So here are the numbers for Bellingham Whatcom County Foreclosures.
Approximately 40% of home sold in Whatcom County are a short sale or foreclosure..aka distressed property.
There are 91 homes involved in a bankruptcy proceeding.Currrent Bellingham and Whatcom County foreclosures total 166, with 66 homes in pre-foreclosure.
Between now, March 20th and April 10th there are 13 homes up for auction on the county steps.
While these numbers are low compared to the national statistics, they are high for Whatcom County.
However, on the bright side.  Buyers are buying.  Investors are investing. Why? Because the market values will go back up.  … (0 comments)

Lending:When buying a home the very first step you must take is with a lender...unless you are paying all cash!
I have has two recent experiences where the buyers lenders (Big National Lenders) could not do the loans...and these were very qualified folks!  So I asked them to check with our local Bellingham lenders before giving up!  Leena at Neighborhood Mortgage and Rob at The Bank of The Pacific came through for these folks.  With equal rates and costs the National lender was promising...yet couldn't deliver. This is just a short blog...
I feel the market picking up.  New Quarterly stats will be compiled here shortly, and story will unfold.
However, the number of buyers has seem to increase.  Perhaps because there are some great deals in Bellingham and Ferndale!
I am sure some warm dry weather would really make an impact!
Rates are staying low, and the USDA Rural Housing program still has 100% financing!  With no PMI.  Check with your favorite lender! 
Our "selling season" is just around the corner.  'Tis the season for helping folks find the home they are looking for...and helping sellers move onto their next chapter!

When touring new clients around Bellingham, I always point out our many trails and parks.  I am proud of the amount of parks we have here, and the ever growing trail system.
One of my favorite parks is Whatcom Falls Park.  The trails twist and turn through out it...the fish ponds are a sight to behold, but the waterfall is the grandest sight!  The sound it makes is rather majestic.  The park is magic to me, it takes the worldly issues and puts them on the back burner, so to speak!

By tracking the pended sales each week, one can see how many buyers are really out there.  How many transactions are really taking place.
Since February 1 of this year, the average number of pendinged homes has only been 2 to 3 per week for the price ranges I have been tracking.  However that is up from January!  The percentage of homes pending, in relation to the number of homes on the market is roughly 19%  Bellingham Real Estate is slow, but steadily increasing.

In the Bellingham Real Estate market, $250,000 will get you an older 1975 3Bed/2bath 1600+ square feet in a good neighborhood, in good condition...or a younger 1996 home 3Bed/2bath around 1300 square feet in good condition, in a good neighborhood.  Or perhaps a classic Victorian in the "heritage neighborhoods" that need some work and has a small yard, and no garage.
Is there a lot to choose from in the price range.  Well, currently in Bellingham there are 80 homes between $220,000 and $270,000 on the market.  The average list price is $248,000 and the average square footage is around 1300.  There … (0 comments)

Plenty of choices here.  In our Bellingham Real Estate market there are about 100 homes on the market between $290,000 and $350,000, with only 11 pending.
There are several in this range that are just flat over priced, not good investments.  We will be seeing those on the market for a while!  For example, a 1970's home in an older neighborhood with 1600 square feet for $292,000.  Some one needs a reality check!
However, the options in this range do offer some great deals for brand new homes with around 1600 square feet, newer homes with up to 2000 square feet...all in great condition and … (0 comments)

Thinking about relocating to Bellingham, WA.  There are some questions you need to ask yourself. Why?
"Cause I said so."  Just kidding.  Because in Bellingham WA, there are so many different types of neighborhoods.  Each offering it's own unique qualities.  Some are neighborhoods filled with older craftsman homes, some have primarily new construction, some have creeks and parks running through them...some are close to specific retail areas, or the night life, or close to Western Washington University.  The distinctions go on.
