There were 25 homes on the May 1, 2012, Palos Verdes real estate Broker’s Tour. Again this week, we have mostly new listings. I was only able to see 11 homes and it felt a bit like a road rally as I had to stay on task to see them in the allotted 2 hour time frame. It is interesting to note that the number of new listings coming on the market is almost the same as the number of homes selling so we still have not seen an uptick in active listings this Spring. 2011 Palos Verdes home sales for the Mira Catalina neighborhood of Rancho Palos Verdes decreased to 18 single family homes sold in 2011 from 21 homes sold in 2010. Price per square foot for Mira Catalina houses that sold in 2011 increased to $448 compared to $401 in 2010. Average sales price for Mira Catalina homes sold in 2011 was $1,232,333 compared to $1,079,767 – a 14% increase.

Every Spring, I look forward to the Peninsula City Managers at our Palos Verdes real estate Board Breakfast Meeting with presentations from the City Managers from all 4 cities on the Peninsula – Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates. Yesterday’s meeting did not disappoint and of great interest to me was that in the City of Palos Verdes Estates beginning July 1, we will no longer separate recyclables from household trash. Athens Waste Collection Services will be doing that themselves at their plant. Here is a summary of the City Managers’ updates:

2011 Palos Verdes Home sales for the Rolling Hills neighborhood stayed the same with 18 single family homes sold in both 2011 and in 2010. Price per square foot for Rolling Hills houses that sold in 2011 was $660 compared to $604 in 2010. Average sales price for Rolling Hills homes sold in 2011 was $3,112,778 compared to $2,036,336 – a substantial increase.

March 2012 Palos Verdes real estate statistics show significant increases both in Palos Verdes homes sold and pending sales compared to February. 51 Palos Verdes houses sold in March compared to 38 homes in February. There was a large increase in March pending sales – 76 homes compared to 54 in February. The number of active Palos Verdes homes for sale in March was just about the same as in February, 180 compared to 179 homes. December 2011 statistics for Palos Verdes real estate show a slowdown from November but on track compared to December 2010. Both pending sales and the number of Palos Verdes homes sold in December 2011 was less than the prior month. 47 Palos Verdes houses sold/closed escrow in December compared to 50 single family homes sold in November. December 2011 sales (47) are almost exactly the same as December 2010 (48). 41 Palos Verdes houses had pending sales in December compared to 50 homes in November. Palos Verdes real estate area 175 is known as Peninsula Center, and is located in the cities of Rancho Palos Verdes and Rolling Hills Estates. Multiple listing service area 175 is bordered by Hawthorne Boulevard to the north, Indian Peak Road to the west and Crenshaw Boulevard to the south.
There is a large tract of single family Palos Verdes homes located in the northern section of Peninsula Center which includes the Blackhorse community. Soleado Elementary School is tucked away in this tract of homes. There are several Palos Verdes townhome/condo complexes located off Silver Spur Road.

Preliminary results for 2011 Palos Verdes real estate sales indicate an increase in number of Palos Verdes homes sold – 565 single family homes in 2011 compared to 529 homes sold in 2010. Average sales price for single family Palos Verdes houses sold in 2011 increased slightly from 2010 – $1,358,207 in 2011 compared to $1,347,615 in 2010. Let’s take a closer look at the sales mix.
