April 2011 statistics for Palos Verdes real estate indicate a rise in the number of pending sales for Palos Verdes homes – 74 compared to 55 in March.  Actually this is the highest number of pending sales in any one month since at least 2006.  41 single family Palos Verdes homes sold/closed escrow in April compared to 45 in March.  Inventory continued to rise in April with 249 Palos Verdes houses for sale compared to 239 in March.
Average sales price in April was $1,248,000 for single family Palos Verdes homes compared to $$1,708,000 in March (which was an anomaly as several higher priced homes … (1 comments)

Time Is Running Out for Filing Tax Exemption in Palos Verdes - 05/13/11 11:47 PM

Recently, I attended a Palos Verdes real estate Board Breakfast Meeting with the City Managers from all 4 cities on the Peninsula – Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates.  Here is a summary of their updates:

The 45th Annual Palos Verdes Marathon will be held Saturday, May 14, 2010, at 7:30 a.m.  This year the Marathon has moved and the new start and finish is at the Terranea Resort in Rancho Palos Verdes.  Once again you will be able to enjoy the beautiful ocean views, the Palos Verdes Homes and the rolling hills that make up this beautiful Peninsula. According to the official website, the Palos Verdes Marathon is the second longest continuously running Marathon in the United States, second only to the Boston Marathon.  Palos Verdes Marathon is actually a qualifying marathon for the Boston Marathon.  Pretty cool, don’t you think?

When a seller of Palos Verdes real estate and the buyer who submits an offer on a Palos Verdes home are waiting for the appraisal to come in, they generally presume that an appraisal expert from the area will be doing that appraisal.  That is not always true.  I have written several articles regarding the frustration resulting from the appraisal process (the most recent can be accessed by clicking here) created by the Dodd-Frank financial reform law last year.

Marketing Palos Verdes homes will look a little different with the introduction of QR Codes (quick response codes).  I am sure you have seen the above squares in print ads and on store shelves.  Now they are being used to sell Palos Verdes houses too.

Palos Verdes Homes Need Carbon Monoxide Detectors - 05/04/11 09:44 PM

A new California law will affect Palos Verdes home owners. Effective as of July 1, 2011, all single family dwellings in California (and that includes Palos Verdes homes) with “a fossil fuel burning heater or appliance, fireplace, or an attached garage” must have an approved carbon monoxide device installed in the dwelling. All other dwellings (apartments, hotels, dorms, etc.) will have to have the detector installed by January 1, 2013.  Holly M.
