SAVE UP for your First Home! - 07/31/08 11:35 AM
If you're reading the headlines, and looking at the real estate section of the paper - you know that NOW IS A GREAT TIME TO BUY YOUR FIRST HOME!
The equity you grow, here in the Triangle, over the next 4 to 5 years should be significant... but the question is, can you still purchase a home with NO MONEY DOWN?
Well - yes, and no.  If you or your spouse is a Veteran, yes.  There are programs specifically designed for Veterans.
If you are considering a purchase in a more rural area, (like Fuquay, or Wendell or most of Johnston … (24 comments)

Do You See What I'm Saying? - 07/25/08 04:11 PM
We have Final Friday Forums at the BNC in Cary each month.  Today's speaker was Jerry Seavey with MindBridge Training.  Jerry is an award winning NLP instructor who coaches and offers classes around the world!  (NLP is Neuro-Linguistic Programming and is a tool every sales person should be using)
I was familiar with NLP - and was pleased to be at the event with my husband. Steve.  On every kind of personality test we've ever taken - we've been opposites - and I wanted to see what we could learn about our differing strategies through NLP.
Jerry discussed the differences between … (4 comments)

ICE Your Phone... In Case of Emergency - 07/21/08 03:40 PM
My daughter ICE'd my phone today - and now I want you to ICE yours too! (her brother showed her how to do it...)
Take a moment and add ICE as a contact on your phone.  Our son has been working for the police department in Cullowhee, NC parttime while he is in school.  When he came home this weekend, he immediately made certain his sister had ICE as a contact on her phone with his number in it.
ICE stands for In Case of Emergency. The police are now looking under ICE if you are in an accident.  I believe all … (23 comments)

Kiddie Condos are Not Just for Kiddies! - 07/20/08 03:47 PM

Kiddie Condo Loans refer to a FHA provision that allows for non-occupying co-borrowers.  Parents like us, with kids in college, come out a LOT better owning a unit with the student, and renting it back out.  We've done many of these for our friends - and most of them were NOT condo units.  It's just an industry slang term for the loan that only requires a minimal invstment (less than 5% normally covers all costs), and does not require the student to be employed full time - or have a credit score established.
We used this program for a family … (3 comments)

Buying A Home While Self Employed in NC - 07/16/08 04:15 PM
Are you a professional fisherman - or are you just "fishin'" for sales?  Either way, if you are self-employed and you want a new home in North Carolina there's some important steps you need to take!  North Carolina has been the LEADER in creating Preditory Lending laws that help insure "unsavory" lending practices do not continue to add to the "credit crunching" mortgage meltdown.  Unfortunately, that has a direct affect on the "ease" for a self employed borrower who needs a loan. Is it IMPOSSIBLE??  NO!
Get your credit checked.  As an owner of a business, you already know how important it is … (6 comments)

Bernanke Makes Underwriting Changes - 07/14/08 01:41 PM
Can we talk?  Look, today there's BIG BIG news going on.  BIG NEWS.
Fannie and Freddie and Lehman and IndyMac and WaMu and National City - it's the biggest day for financial information and financial stocks we've had in a loooong time.
But there's MORE big news... and FRANKLY... there's a ton of WHINING going on with that news.
July 14 (Bloomberg) -- The Federal Reserve tightened its mortgage rules by requiring lenders to determine a borrower's ability to repay and barring other practices that led to the collapse of the U.S. housing market. The Fed Board of Governors voted in Washington … (10 comments)

Does Wake County Care if Fannie Belly Flops?? - 07/11/08 01:54 PM
Secretary Paulson and Bernanke followed each other speaking on Capitol Hill.  In his prepared speech to the House Financial Services Committee, Sec. Paulson made these comments about Fannie Mae (FNMA) and Freddie Mac (FHLMC)... "Their regulator has made clear that they are adequately capitalized." Paulson said the two government sponsored enterprises are "working through a challenging period."
Yeah, I can see where losing 70% of your stocks value this year would be challenging!
But if you don't own STOCK in Fannie and Freddie - does it really matter to the average citizen in Wake County?  I would argue that it does.
Since the … (2 comments)

100 Years Later, Survival of the Fittest - 07/09/08 03:13 PM
In 1899 Elbert Hubbard, a successful soap salesman wrote an inspirational pamphlet titled, "A Message to Garcia."  It was one of my grandfather's favorite stories.  This is not a literal translation - but one that my grandfather copied for me, based on Mr. Hubbard's original.  I've kept my copy, folded and yellow in my big red binder... the one I pull onto my lap for inspiration on days like today.
"When war broke out between Spain and the United States, it was very necessary to communicate quickly with the leader of the insurgents.  Garcia, the leader, was somewhere in the mountain vastness … (7 comments)
