There were 31 homes on the January 24, 2012, Palos Verdes real estate Broker’s Tour.  I was able to see 13 homes today in the allotted two hours.  More than half the homes on tour today were new listings; we are happy to see our inventory increasing.  We currently have 204 single family Palos Verdes homes for sale ranging in price from $725,000 in Rolling Hills Estates 90274 to $10,500,000 in Palos Verdes Estates 90274 (the low in Eastview is $597,400).  There are 51 Palos Verdes townhomes for sale priced between $171,000 and $2,595,000.  My favorite Palos Verdes homes today were:

January Palos Verdes Homes Sales - 01/30/12 09:36 PM

Sales for Palos Verdes real estate single family homes in the first 26 days of January have decreased compared to sales to date for this time last month (37).  20 Palos Verdes houses have been reported as sold to date since January 1, 2012.  (It may take an additional week for some sales to post after the actual close of escrow).  The average sales price for single family Palos Verdes homes for January to date is $1,596,809 which is up from last month’s average of $1,462,000.

In a prior article, “How Did 2011 Palos Verdes Homes Sales Compare?”, I gave preliminary statistics for the entire Palos Verdes Peninsula.  Now we will look at those final numbers as well as the individual neighborhoods.  The chart above can be seen in larger version by clicking here and scrolling to bottom.

Palos Verdes Library's Fine Free Friday - Things To Do In Palos Verdes - 01/26/12 09:16 PM

The Palos Verdes Library District is giving Palos Verdes homes owners the opportunity to return overdue library books on Friday, January 27, 2012, with a waiver of fees.  This “get out of jail free” card can be utilized by visiting a library service desk at any of the three Palos Verdes libraries.  This extends to overdue and expired hold fees, with a maximum of $50 per library card.  Click here to read more about Palos Verdes Library's  fine free Friday...

Palos Verdes Real Estate Outlook December 2011 - 01/25/12 08:37 PM

December 2011 statistics for Palos Verdes real estate show a slowdown from November but on track compared to December 2010.  Both pending sales and the number of Palos Verdes homes sold in December 2011 was  less than the prior month.  47 Palos Verdes houses sold/closed escrow in December compared to 50 single family homes sold in November.  December 2011 sales (47) are almost exactly the same as December 2010 (48).  41 Palos Verdes houses had pending sales in December compared to 50 homes in November.  Inventory of active Palos Verdes homes for sale was 172, continuing the seasonal reduction in … (1 comments)

Palos Verdes High Schools Open Houses For Eighth Grade Students - 01/23/12 07:06 PM

Attention parents of eighth grade students!  Palos Verdes High School and Peninsula High School will be hosting their annual Eighth Grade Open Houses at their respective schools for children of Palos Verdes homes owners (and tenants).  Current eight graders must select their high school of choice by Friday, February 17, 2012.  Students who do not return their enrollment forms by 4:30 p.m on February 17, will be enrolled into a high school by the district based on available space at either school.  Click here to read more about choosing a Palos Verdes high school....

As part of selling Palos Verdes real estate, I keep updated on area statistics, Palos Verdes homes for sale, new software, etc.  Today, I attended a class which showed us new features of our Multiple Listing Service which included searching for specific data in several different categories.  I looked at distressed properties sales in Palos Verdes to see how it compared to Los Angeles County, the State of California and nationally as reported in a recent LA Times article (click here to view article).  As you can see from the chart above, only .5 – 1% of Palos Verdes homes … (0 comments)

As I did last year, I thought it would be fun to go through 2011s Top Tuesday Tour Tips for Palos Verdes real estate and pick my favorites, tell you why and give you an update on those Palos Verdes Homes.

The City of  Rancho Palos Verdes is offering a Junior Ranger Program for children from 7 to 12 years of age to learn about the Palos Verdes Peninsula.  The program will teach them about our local trails, the wildlife and outdoor preparedness to enable them to have basic trail etiquette, and safety practices here on the Peninsula.

Palos Verdes Silver Spur Neighborhood - 01/16/12 09:37 PM

Palos Verdes real estate area 176 is known as Silver Spur, and is located in the city of Rancho Palos Verdes and Rolling Hills Estates.  Multiple listing service area 176 is bordered by Hawthorne Boulevard on the southeast, and includes the neighborhoods of Grandview, Rollingwood and Kingspine.
This area has large tracks of single family homes which can be accessed from both sides of Silver Spur Road between Hawthorne Boulevard and Palos Verdes Drive North.  Many of these homes have incredible views of downtown Los Angeles and the local mountain ranges.  A few even have Queen’s Necklace Ocean/coastline views.  Click here … (0 comments)

Palos Verdes School District News - 01/12/12 09:45 PM

Many Palos Verdes homes owners were surprised to receive an email from the Palos Verdes Unified School District that a new California law is going into effect for kindergarten aged children.  The new law states that for the 2012-2013 school year, a child must be five years of age before November 1st.  Prior to this change the cutoff date was December 2nd, which has been in effect for several years.  Click here to read more about Palos Verdes schools...

New Mortgage Dispute Resolution Hotline - 01/11/12 09:48 PM

Palos Verdes homes owners and home owners across the country often have unresolved questions regarding their home mortgage, private mortgage insurance escrow account, promised interest rate reduction, loan modification request and an array of other home loan questions.  I just read about a new federal service that became available on December 1, 2011 – the Consumer Financial Protection Bureau’s home mortgage complaint and dispute resolution hotline courtesy of last year’s Dodd-Frank financial reform legislation.  Click here to read more about dispute resolution hotline...

Palos Verdes real estate area 175 is known as Peninsula Center, and is located in the cities of Rancho Palos Verdes and Rolling Hills Estates.  Multiple listing service area 175 is bordered by Hawthorne Boulevard to the north, Indian Peak Road to the west and Crenshaw Boulevard to the south.
There is a large tract of single family Palos Verdes homes located in the northern section of Peninsula Center which includes the Blackhorse community.  Soleado Elementary School is tucked away in this tract of homes.  There are several Palos Verdes townhome/condo complexes located off Silver Spur Road.

Preliminary results for 2011 Palos Verdes real estate sales indicate an increase in number of Palos Verdes homes sold – 565 single family homes in 2011 compared to 529 homes sold in 2010.  Average sales price for single family Palos Verdes houses sold in 2011 increased slightly from 2010 – $1,358,207 in 2011 compared to $1,347,615 in 2010.  Let’s take a closer look at the sales mix.
In 2011, 236 Palos Verdes homes sold for $1,000,000 or less and in 2010 there were 183 single family homes that sold in that price range – a 29% increase in 2011.  … (0 comments)

Palos Verdes real estate area #174 is known as Crest, and is located in both the city of Rancho Palos Verdes and Rolling Hills Estates.  Multiple listing Service Area 174 has a very irregular shape and is bordered by Hawthorne Boulevard, then south on Indian Peak to Crenshaw to Crest to Highridge to Armaga Springs into Indian Valley to Hawthorne.

Where Is Miltenburger Park? - 01/04/12 07:04 PM

Do you know where Miltenburger Park is located?  I had never heard of it and when I went searching to take this photo, I realized I had driven by it many times without realizing it.  It is located on the upper hillside of Palos Verdes Drive East, across the street from the Miraleste Auto Center (at Miraleste Plaza) in Rancho Palos Verdes.
Years ago, Val E. Miltenburger helped form the Miraleste Park District and served on its board until 1943.  The board so appreciated his efforts, the Miraleste Park District created and named a park in his honor. Click here … (2 comments)
