2011 Palos Verdes home sales for the Mira Catalina neighborhood of Rancho Palos Verdes decreased to 18 single family homes sold in 2011 from 21 homes sold in 2010. Price per square foot for Mira Catalina houses that sold in 2011 increased to $448 compared to $401 in 2010. Average sales price for Mira Catalina homes sold in 2011 was $1,232,333 compared to $1,079,767 – a 14% increase.

Recently, I attended a Palos Verdes real estate Board Breakfast Meeting with the City Managers from all 4 cities on the Peninsula – Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates. Here is a summary of their updates:
Tony Dahlerbrach from Rolling Hills reported on the initiative going on the ballot for the next election in March 2012 regarding passive and storage usage of barns. The property involved in the Poppy Trail landslide is being remediated by the insurance company and will be sold as two separate lots in December. I recently attended a presentation on the status of The Annenberg Project in Rancho Palos Verdes. The speaker was Leonard Aube, Executive Director of The Annenberg Foundation. After giving us a history of the Annenberg Foundation, he answered the questions, "What is it?" and "What do I do there?"
The Annenberg Project is a proposed 35,000 square foot educational center at Lower Point Vicente adjoining the Interpretative Center to be built at a cost of $45,000,000 by the Annenberg Foundation and maintained by them in perpetuity. Not only were owners of Palos Verdes real estate eagerly awaiting the opening of our first hotel, Terranea, which is a world class resort, but most area residents were curious about the building on the old Marineland site which I chronicled on this blog. Over a year has passed since the grand opening and I have only had fabulous experiences at Terranea.

We have been patiently and excitedly waiting for our new Trader Joe's in Palos Verdes. It was to be open in early 2010. This feels like early 2010. And yet, when I drive by it doesn't look ready. Last month, I called Trader Joe's headquarters and was told to keep checking their website under "Store Locations". It now has the store listed with hours (9 to 9) and a phone number (310-541-1727) so the opening looks closer than last month.

Whale watching is a welcomed event in Palos Verdes and Saturday, March 6, 2010, is our official "Whale Of A Day"at Point Vicente Interpretive Center, 31501 Palos Verdes Drive West, Rancho Palos Verdes from 10:00 a.m. to 4:00 p.m. In addition to whale watching from the bluff, there were be games, events and "inflatables". Admission to Whale Of A Dayis free and parking/shuttle service will be available at the Rancho Palos Verdes City Hall on Hawthorne Blvd.
The Point Vicente lighthouse will also be open for complimentary tours by the Coast Guard.

The Annenberg Foundation has an Environmental Impact Report in progress for its multimillion dollar project at Lower Point Vicente. Plans have also been submitted to the city of Rancho Palos Verdes for approval and a formal application is anticipated soon.

Portuguese Bend Beach Club is a guard gated beach community located off Palos Verdes Drive South in Rancho Palos Verdes. This small neighborhood of approximately 90 homes has a private sand beach (one of the few private beaches in Southern California) with its own lifeguard in the summer months. The private beach has barbecue fire pits, volleyball, paddle tennis and a children's playground. Wouldn't you love to walk out your door to your own beach?

Palos Verdes experienced 2 different fires within one week and owners of Palos Verdes real estate were lucky that there was no loss of life or homes. The most recent fire on Thursday (above) was caused by a single car accident on Crenshaw resulting in a fire which quickly spread uphill toward Chadwick School and homes in Academy Hill. There were 2 large scooper planes that filled themselves with ocean water and came back over the fire and dumped their water. Click here to continue reading.....

The Point Vicente neighborhood is located in Rancho Palos Verdes near the intersection of Palos Verdes Drive West and Hawthorne Boulevard. This is a small neighborhood of only a six streets and about a half a mile long. This is one of my favorite neighborhoods because nearly every home has ocean views. As you enter the homes, you are greeted by a full ocean view from the living room and dining room. There are also ocean views from the backyard. The Seaview neighborhood is located in Rancho Palos Verdes off Palos Verdes Drive South and above Portuguese Bend Beach Club and Trump National Golf Course. Most homes have spectacular ocean views as they are stair-stepped up the hill.
This is an intimate neighborhood of about a dozen streets that cover approximately one-half square mile. A steep (100-step) staircase from Dauntless Drive leads to Ladera Linda Park. The Palos Verdes Peninsula measures 26.3 square miles. Palos Verdes is the oldest city (incorporated in 1939) and located on 3,038 acres. Today, I had High Tea at Trump with friends as our pre-Christmas celebration. This is my third tea at Trump National and I have to say they are doing a better job. Gone are the tea bags on a plate to choose from and instead there was a tray of little cannisters with bulk tea to choose from. After sampling the aromas of their new Naja Teas, I chose "Mix & Mingle" which was an organic black tea, toasted coconut, chocolate, vanilla and roobios; it was smooth and almost creamy - very delicious. Palos Verdes unique coastline with all its bays and coves makes for some great surfing spots. Both of my children's friends surf and even they do not know where all the surf breaks are. In the Fall issue of the Palos Verdes Bulletin, an article entitle "Surf Mecca" described the history of surfing in Palos Verdes and went on to name the surf breaks - Avalanche, Boneyard, Charlie's, Christmas Tree, Cove, Dominator, Exile's, Indicator, Haggarty's, Longs, Lower's, Lunada Bay, Middle's, Pinnacle, Pipe's, Rat Beach, Rat Point, Ski Jump, TA's (Tom Anderson), Turbo's and Wally's. On Thursday evening, I drove down Palos Verdes Drive South and noticed lights on at our new Terranea Resort. A call to Ara Mihranian, Project Planner at the City of Rancho Palos Verdes, confirmed that the contractors are working extended hours in the enclosed interiors of the site. Good news for Palos Verdes Peninsula residents. There is a new banner (shown above) on the former Golden Lotus Restaurant site in the Golden Cove Center indicating Trader Joe's may be coming to Rancho Palos Verdes after all. The initial plans were scrapped after the landlord decided to rescind his application with the city of Rancho Palos Verdes after some neighbors complained. Click here to read more....

Every time I travel down Palos Verdes Drive South, I am amazed at the progress of our new Terranea Resort. I do believe they will make their June 2009 opening!
