SAS is a Privaately Owned Software Development company in Cary, NC... and also the town's largest private employer.  It's always been a "cutting edge" sort of employer, allowing for flexable hours, promoting healthy lifestyles for employees, having healthcare on it's campus.  You can see why it's been named the best place to work about a dozen times.  Now, it's creating one of the State's Largest Solar-Energy Farms!

This is an excellent point of view regarding the differences in the types of mortgage shops you have available to them.  I work for a mortgage banker that also brokers loans. You will get the BEST rates by working with someone who can shop for you!

Why do Realtors like to recommend DIRECT LENDERS?
Could it be that somehow the lenders who are dumping foreclosures have brainwashed Realtors by insisting that anyone making an offer must be approved with a DIRECT LENDER?

Why you might need to refinance:
#1:     If you have an equityline - you should probably get rid of it if you can. Equity Lines allow you to pay interest only.  I've been a mortgage lender for years, and people "want" to pay the equityline down, but normally they don't.  In our area, the maximum FHA loan is $295,000.  If you have a 1st mortgage at 5.625%, you might think it doesn't make sense to refinance with rates in the low 5s (today) - but if you look at the EQUITYLINE (or second mortgage) you have - then we might be saving … (1 comments)

I live in Cary, North Carolina... a small town that somehow MORPHED itself into the 7th largest CITY in the state.  Our "local" Newspaper was the Cary News... for YEARS we received our Weds and Saturday edition - this is where you really looked for the neighborhood kids playing sports, or engagements, or weddings.  It's where we had updates about the Rotary Clubs, and Lazy Daze pictures with features on Cary residents who did something interesting.  I LOVED it!
Then it was sold to the News and Observer in Raleigh... Then it was incorporated, and delivered as PART of the News … (9 comments)

We all know that FHA is going to require 3.5% downpayment in a few weeks (January 1) - but did you know that in some circumstances they also require the borrower to have two months of cash reserves?
If a borrower is applying for FHA financing and is relying on a NTMCR, (nontraditional credit), FHA Commissioner Brian D. Montgomery writes:
"Borrowers should have two months of cash reserves following mortgage loan settlement from their own funds (no cash gifts from any source should be counted in the cash reserves for borrowers in this catagory)."

Apparently I'm the last one to know... but Connolly's Irish Pub in Cary, NC has Trivia Night each Monday!  Steve and I went last night as the "advance party" to check it out - and we had a BLAST!
It starts when Slow Talkin' Tom starts handing out small piles of index cards with a pen. That's right - this is not some slick video trivia game played on a screen - this is LOW TECH and HIGH FUN!  It runs on Mondays from roughly 7:30 to 8:30 or 9:00.

They're busing our kids in Wake County, North Carolina... They could walk to school now - but they are moving them again so that we no longer have a community school.
Price of gas has gone up  -  the county doesn't have enough money - so in their brilliance, WCPSS decided that new schools will be mandatory year round schools.

There are multiple reasons to refinance now - especially if you have an EQUITY LINE on your home that is not getting paid down... rates are lower than they've been in a couple of years and Fannie Mae and Freddie Mac are going to be ADDING FEES that amount to at LEAST an additional point next year... but these aren't the ONLY reasons to consider a refinance NOW.
With holiday shopping days upon us, many folks are trying to figure out where that extra cash for presents will come from!  Gas prices have eaten up the extra 500 to 600 dollars … (1 comments)

An interview just done at 2:30 est on Bloomburg with the CEO of Equafax - would suggest that the "subprime" past due, foreclosure mess is really only in 7 states.  I found this pretty interesting, and HOPEFUL, since I don't happen to live in Cary, NC and we are NOT on his list!
