This has been such a "full" year and as it draws to a close I want to share my thoughts on 2008.  Even though many of us have experienced some negative impact from the financial issues of our country and the world, I wanted to pass on a comment from my Yoga teacher.  "These are first world problems," she says.  She is right.  People in other countries would gladly trade places with us.  We live in a safe environment, we have comfortable homes, we are warm, we are well fed and really have all our basic needs met.

Update on Bluff Cove Road Repairs - 12/29/08 11:25 AM

Palos Verdes Estates City Council has selected a "combination of caissons and tiebacks to create a wall that will support PF Drive West" reports the Palos Verdes Peninsula News.  The road has been affected by the landslide above Bluff Cove. The caissons will be 53 feet deep; the tiebacks are horizontal wires used to reinforce the caissons for stability.  The cost could be up to $1.2 million.  Click here to read more.....

Top Tuesday Tour Tips - 12/29/08 11:07 AM
There were 15 homes on the Palos Verdes Real Estate Broker's Tour.  We currently have 242 active single family homes for sale in Palos Verdes ranging in price from $709,000 in Rancho Palos Verdes to $18,900,000 in Rolling Hills (the low in Eastview is $599,00).  There are 67 townhomes/condos for sale priced between $269,000 and $2,000,000.  My favorites were:  Click here to read more.....

November Market Statistics - 12/29/08 10:56 AM
 
Statistics for single family homes for the month of November for Palos Verdes Real Estate are now available.   To date, our prices have remained fairly steady with only 2.9% decrease in average price since January 1, 2008, compared to average 2007 sold price.  Average price per square foot since the first of the year is down 5.8% from average 2007 square foot price.  The median price has decreased 4.7% compared to 2007 median price.  2007 and 2006 both showed increased sales prices.  We are fortunate that our real estate values on the Peninsula have not been tracking the rest of the country.  Click … (0 comments)

New Appraisal Guidelines - 12/27/08 09:52 AM
 
After hearing from an agent in Northern California that their appraisal guidelines had been changed, I called Robert Riede from the Appraisal Connection (310-768-8700) to get the latest on our appraisals here for Palos Verdes real estate. 
Robert confirmed that lenders had really tightened their guidelines for appraisals with most lenders requiring at least 2 comps from the last 90 days.    Click here to read more.....

Tea At Trump Revisited - 12/15/08 04:41 PM
 
Today, I had High Tea at Trump with friends as our pre-Christmas celebration.  This is my third tea at Trump National and I have to say they are doing a better job.  Gone are the tea bags on a plate to choose from and instead there was a tray of little cannisters with bulk tea to choose from.  After sampling the aromas of their new Naja Teas, I chose "Mix & Mingle" which was an organic black tea, toasted coconut, chocolate, vanilla and roobios; it was smooth and almost creamy - very delicious. Click here to read more...

Palos Verdes unique coastline with all its bays and coves makes for some great surfing spots.  Both of my children's friends surf and even they do not know where all the surf breaks are.  In the Fall issue of the Palos Verdes Bulletin, an article entitle "Surf Mecca" described the history of surfing in Palos Verdes and went on to name the surf breaks - Avalanche, Boneyard, Charlie's, Christmas Tree, Cove, Dominator, Exile's, Indicator, Haggarty's, Longs, Lower's, Lunada Bay, Middle's, Pinnacle, Pipe's, Rat Beach, Rat Point, Ski Jump, TA's (Tom Anderson), Turbo's and Wally's.   Click here to read more......

Speed Limit Changes in Palos Verdes? - 12/04/08 10:53 AM
 
 
Do you know what the speed limit is on Palos Verdes Estates city streets?  It seems there are changes in the air.  According to the Peninsula News, the city of Palos Verdes Estates has completed a recent survey of several streets (the last review was in 2002).  "The process for setting speed limits is regulated by the California Vehicle Code, or CVS, according to a staff report.  The CVS requires that the city perform an engineering and traffic survey and periodically readopt speed limits for each street where the city wants to use radar enforcement, according to city officials." More on Terranea - 12/03/08 12:25 PM

On Thursday evening, I drove down Palos Verdes Drive South and noticed lights on at our new Terranea Resort.   A call to Ara Mihranian, Project Planner at the City of Rancho Palos Verdes, confirmed that the contractors are working extended hours in the enclosed interiors of the site.  It is the developers intent to have the project finished by June 2009.   Photo above is of the entry court of the main hotel. Click here to read more......

There are several 2008 holiday events coming up to be enjoyed by owners of Palos Verdes Real Estate.  The 52nd Yule Parlor Parade featuring 3 beautifully decorated homes will be held Friday, December 5th, and Saturday, December 6th, from 11:00 a.m. until 4:00 p.m. with a Christmas Tea served at Neighborhood Church from noon to 4:00 p.m (benefiting South Bay charities).  Call 310-378-9353 for more information.  The Neighborhood Church Christmas Pageant will take place on December 14th at 5:30 and 7:30.  Click here to read more........
