If you like going back in time, you will enjoy the “Victorian Christmas” at the Banning Museum. This event will take place on Saturday, December 1, and Sunday, December 2, 2012, from 11:00 a.m. to 4:00 p.m. During this special weekend the grounds and museum are transformed into a Christmas festival with Victorian period entertainment. Recently, I attended Afternoon Tea at the reopened Hotel Bel Air. The bar was set high because in prior years it was known for the best Afternoon Tea in Los Angeles. The drive down Stone Canyon Road in Bel Air, with its gated homes, set the tone. We had made great time on the freeway and had time before Tea to wander the hotel and relax in the lobby before our Tea. community information: New Laws Affecting Real Estate 2012

Recently, I attended a presentation by Gov Hutchinson, Assistant General Counsel for the California Association of Realtors, giving an update on new laws affecting California real estate and Palos Verdes homes owners. Here are some of the interesting changes: The limit in Small Claims Court has been raised to $10,000 for an individual. The limit is still $7,500 until January 1, 2015 for actions brought by natural persons for bodily injury from a car accident. After you have purchased a unit, Home Owners Associations cannot change the rules to restrict you from renting out your unit. Home Owners Associations cannot

Palos Verdes homes owners who are 65 or older as of June 30, and own and occupy a residence within the boundaries of the Palos Verdes Unified School District, may apply for the parcel tax exemption for the 2011 -12 school year. These are for measures P ($209 tax) and V ($165 tax). The first application must be filed at the district office in person. The office is located at 375 Via Almar, in Palos Verdes Estates. Recently, I attended a Palos Verdes real estate Board Breakfast Meeting with the City Managers from all 4 cities on the Peninsula – Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates. Here is a summary of their updates: Tony Dahlerbrach from Rolling Hills reported on the initiative going on the ballot for the next election in March 2012 regarding passive and storage usage of barns. The property involved in the Poppy Trail landslide is being remediated by the insurance company and will be sold as two separate lots in December. Verizon and AT&T have installed new cell sites

Did you know that the Portuguese Bend Nature Reserve is comprised of ten ecological reserves on 399 acres of the Palos Verdes Peninsula? The preserve is made up of the Vista del Norte Ecological Reserve, AquaAmarga Ecological Reserve, Vicente Bluffs Ecological Reserve, Alta Vicente Ecological Reserve, Abalone Cove Ecological Reserve, Three Sisters Ecological Reserve, Canyons Ecological Reserve, Forrestal Ecological Reserve, San Ramon Ecological Reserve and Ocean Trails Ecological Reserve. These ten were joined together into the Nature Reserve in 2005. The Portuguese Bend Nature Reserve consists of rolling hills, steep canyons, coastal sage scrub habitat and fragrant and dought resistant shrubs and flowering plants. Once again the City of Rancho Palos Verdes will be sponsoring the Egg Hunt Eggstravaganza at the Ladera Linda Community Center. This is a fun event where children from 1-8 years can join Mr. Rabbit and find themselves a basket of Easter eggs. This event will be held on Saturday, April 23rd from 10:00-11:00 a.m. The fee is $10 per child and there will be a limited number of participants. The pre-registration deadline is April 8th and the registration form needs to be mailed in. This event usually sells out. Remember to bring your Easter basket, and of course your camera because I’m sure there will be lots of photo ops

Every Sunday from 9:00 a.m. to 1:00 p.m. local farmers and growers sell their crops directly to the public. You can find a wide array of fresh and locally grown seasonal fruits and vegetables. You will also find other vendors which complement the farmers produce with fresh breads, prepared food, meats, fish and even crafts. You can stop by the local coffee shop for a cup of coffee, or try some of the hot foods with their tantalizing aromas.

The Fort MacArthur Museum is dedicated to the preservation of the history of Fort MacArthur, an army post which guarded the Los Angeles harbor from 1914 to 1974. Our local Cabrillo Marine Aquarium, located at the base of the Palos Verdes Peninsula, has introduced a new opportunity to appreciate our beautiful Pacific gray whales. They will be offering an adventure that begins with an educational slide show and lecture about the life of a whale; then you will board a San Pedro whale-watching boat for a two hour voyage. During this time you will continue to learn about the whales and also seach for dolphins, sea lions and sea birds. If you are looking for a place to hike this weekend, or take your horse out for a ride, visit Martingale Trailhead Park. Considered one of Rancho Palos Verdes'"passive parks", this trailhead provides access to a trail system serving Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates. The trail has seen some recent improvements including landscaping, a tri-level drinking fountain (which serves not only humans but horses), a mounting block and also a seating rock. On Saturday, February 19th, at 7:00 p.m., Rancho Palos Verdes Park Rangers will be offering a night hike for the public. This introductory hike will be free and participants will learn about the Palos Verdes environment, will, experience the Preserve, and observe its nocturnal inhabitants. The City of Rancho Palos Verdes has contracted with the Mountains Recreation Conservation Authority (MRCA) for park ranger services within the Preserve to protect this unique and open area. Most Palos Verdes homes owners are unaware of this 1.5 acre "pocket park" that was named in memory of Marilyn Ryan, the city of Rancho Palos Verdes' first mayor and later our State Assembly Woman for the 51st District. After many years of planning and fundraising, the $1,400,000 library at Montemalaga Elementary School finally had its opening celebration and dedication on January 9th. This is quite an accomplishment in a time when many schools are struggling. This project actually had its roots back in 2000 when the new principal, Patricia Stewart, arrived at the school and realized that the library and computer lab were not large enough to meet the needs of the growing student population. At that time, both the computer lab and library were moved from their small classrooms into a small portable building brought to the campus by the school district. It quickly
