bellingham housing market: Barkley Area Housing Market, Bellingham, WA - 02/15/09 02:42 PM
The year ended on the down side...no surprise there! Our local sales volume is still down. No question about it! On average about 30% down from this time last year. Barkley area has a historically low inventory right now. With 109 homes sold in the last 6 months and only 69 homes on the market, one would think it was a sellers market in the Barkley area! However, already this month things are picking up! Buyers are coming off the fences. So what is it looking like in Whatcom County? Things are picking up! It is still a buyers market. Meaning there is more than 6 months of inventory on the market right now. Bellingham Builders have pulled back...for now. (Stay tuned for the housing shortage that will occur in 18-24 months!) Buyers are still out there, and they have time to be choosy! Bellingham Sellers are frustrated with the extended days on market. Certain price ranges are still skipping along, we have even seen homes with multiple offers, back up offers and offers with escalation clauses!The lender issues have finally calmed down...and

As you may have read in the Bellingham Herald....We have experienced a drop in median price, and Lynden out preformed Bellingham. Things are still moving along, but in a more normal market. Where sellers need to plan ahead, list their home at the right price, and buyers have options with time to see several homes before choosing the one right for them! The lender issues have finally calmed down...and we are back on track. 100% financing is still available for 1st time homebuyers, those that haven't owned a home in 3 years, rural housing (North of Bakerview, East of Toad Lake...and including

Over-priced home rankings, increases in foreclosures, flooded inventory...what does it all really mean to you? Over Priced homes? To a degree yes. The ranking is based upon the average income, and the average home price. Well, with over 12,000 students and a service based employment arena our average income is low. Also, monies made from another state, or country do not figure into the average. (This is due to change soon!)
