&lt;p&gt;In a world where the news flashes daily images of war, terrorism and crime more Americans are dreaming of a safe, quiet place to call home. They imagine moving to a small town community where safety and simplicity are easy to find. Potential homebuyers between the ages of forty and sixty are the most likely to be fed up with the fast pace of city dwelling. They are in search of a renewed sense of community and family. Relocation or purchase of a second home in a rural area can also be the perfect idea for homebuyers looking for long-term retirement solutions.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I Was Born In A Small Town&lt;/strong&gt;&lt;br /&gt;Small town living is especially attractive to buyers who were raised in a rural setting. Many want to recapture the security of their childhood and preserve it for their children. According to the National Association of REALTORS? 2003 Profile of Home Buyers and Sellers fifty-six percent of the homebuyers purchasing in a rural location bought because of the neighborhood, while thirty-eight percent purchased in order to live closer to family and friends. The possibility of owning more land is also appealing. The 2003 Profile also shows ten percent of repeat buyers purchased property in rural settings and most were hunting for more space.&lt;/p&gt;
&lt;p&gt;In Virginia, rural counties like New Kent, Middlesex, Gloucester, King and Queen, Mathews and King William are all seeing this relocation trend. In my real estate business about eighty percent of my sales in these areas are buyers moving from metropolitan areas. These are places where you can sleep with the windows open and everyone in town knows you. Many locations are only forty-five minutes or an hour from the city, so buyers still have access to health care, higher paying jobs, shopping centers and other activities.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Telecommuting: The Wave Of The Future&lt;/strong&gt;&lt;br /&gt;Technology is one of the driving forces behind the rural relocation trend. According to the Main Street Economist (a publication of the Kansas City Federal Reserve Bank&#65533;s Center For The Study of Rural America) one fifth of the US workforce in rural and small towns was self-employed in 2004. CNN.com writer Jakob Nielsen, a web usability expert, also believes technology will change the way Americans live and work over the next fifteen years. On July 4, 2005 Nielsen wrote an article predicting real estate sales in cities like Manhattan, London and Tokyo will decrease by twenty percent by 2020. Technological advances in the Internet, e-mail and collaboration software makes telecommuting more feasible and companies will begin to hire the best people regardless of location. Other advances in home theaters, entertainment systems, e-commerce, express shipping, and healthcare remote sensing will facilitate rural living without isolation from the mainstream culture.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Aftermath of September 11th&lt;/strong&gt;&lt;br /&gt;The National Association of REALTORS? 2003 Profile of Home Buyers and Sellers reports that twenty percent of homebuyers in the Northeast purchased in a rural area and thirty one percent in small towns. This is higher than the Midwestern, Southern or Western regions of the country. Many people attribute a portion of this trend to the September 11th attacks. It is a sad reality that we have been forced to trade community security for homeland security.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Rural Relocation Checklist&lt;/strong&gt;&lt;br /&gt;Purchasing a home in a rural area can be a big adjustment for those unaccustomed to it. Remember to make a list of all the things that are important to you and your family. Map out the location of hospitals, grocery stores, banks, schools and other activities of interest. Be realistic about the time investment and remember-peace and quiet can turn to boredom if you allow it. Also, many rural areas do not have city road maintenance or water and sewer pipes. Be sure you are ready to be responsible for those aspects of your country home. If you live in the city this may be new territory. Once you are certain relocation is the right choice you will be on your way down your own country road!&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;em&gt;Powhatan County is located in Central Virginia, west of the city of Richmond. It is bordered by Goochland County to the north and Chesterfield and Amelia counties to the south. Powhatan is connected to the Richmond metropolitan area via Route 60, and located within easy reach of I-64, I-95, and I-295. Powhatan is serviced by the Richmond International Airport, located 30-40 minutes away. It has a population of just under 25,000 and occupies 262 square miles.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Powhatan was settled at the turn of the 18th century by several hundred Huguenots fleeing persecution in France. The County was officially formed in May of 1777, from parts of Cumberland County. It gets its name from Chief Powhatan, father of the famous Pocahontas, and much of its strong history remains intact today. The first court was held in July of 1777 in the home of Littlebury Mosby. Constructed in the mid 18th century, this historic home is still standing and is currently privately owned. Today, Powhatan County boasts an 1848 Greek Revival courthouse, still in operation, which has been restored to its original condition.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Mill Quarter Plantation, originally part of a 7000 acre land grant from King George II, is a historic estate dating back to the mid 18th century. The two-story manor house was built around 1770, and was restored by Colonial Williamsburg artisans in the 1930s. Today the Plantation is privately owned and serves as a bed and breakfast. Many historic homes in Powhatan remain privately owned, including Historic Malvern, constructed in 1780, and Derwent, which served as a private retreat for General Robert E. Lee for the period directly following his surrender at Appomattox courthouse.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Powhatan maintains its strong agricultural history today, with 195 farms operating in the county. Farms range from large industrial operations to small family farmettes, with crop and livestock variation from corn to tobacco and cows to horses. The average farm 221 acres, and agriculture in Powhatan County brings in over $8 million in total revenue a year.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

As of 2000, Isle of Wight has a population of 29,728 in its 319 square miles, and includes two incorporated towns: Smithfield and Windsor. It is located within a thirty minute drive of Virginia Beach and Norfolk, and is serviced by the Norfolk International Airport. Isle of Wight is also conveniently located within a two hour drive of the Outer Banks resort areas.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Isle of Wight is one of the oldest seats of county government in the Nation. Isle of Wight County was founded in 1634, and is one of the eight original shires of the colony of Virginia. Much of its rich history is preserved today in its historical sites. St. Luke's Church, built in 1632, is the nation's only original Gothic church and the oldest existing English church in the United States. The Hattie Drummond House, located in downtown Smithfield, was built in 1858 and serves today as Smithfield's Visitor Center. &lt;p&gt;&lt;strong&gt;&lt;em&gt;Smithfield is an incorporated town located in Isle of Wight County, which is located in the Hampton Roads area of Virginia. Smithfield lies along the banks of the James and Pagan Rivers. With a population of approximately 7,000 people and an area of just over 10 square miles, Smithfield maintains a small town atmosphere, but is located within reach of many of Virginia's largest attractions. Smithfield is serviced by the Routes 460 and 58, which connect it with the major east coast byways of I-95 and I-64, as well as the Norfolk International Airport, located approximately 45 minutes away.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;The Virginia Landmarks Register has named Smithfield &quot;perhaps the best preserved of Virginia's Colonial seaports.&quot; Smithfield was first colonized in 1634, and is located directly across the James River from Jamestown Colony. Due to its strategic location on the James, Smithfield played an important role in both the Revolutionary and Civil Wars. The Smithfield Inn, located on Main Street, was built in 1752 as a private residence for Henry Woodley. It underwent a significant restoration during the Civil War period and serves today as an elegant bed and breakfast inn as well as a restaurant.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Pierceville, built circa 1730, belonged to Thomas Pierce, an active member of the Independence movement. The Old Courthouse was built in 1750 and used until 1800, when court operations were moved to Isle of Wight. It was then used as a private three-story dwelling until 1959, when the county began a restoration project. The Courthouse is now open, free of charge, to the public. Windsor Castle, built circa 1750, is a beautiful 7000 square foot manor house which now sits on 186 acres of its original 1450 acre lot. Originally owned by Alfred Smith IV, the founder of Smithfield, it was owned by 6 generations of the Smith family. It is still privately owned.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Williamsburg Virginia is a familiar name for many because it is steeped in colonial history. In the 1920s, Rockefeller sunk millions into the renovation of historic homes, pubs, and properties. Today, Williamsburg is an early American gem, as well as a mecca for retirement.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A Temperate Climate&lt;/strong&gt;&lt;br /&gt;The greater Williamsburg area includes James City and York Counties, and these areas are also steeped in early American history. Many retirees prefer this part of Southeastern Virginia because it has a temperate climate and an excellent mid point location on the Eastern seaboard. The temperature in winter months rarely dips below 40 or 30 degrees, and snow is a rarity. For six to eight months out of the year, temperatures range from 55-90 degrees.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Gardening&lt;/strong&gt;&lt;br /&gt;For the plant lover, this area of Virginia represents the northernmost tip of a sub-tropical zone, so the variety of plants, flowers, shrubs, and trees are vast. Outdoor gardening can be done 9-10 months out of the year. Near coastal or tidal areas a good deal of the soil is mixed with sand, which makes for fertile gardening.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Birding&lt;/strong&gt;&lt;br /&gt;Bird lovers will find it an excellent place for birding, because it's a flyover zone for many species of migrating birds heading south for the winter. From November through March, there are an abundance of flocks of feathered visitors to the area.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Golfing in Williamsburg&lt;/strong&gt;&lt;br /&gt;The golfing enthusiast will find much to love in Williamsburg. There are 10 major golf courses in and around the Wiliamsburg area. Three highly regarded courses are located at Kingsmill, Fords Colony, and the Golden Horsehoe , James City County and York County. Williamsburg is known for its highly coveted signature golf courses.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Low Property Taxes&lt;/strong&gt;&lt;br /&gt;Many retirees relocate to the Williamsburg area because the property taxes are much lower than other regions. In the City of Williamsburg property tax is .57 cents per hundred dollars (as of 2005.) Bordering James City County is currently .87 per hundred and York County is .86 per hundred.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Williamsburg's Proximity to Norfolk and Richmond&lt;/strong&gt;&lt;br /&gt;Williamsburg is situated between Norfolk and Richmond, each approximately 45 minutes away. Both cities have international airports, and larger cultural and sports venues to choose from. Norfolk is home to the largest Naval Base on the East Coast, and Richmond has preserved some of the olde southern charm that once made it capital of the South.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Continuing Education&lt;/strong&gt;&lt;br /&gt;The Christopher Wren Association for Lifelong Learning is part of the prestigious College of William and Mary. Continuing Education courses are offered for adults interested in such areas as historical, cultural, and technological education. Other topic areas are included in Lifelong Learning and are geared towards the mature adult audience.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Cultural Events in Williamsburg&lt;/strong&gt;&lt;br /&gt;Diverse and interesting cultural events are available regularly in the city of Williamsburg. A sampling of this includes, Williamsburg Symphony, Shakespeare Festival at the College of William &amp;amp; Mary, Williamsburg Library performances, Colonial Williamsburg Early American Theater and Colonial Williamsburg Living History Performances. There are other historical and local seasonal diversions.&lt;/p&gt;
&lt;p&gt;If you do not like your relatives and friends visiting you frequently, don't move to Southeastern Virginia or Williamsburg. The Tidewater area and Williamsburg is a premiere tourist destination. You'll find your home filled with long lost acquaintances, family members, and friends with plenty of activities to choose from to keep everyone interested and happy.&lt;/p&gt;

      <title>Clouds on the Horizon: Property Title Issues Which Affect Sale</title>

&lt;p&gt;When buying or selling a home, proof of ownership, or the property title, and issues affecting it, are critical. If you have a cloud or lien on your title, this means somebody or some business entity has laid claim to a portion of the equity in your home. There are different types of liens that affect the marketability of your home.&lt;/p&gt;
&lt;p&gt;For this article, I interviewed Deborah Wagner, an attorney in Williamsburg, Virginia, whom I utilize for my real estate transactions. Ms. Wagner&amp;nbsp;commented on several types of property liens that are common issues for homebuyers and home sellers.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Property Title Insurance - for Matters NOT of Record&lt;/strong&gt;&lt;br /&gt;In order to understand the different types of liens, it is necessary to review the concept of the actual deed or title. A property title can be insured by a title company, and I always recommend my clients purchase owner's title insurance coverage, even though not required by commercial lenders (which ALWAYS require lender's carry title insurance). &quot;Generally, many matters NOT of public record (including mechanics' and materialmens' liens for new construction) are covered under title insurance, including issues such as misrepresentation of marital status, forgery or fraud in executing documents, missing heirs, or unknown boundary contests,&quot; said Ms. Wagner.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Matters of Record for Property Title&lt;/strong&gt;&lt;br /&gt;According to Ms. Wagner, &quot;state law where the property is located covers most matters of title. East of the Mississippi, excluding Louisiana, property is generally held in one of several ways: tenancy by entirety, title passing to the survivor upon death of the first party, and that exists only between husband and wife; and can be reached (lien) only by the creditors of both; joint tenancy with right of survivorship, title passing to the survivor upon death; but which may be severed by the creditor of only one party in judicial proceedings; and, tenancy in common. Upon death of one co-tenant the undivided interest of the deceased passes by will or to heirs under state laws of interstate succession.&quot;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Deborah Wagner&amp;nbsp;described various liens not commonly known:&lt;/strong&gt;&lt;/p&gt;
&lt;blockquote&gt;
&lt;p&gt;&lt;strong&gt;Voluntary Liens&lt;/strong&gt;&lt;br /&gt;Most people are aware of voluntary liens placed on their property. These include mortgages or deeds of trust executed by the owner/borrower.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Involuntary Liens&lt;/strong&gt;&lt;br /&gt;As the term suggests, involuntary liens are placed on property by other than the legal owner of the property. Common involuntary liens are placed on property to cover real estate taxes; judgments; homeowner's association/condominium liens for unpaid dues/assessments; and mechanics liens for labor and materials provided to build/improve property.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Municipal Liens&lt;/strong&gt;&lt;br /&gt;As the term implies, the local municipality may place a lien on property. Perhaps the owner did not pay trash removal or grass cutting fees. Or, the municipality had to remove inoperable motor vehicles from the property, or remove a structure endangering public health; or, for community improvement, e. g. to pay for a park adjacent to a property, new sidewalks, gutters, alleys, water and sewer lines.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Lis Pendens&lt;/strong&gt;&lt;br /&gt;This provides notice that a suit against the title is pending. A Lis Pendens may indicate a breach of contract, or an heir who claims ownership of the property; or, a person who claims ownership of property through adverse possession. It has to be cleared for property sale or purchase to proceed&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Estate Tax Liens&lt;/strong&gt;&lt;br /&gt;Some states may have an estate tax, though many do not. Estate taxes liens do not have to be recorded in order to be valid. If the estate of a deceased individual is subject to federal or state estate taxes, the proceeds of sale are held for one year from the date of the property owner's death. If the proceeds are not held for one year, a bond may be posted to cover any tax due.&lt;/p&gt;
&lt;/blockquote&gt;
&lt;p&gt;It is always advisable to seek legal advice in closing a real estate transaction, often involving legal and significant economic considerations.&lt;/p&gt;
&lt;p&gt;The above mention issues are very common in today's Market of Short Sales and Foreclosures. This is why it is so important with &amp;nbsp;the above mention type of properties to have legal counsel that you trust.&lt;/p&gt;
&lt;p&gt;In Virginia the best way to convey title is a General Warranty Deed.&amp;nbsp; For matters of resale you need to have this type of title for the new buyer to obtain a mortgage.&lt;/p&gt;

&lt;p&gt;If you are in the home buying or selling market, it's important to understand the difference between tax assessment and appraisal value. Concentrate on the appraisal value because this determines your asking price.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Understanding Tax Assessment&lt;/strong&gt;&lt;br /&gt;The tax assessment is a tool local governments use to exact a property tax rate on residents. The local government determines your home's worth by reassessing the homes in the area you live in periodically. Some areas reassess every 2-3 years. But with today's booming real estate market, the National Association of Realtors estimates 60-70% of U.S. tax assessments do not reflect the escalating market value on home sales. This is why the tax assessment is not always an accurate gauge of true home worth.&lt;/p&gt;
&lt;p&gt;Tax assessment offers a general idea of home value. If you are curious about whether your tax assessment office is keeping up with the local market, telephone your local real estate board and local tax assessment office. Ask them about the local appreciation value on homes to determine if they are up-to-date.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Focus on the Appraisal Value&lt;/strong&gt;&lt;br /&gt;Home sellers should concentrate on the appraisal value, because a mortgage lender will write a loan on the home for this amount. Location is the prime factor in appraising a property. An appraiser will look at three homes that sold during the previous three-month period to determine what similar properties have sold for in the same neighborhood. If your home is in a rural area, or if the sales in your area have been sluggish, the appraiser can go within a five mile radius to locate similar homes for comparison. If there is home value inflation in the area, the appraiser will factor this in. A good appraiser will contact the realtor who sold the homes he or she is using as a comparison.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What Do Appraisers Look For?&lt;/strong&gt;&lt;br /&gt;An important rule of thumb of real estate is: location, location, location. Appraisers are mainly focused on the following to determine home worth:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Square footage&lt;/li&gt;
&lt;li&gt;Condition and age of the home&lt;/li&gt;
&lt;li&gt;Location&lt;/li&gt;
&lt;li&gt;Lot size&lt;/li&gt;
&lt;li&gt;Number of bedrooms&lt;/li&gt;
&lt;li&gt;Number of bathrooms&lt;/li&gt;
&lt;li&gt;Total number of rooms&lt;/li&gt;
&lt;li&gt;Garage(s)&lt;/li&gt;
&lt;li&gt;Decks&lt;/li&gt;
&lt;li&gt;Screened porches&lt;/li&gt;
&lt;li&gt;Fireplaces&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Secondary Enhancements Help a Home Sell&lt;/strong&gt;&lt;br /&gt;There are other bells and whistles the appraisers may factor in, but their impact on home value is marginal. Although these improvements do help the home sell, they do not impact the appraisal significantly.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here are some examples:&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Ceramic tile&lt;/li&gt;
&lt;li&gt;Hardwood floors&lt;/li&gt;
&lt;li&gt;Crown molding&lt;/li&gt;
&lt;li&gt;Chair railing&lt;/li&gt;
&lt;li&gt;Specialty counter tops, cabinetry&lt;/li&gt;
&lt;li&gt;Sprinkler system&lt;/li&gt;
&lt;li&gt;Wainscoting&lt;/li&gt;
&lt;li&gt;Upgrades in light fixtures&lt;/li&gt;
&lt;li&gt;Upgrades in faucets, sinks, tubs and showers&lt;/li&gt;
&lt;li&gt;Swimming pool &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Sell Your Home Quickly&lt;/strong&gt;&lt;br /&gt;Do not be mistaken -- upgrades are worthwhile because they will help sell your home quickly. For example, eye-catching landscaping will lure people in to look at the home, because 80% of homebuyers decide if they like a house when they first drive up to the property.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;When do I Need an Appraisal?&lt;/strong&gt;&lt;br /&gt;Home sellers may want to pay for a professional appraisal so they know the true value of their home, but they are not required to have an appraisal. Your realtor will determine an asking price with you. To determine a fair and marketable price for your home, expect your realtor to research comparable home sales on Multiple Listing Services (MLS). Homebuyers are required by the lender to have an appraisal done and they must pay an average of $300-500 for it. Payment is due at the time of the appraisal. The buyer does not have the right to choose the appraiser -- the lender does this. Loan officers keep an approved list of appraisers on hand.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Research on Home Value&lt;/strong&gt;&lt;br /&gt;While conducting research on home value consider this: Is the neighborhood you live in completely built out, or are you competing with new homes still being built? If you are putting your home on the market and would like to conduct some of your own research, you can do one of three things. Visit the courthouse in your county and see what has sold in your area that is similar to your home. Call your local realtor and ask for a comparative market analysis. Or, visit open houses in your neighborhood which are similar to your own, to see what they are selling for. All of these activities are a good education for homeowners interested in learning the value of their home before placing it on the market or refinancing.&lt;/p&gt;

&lt;p&gt;Williamsburg and James City County are premier locations for boating and fishing enthusiasts to live and visit in Virginia. The James River is just a short distance from the Chesapeake Bay and the Intracoastal Waterway. Marinas near the James River are a wonderful, restful berth for boaters and offer the amenities, and sometimes- dining. Inlets and coves used since colonial times and perhaps longer allow the boater a pleasant respite from the busy James River channel, which carries boats from the Hampton Roads Bridge Tunnel to the piers of Richmond, Virginia. There are several well-maintained public boat launches in the area that lead into the James or Chickahominy Rivers, or allow access to lakes or reservoirs.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Jamestown Yacht Basin (757)-229-8309&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If it is convenience to the James River you are searching for, the Jamestown Yacht Basin is located on Powhatan Creek, nearby Historic Jamestown, just a five-minute boat ride from the James River. Speed boats and jet skis are permitted to launch from this marina. Boats coming via the Colonial Parkway, on trailers, have a 12 foot height restriction, due to tunnels. The Yacht Basin has 125 wetslips, but they are usually booked, so call ahead. The fully functional marina has a boat launch and stocks boat supplies, ice, gas, and marine fuel. Fish caught in the immediate area include catfish, croaker, striped bass, and large mouth bass. Jamestown Yacht Basin is the only covered marina in James City County.&lt;/p&gt;

Have a bite to eat at The Deck at the Marina - with light fare and live entertainment complemented by a panoramic view of the James River. The marina store stocks boating and fishing supplies and other provisions. To access Kingsmill Resort &amp;amp; Spa's Marina, which is just 35 miles upriver from the Hampton Roads Bridge Tunnel, look for channel marker #40 on the James River.&lt;/p&gt;

&lt;p&gt;Two Rivers Country Club is located in a protected, private harbor nearby the intersection of the James and Chickahominy Rivers One hundred boat slips can be housed at this Yacht Club with exclusive membership. There are 78 slips at the 25-50' depth range. There are 8 transient slips at the Yacht Club. A maximum of 50' boats are permitted. Water, electric, and boat dock boxes are included with all slips. Amenities include a boat launching ramp, fuel service, a terrace with a covered awning and tables, an office, shop, laundry, bathroom, showers, and ice.&lt;/p&gt;

&lt;p&gt;This fishing lake is maintained by the City of Williamsburg Parks and Recreation and only rowboats, canoes, pedal boats and kayaks are allowed. No gasoline boats are permitted in Waller Mill Park, but electric motors are permitted, and they are available for rental for $15-20 per day. This is a great fishing lake -- well stocked with striped bass, large mouth bass, blue gill, yellow and white perch, catfish, and red-earred bream. Fishing is only permitted from boats. Waller Mill Park is Williamsburg's 2700-acre park situated around its reservoir and has been open to the public for 24 years. The 343-acre lake has a tunnel connecting the upper and lower sections of the lake. To get to Waller creek, take Airport Road (Rt. 645), which connects I-64 and Rt. 60 West.&lt;/p&gt;

&lt;p&gt;This public boat launch, Diascund Landing is overseen by the Virginia Department of Game and Inland Fisheries and is right in James City county. From Williamsburg, Go West on Rt. 60 at past Norge for 8 miles until the intersection of Route 603 north. Boat access is 1/2 mile on the right.&lt;/p&gt;

For some golfers, the ultimate immersion in the sport means moving to a golf community. In and around Williamsburg, Virginia a concentration of great courses and elegant golf communities make it the perfect place for the golfer to live, work, or retire.&lt;/p&gt;
&lt;p&gt;Check with individual communities, but most have additional amenities such as swimming pools, tennis courts, and restaurants. Featuring oversized greens and tremendous vistas, it is characterized by deep bunkers and long carries. In 2002, Stonehouse was awarded 4 1/2 stars by &lt;em&gt;Golf Digest&lt;/em&gt;.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The Green Course&lt;/strong&gt;&lt;br /&gt;Another 18 hole adventure, this course was designed by Rees Jones, the son of Jones Sr. The Green Course is a longer design then the Gold Course. Although it is created from the same terrain as The Gold Course, this course is less challenging. The Green Course is 7,120 yards and offers a Par 72 design.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Spotswood Course&lt;/strong&gt;&lt;br /&gt;This 9 hole wonder was named for a former governor of Colonial Virginia, Alexander Spotswood. Jones Sr. updated the 1947 design in 1963 on the Williamsburg Inn's property.&lt;/p&gt;

The black course is 6,953 yards with a par 73; the blue course is 6,411yards with a par 70; the white course is 5,900 yards with a par 67; the green course is 5, 122 yards with a par 68.&lt;/p&gt;

A public 3-hole regulation practice course is available for $18 and no prior reservation. This 18-hole course allows the golfer to choose from five sets of tees (4,568-6,885 yards) and is a par 72. Golf enthusiasts love taking the challenge of &quot;The Abyss&quot; - a par 3 that is both renowned and cursed in the Williamsburg area.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Kiskiack Golf Club, Croaker&lt;/strong&gt;&lt;br /&gt;This course was designed by John LaFaoy and his goal was to balance playability with overall aesthetics. Shorter hitters and golfers more comfortable playing knock-down shots will appreciate this course. Golfers rise to the challenge of the signature hole -- number 11. This 200- yard par 3 is played over a body of water to a peninsula style green set in natural surroundings. The Green course is 6,775 yards with a par 72; the Gold course is 6,405 yards with a par 70; the Black Course is 5,595 yards with a Par 67; The Grey course is 4,902 yards with a Par 67. &lt;p&gt;Colonial Virginia estates are steeped in American history. For many, these large land holdings with multiple outbuildings in the rural south inspire remembrances of the American South at the height of elegant living. Even with the advent of metropolitan living and modern conveniences, the colonial Virginia estate has never quite gone out of style. Currently Virginia estates are sought after properties surging in popularity. Many Virginia estates are sought after by for their charm and location. Some of the older estates in need of renovation are sought after by buyers whose love of history and nostalgia for a bygone era are paramount. Estates appeal to buyers whose preferred lifestyle has led them to large Virginia estates as residents so they may incorporate farming, sporting, or entertaining guests into their daily lives.&lt;/p&gt;
&lt;p&gt;Contemporary Virginia estates are being built with the features of luxury homes and cater to the tastes of the luxury buyer. Some include saunas, spas, indoor and/or outdoor swimming pools or lap pools, work out facilities, wet bars, and sports rooms. Families are also requesting outdoor kitchens and living spaces. Contemporary estates start in the $400,00-500,000 range and are priced upwards into the millions, depending upon acreage, outbuildings, and features.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Types of Colonial Virginia Estates&lt;/strong&gt;&lt;br /&gt;The contemporary Virginia estate owner is seeking refuge from the crowded living and traffic patterns of larger urban areas. With privacy and a large amount of space, families can utilize the different rooms in the house for various activities, and guests can be housed and entertained properly. There are many types of estates in Virginia: these include waterfront estates, equestrian estates, historic estates, country estates, and sporting estates. The estate purchaser will have a unique area of interest and pursue a land holding which accommodates those interests.&lt;/p&gt;

To own and restore a historic property, preparation, discernment, and sensitivity are necessary. The rewards of historical home ownership are many.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Financial Advantages of Historic Home Ownership&lt;/strong&gt;&lt;br /&gt;One of the major benefits of historic home ownership is the stability of resale values. Historic homes generally increase or maintain their worth over time. Historic homes sell faster when on the market because they are rare. They also attract a very particular type of high-end buyer.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Aesthetics of Historic Home Ownership&lt;/strong&gt;&lt;br /&gt;The proud historic homeowner is also a part of something bigger -- the rich tapestry of American history. Historic homeowners live in or possess property that is completely unique. These homes have an uncommon design, illustrate a high level of craftsmanship, and are made of high quality, often enduring materials that are not generally utilized in contemporary building.&lt;/p&gt;

Sometimes historic homeowners receive recognition by restoring the right home with a sense of integrity. The home tells the tale of a place and time people want to remember. By preserving and restoring the historic property, you have the opportunity to educate people about a period in American history. Often historic homeowners report many different kinds of treasures uncovered in the yard, basement, or attic of their property.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Historical Home Restoration&lt;/strong&gt;&lt;br /&gt;The work of restoration requires time, skill, and dedication. Many historic homeowners love this challenge, and are willing to give the time and energy it takes to complete a project of this scale. It takes elbow grease, perseverance, patience, sweat, tears and most of all -- money and a budget. Upkeep on historic homes is continual. When repairing damages in historic homes, replace with materials that match originals as closely as possible. Once you become part of the historic preservation community, it pays to investigate and research the resources available. Network with local restoration artists, architects and contractors, especially those familiar with the time period of your area. Visit salvage yards and antique stores to find windows, bathtubs, furniture, or other items for your historical home. Research the time period, history, and architectural style of your home so that as you rehabilitate the property everything originates from or at least replicates the correct period.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Structural Changes in Historic Homes&lt;/strong&gt;&lt;br /&gt;Exercise caution with design changes, additions or demolition. Always maintain the original scale and proportion of doors and windows to the building. Preserve the number of panes in the windows and the dimensions of columns. Any architectural elements should be replaced with matched materials. For example, wood columns should not be replaced by iron ones. Be prepared to upgrade electrical, plumbing and plaster.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Exterior Changes in Historic Homes&lt;/strong&gt;&lt;br /&gt;Many historic districts have strict guidelines owners must follow in order to maintain and protect the neighborhood and the historic homes. Learn about acceptable paints or exterior coverings (vinyl siding is not usually a possibility). Know which curtains and shutters are appropriate. Do not alter the original landscaping if possible. Leave the yard a yard instead of converting it into a driveway. Additions must match scale, size and style of the original structure. Do not change the pitcht of the roof.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Interior Renovations&lt;/strong&gt;&lt;br /&gt;Windows and bathtubs might not have to be replaced, see if the originals can be re-glazed. Honor the signature elements that are indicative of your home&#65533;s particular style. Be gentle when cleaning surfaces. Hire a professional architect and contractor with a background in restoration and rehabilitation. Be sure these professionals are trustworthy and communicate well.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The National Register of Historic Places&lt;/strong&gt;&lt;br /&gt;This register provides citations that confirm the historical significance of a property. Created in 1966 by the National Preservation Act, this resource has a database with 79,000 districts, sites, buildings and homes listed. Areas with particular scenic, cultural or tourism value usually have design control regulations. Visit http://www.cr.nps.gov/nr/ to learn about the preservation ordinances in the area where you plan to buy a historic home.&lt;/p&gt;
