Bottom Line: If it is offered as a residential rental property, it must be kept in good repair. A tenant may terminate a lease if a landlord fails to make repairs that affect health and safety. It can become a blur. In Arizona there are four sets of different landlord and tenant statutes which may apply, depending on the type of rental property at issue. When in doubt, call for legal help!
