposed and received the support of the Virginia legislature for the establishment of the James River and Kanawha Canal, the first canal system to be established in the U.S. The canal allowed goods and services coming up the James River to be navigated around the falls at Richmond and connect Richmond and the eastern part of Virginia with the west. As a result, Richmond became home to some of the largest manufacturing facilities in the country, including iron works and flour mills, the largest facilities of their kind in the south. Canal traffic peaked in the 1860s and slowly gave way to railroads, allowing Richmond to become a major railroad crossroads, eventually including the site of the world's first triple railroad crossing.[12] The Canal officially ceased operations in the 1880s, although portions of the canal have been preserved and rebuilt by 1998-1999, spurring tourism and economic development along the old canal route in downtown Richmond.[13]

Besides transportation and industry, antebellum Richmond was also the center of regional communications, with several newspapers and book publishers, including John Warrock, helping shape public opinion and further the education of the populace.

The resistance to the slave trade was growing by the mid-nineteenth century; in one famous case in 1848, Henry "Box" Brown made history by having himself nailed into a small box and shipped from Richmond to abolitionists in Philadelphia, Pennsylvania, escaping slavery.[14]

At the outbreak of the American Civil War in 1861, the strategic location of the Tredegar Iron Works was one of the primary factors in the decision to make Richmond the Capital of the Confederacy.[15] From this arsenal came the 723 tons of armor plating that covered the CSS Virginia, the world's first ironclad used in war, as well as much of the Confederates' heavy ordnance machinery.[16] In February, 1861, Jefferson Davis was inaugurated as President of the Confederate States of America in Montgomery, Alabama, the first Confederate capital. In the early morning of April 12, 1861, the Confederate army fired on Fort Sumter in Charleston, South Carolina, and the Civil War had begun. On April 17, 1861, Virginia seceded from the United States and joined the Confederate States, and soon thereafter the Confederate government moved its capital to Richmond.[17] The Confederate Congress shared quarters with the Virginia General Assembly in the Virginia State Capitol, and the Confederacy's executive mansion, the "White House of the Confederacy", was two blocks away in the upscale Court End neighborhood.

The Seven Days Battles, in which Union General McClellan threatened Richmond and came very near but ultimately failed to take the city, followed in late June and early July of 1862. Three years later on April 3, 1865, Ulysses S. Grant and the Union Army captured Richmond, and the state capital was then relocated to Danville. Six days later, Robert E. Lee's retreating Army of Northern Virginia surrendered to Grant at Appomattox Court House, symbolically ending the war. On April 2, 1865, about 25% of the city's buildings were destroyed in a fire set by retreating Confederate soldiers. Union soldiers put out the fires as they entered the city.[17]

After the Civil War, Richmond entered a phase of recovery and reconstruction. Monument Avenue was laid out in 1887, with a series of monuments at various intersections honoring the city's Confederate heroes, included (east to west) <a href="http://en.wikipedia.org/wiki/J.E.B._Stuart" title="J.E.B. Walker chartered St. Luke Penny Savings Bank, and served as its first president, as well as the first female bank president in the United States. Today, the bank is called the Consolidated Bank and Trust Company, and it is the oldest surviving African-American bank in the U.S. The Governor's School in Richmond City is also dedicated to her name.[22]

In 1910, the former city of Manchester was consolidated with the city of Richmond, and in 1914, the city annexed the Barton Heights, Ginter Park, and Highland Park areas of Henrico County.[23]

In May of 1914, Richmond became the headquarters of the Fifth District of the Federal Reserve Bank. It was selected due to the city's geographic location, its importance as a commercial and financial center, its transportation and communications facilities, as well as Virginia's leading regional role in the banking business. The bank was originally located near the federal courts downtown and moved to a new headquarters building near the Capitol in 1922, and finally to its present location overlooking the James River in 1978.[24] Richmond's business and industrial development continued throughout the decade, and in 1929, Philip Morris, which began as a British company about 100 years earlier, opened its first US factory in the city. The white ballad singers and black gospel quartets that were popular on the radio at the time were often urban and sometimes even professional men. At the time, Richmond was particularly self-conscious with its southern roots, and such music was seen as culturally inferior. WTVR-TV (CBS 6), the first television station in Richmond, was the first television station south of Washington, D.C.[26]
