Competition Drives up Prices for Oahu Real Esatte 2012- 2013

2012 has been an exciting year with the market’s momentum building.

Based on its over 40 years of experience and market research capabilities, Prudential Locations is in a unique position to provide such analysis and insights to empower buyers and sellers.

By the end of 2012, the combination of an improving economy, low interest rates, and high demand for available inventory proved the projections to be true based on the following results for Oahu real estate market:

Key take-aways:

All indicators are at or near record levels. Properties are selling quickly and most sellers are getting close to -- or more than -- their asking price.
All current market conditions point to increased upward pressure on sales and prices. The extremely low number of properties available for sale may be constraining the expected growth in number of sales.

A closer look:

Sales: Oahu single-family home sales were 3,072, a 6.4 percent increase over 2011. Condominium sales were 4,221, a 7.4 percent increase over 2011.
Oahu Median Price: The Oahu single-family 2012 median price is $625,000, an 8.1 percent increase over 2011. The condominium median price is $315,000, a 5.0 percent increase over 2011.
Appreciation: The amount of home appreciation varied depending on region and neighborhood, with 68 percent of Oahu neighborhoods showing an increase in median price in 2012 pointing to a broad-based price shift.
Distressed Property: The number of distressed sales dropped by almost half in 2012. About 8.5 percent of all residential property sales were either short sales or lender sales, down from 15.5 percent in 2011. O‘ahu’s Leeward and Ewa regions are still the hardest hit with distressed property sales of 34 percent and 28 percent respectively.
Interest Rates: Mortgage rates are at record lows. The current rate for a 30-year conventional mortgage is 3.32 percent, effectively putting Oahu homes “on sale,” as well as increasing the number of buyers who can afford to buy

A “Bid‐up” occurs in a competitive market when a property receives multiple offers, and sells for more than the listed price. When the percentage of bid‐ups increase, median prices increase.

Oahu Real Estate update for May 2012

Inventories for Single Family Homes ( SFH ) and Condos continue to drop. May 2012’s SFH Inventory of 989 is the lowest for the year so far. It is below April’s 991, and far below May 2011’s 1,371. May 2012’s Condo inventory of 1,452 is below April’s 1,483, and very far below May 2011’s 1,810. Again, we have to go all the way back to 2005 to see inventory levels this low.

Days on Market ( DOM )continue to drop. SFH DOM of 28 is well below April’s 32, and May 2011’s 32. Condo DOM of 32 is down slightly from April’s 33, and well below May 2011’s 37. Low days on market show strong buyer interest. Properties are selling very fast once they hit the market. We haven’t seen DOM this low since May of 2010.

The big news for May is in SFH median prices. We have watched price pressure building over the last few months. That pressure may have begun moving prices.

December Oahu Stats and a 2011 Market Summary for Oahu Real Estate Trend

The Oahu Real Estate stats continue to show an active market with sales increasing, days on market low, and extremely low inventory levels. Normally, those stats indicate upward price pressure for Oahu real estate , and would be giving us climbing median prices. Median prices have remained unusually, almost inexplicably flat!!!

The reason could be a combination of the way median prices are calculated, and the high number of first time home buyers. First, median price calculation. Median price measures changes in choices, more than it measures changes in market value. This is because to calculate median, you list all of the sales by price from low to high, then choose the sales price that is in the physical ‘middle’ of the list of prices. Median Oahu Real Estate price is not technically a mathematical calculation. Add to this the high number of first time home buyers who purchase at the lower end of the price spectrum. When taken together, we have a large number of Oahu buyers choosing to buy at the lower end of the price spectrum, so the “middle” number will tend to be a lower sales price. This would explain why condo prices appear to be falling….. First time home buyers disproportionately purchase condos.

We see Oahu single family home median prices drifting upward, and Oahu condo prices drifting downward.

Waialae Iki has about one thousands homes and inventory of homes for sale is limited, since there isn't much land left to build on. Utilities from Laukahi Street and up are underground. There are no telephone and cable lines blocking the views on this hillside.

Waialae Iki has a huge neighborhood park, great for a run with your dogs/or with out...alot of soccer goes on here on the weekends. Also has a Basketball court and playground for the kids..

People choose Waialae Iki to be their home because of the beautiful ocean , Diamond Head views. The area is noted for it's gentle breezes and proximity to Kahala Mall. Driving time from this home to town 11-14 minutes (without traffic)

Are you looking for a home near a particular Oahu school in a specific price range? Use our easy Oahu school search ( please make sure you register first ).

The key to finding the right home on Oahu for you and your family is locating the school that you are comfortable with your children attending. This may be a great selling point when it comes time to sell your home. This also narrows your Oahu home search search, and keeps you focused on what's important to you and your family.

When you find a potential home, make sure you check with the school district to determine the specific school you are assigned to (your home school), since there may be several schools in the community. For instance, in some neighborhoods, like Kaimuki, it is possible for two houses on the same street to be assigned to different elementary schools. The home may be on the border between schools and the year the home was built may also be a contributing factor in which school you have been assigned to.

Just how does one determine which Oahu schools are of the best quality?

One way is through data — objective and subjective — gathered from the State of Hawaii. Each year, Honolulu Magazine ranks Hawaii’s public schools using performance and satisfaction data obtained from the state Department of Education. This information consists of Hawaii State Assessment test scores in reading and math, as well as information obtained from surveys taken by teachers, parents and students.

You will find that the quality of schools may vary even within a school district. For instance, a district may have many high-quality elementary schools, but a weak middle or high school. While another district may have a strong high school and weak elementary schools.

Assuming that homebuyers seeking quality education for their children are beginning at the elementary school level, we have identified the Oahu neighborhoods with top-ranked elementary schools.

Using the Honolulu Magazine rankings, certain communities stood out as having stronger schools. These six communities are not listed in any particular order, but listed with each community are their top-ranked elementary schools followed by the school’s ranking in parentheses:

Issues with short sale in Hawaii buyer need to know

The risks of looking to buy a short sale in Hawaii are substantial, but if you have the Time, Persistence, Flexibility in price and cash reserve.., and determination to see short sale go through, a short sale can be a win-win situation for Buyer and the Sellers, but could end up with less commission for both agents

Short sales are no fun for anyone involved, but they'll be around for quite some time that is why we need to better understand the Pitfalls and the Rewards of Short sale

To make the process less painful, make sure you are using an experienced short sale agent, whether you're on the buying or selling side. A special designation is not necessary, but make sure you inquire how many short sale transactions the agent has successfully closed.

At Prudential Locations we have a Short Sale team of agents who specialize in Short sale and my web site will show you which property is a short sale or REO - banked owned real estate.

Before the lender will agree to a short sale, the seller has to prove to his lender that they are unable to keep the property. There must be a hardship, typically things like divorce, unemployment, or overwhelming medical bills. Wanting to sell your house because you're underwater is typically not a hardship. The buyer may wait for 2-3 months for an answer only to have the lender deny the short sale because they determine the seller should be able to make payments and keep the home.

Unfortunately, you don't have much control over these things happening but you can prepare yourself. If you're considering purchasing a short sale, ask your agent to gather as much information as possible from the listing agent about the seller's situation.

Have the sellers truly suffered a hardship?

How many lenders are involved?

Is the seller committed to a short sale?

Some of the other risks faced by buyers of short-sale properties include:

Potential for rejection. Lenders want to minimize their losses as much as possible. If you make an offer tremendously lower than the fair market value of the home, chances are that your offer will be rejected and you'll have wasted months. Or the lender could make a counteroffer, which will lengthen the process.

Terms of a counter offer. Even when a lender approves a short sale, it could require that the sellers sign a promissory note to repay the deficient amount of the loan, which may not be acceptable to some financially desperate sellers. In that case, the sellers may refuse to go through with the short sale. Lenders also can change any of the terms of the contract that you've already negotiated, which may not be agreeable to you.

No repairs or repair credits. You will most likely be asked to take the property "as is." Lenders are already taking a loss on the property and may not agree to requests for repair credits. If the home is in need of serious repair, one option for those needing financing is to obtain an approval for an FHA 203k "rehab" loan, which allows for repairs to be financed with the loan.

Seller can change their mind ...The sellers can decide to pursue a loan modification rather than do a short sale...

Oahu Real Estate Report 2010

Prudential Locations Research Department has been following Hawaii's real estate patterns for over 40 years and has found the market follows a cyclical pattern, with a 3 to 4-year period of strong sales and rapidly increasing prices, followed by a 5 to 7-year period with steady but slower sales and relatively flat prices.

In this most recent cycle, sales peaked in 2004-2005, and appear to have bottomed out in 2009. Median prices peaked in 2007, and since have dropped a little lower before leveling off in 2009-2010. As such, 2010 will most likely finish with the number of sales up 10% from 2009, and median prices relatively flat at $600,000 for single family and $305,000 for condominiums.

Nine single-family areas and nine condominium areas saw an increase in median price from September through November as compared to the same time period last year. Here are the top 5 performing areas that experienced the highest median price growth.

Carl Worthy , director of training Prudential Locations believes that sales are strong, days on the market are low, which shows that the Oahu Market has a lot of energy and starting from early 2009, prices started to go for an upward trend particularly on Oahu. We have a market that Favors Buyers and Sellers pretty equally when it comes to a statistical point of view . Five and a half months of remaining inventory for both October and November 2010. That is how long it would take if there will be no more new listings coming on the market at current speed of sales... This is a good number compared to the mainland, where it is measured by month not by days like on Oahu.

Days on the Market (DOM) one more indicator of the market dynamics. It measures when new property comes on the market and when someone buys it . The shorter the time frame the more dynamic the markets is. For Oahu we need to go back to 2005 too see numbers as low as we see today . Anything that compares favorably to 2005 is good news, because back in 2005 was when we had the hottest market on Oahu in both single family homes and condos..

Out of 236 recorded sales in November for Single Family Homes I counted 24 Short Sales, with majority zip cods in Leeward Oahu, and 8 Lender's Sale, and 300 recorded sales in November for Condo 26 a Short Sale, and 10 Lender's Sale.

In the Oahu Condo Market in November we recorded 101 sales paid in cash out of 300 Recorded sales in November 2010.

Kalama Valley Neighborhood of Hawaii Kai is a very quiet and peaceful suburbia

It is well suited for someone who wants to be centrally located, but not too far from Honolulu. This neighborhood is attractive to people looking for a slice of Hawaii Kai but want a little less congestion.

The Kalama Valley is nestled near the foot of Koko Head Crater and is just five minutes from Sandy Beach and Makapuu Beach... You will see a lot of people take advantage of safe, reasonable walking distance to Sandy Beach and practicing their exercise daily!

My Kodak Moment - Even Bad Quality Photos Makes Irreplaceable Memory!

My Kodak Momend took place nine years ago on my parent's farm in Ukraine.

This is a picture of my parents, kids and my grandma on our farm. It was taken during our first visit after living in Hawaii for eight years and FINALLY WINNING our Green Card, which allowed us to travel.

The photo captures a moment when we just finished hand picking strawberries. My parents intentionally waited for us to arrive and did not touch the ripe strawberries so kids could have fun picking it themselves.. What Hawaii does not have is strawberries farms, so for my kids and I that was a very exotic moment, plus strawberries is one of our most favorite fruits!

The most significant event that his picture is capturing is a moment of REUNION of the most important people in my life. My grandma came from Israeli to be with us on this trip, she new that this will be the very last chance we will be able to be all together again...

I dedicate this Kodak moment to memory of my grandma. She was a very special person in my life and she lived life at its fullest until the age of 82. I loved her dearly and I was happy that my kids were able to meet her on this trip.

This picture was on my desk this morning when I read about Kodak Moment contest announced in the AR. It might not be a very good quality, but has irreplaceable memory in my heart .

My grandma was the first in our family to visit us in Hawaii next year we arrived here back in 1994...

We stayed close and connected even miles apart all these years, even before Skype and Facebook was invented. Every time when we visit them or they visit us we have many Kodak Moment full of Love and Happiness.

Temptation at the Cash Register. Ho Ho Ho ... You Just Lost the Chance to Close Your Loan

I had phone a phone call from my buyer who wanted to buy a new Washer and Dryer for a new home before the closing of escrow.. . The home they were buying had very old washer and dryer and there was a great sale they could not resist. I asked them to wait till we record .. Same happens to my other buyer. They did not had a car because car was shipped to Oahu and they had to rent a car for more then a month till we record, before they could go buy a new car, otherwise they would not qualify for a loan ..

     You're out doing your holiday shopping. It's 11:45 pm .. and you're in that store because they have exactly what you want and have been looking for ... at an unbelievable price, but only if purchased during the hours of 10 pm to midnight.





      Plus, in your hand you have an additional coupon that you found at an online site. The coupon will give you a whopping and additional 10% off your purchase!

    It's your turn up at the register and you're feeling like a California goldminer about to hit the motherlode. The clerk behind the register now utters words that will cause a meltdown in any frugal shopper's heart ...

Oahu Middle School top rated: Niu Valley Middle School First on Oahu to get "IB World School" designation!

Parents review: Oahu middle School kids Life.

My 13 year old daughter Sophia goes to Niu Valley Middle School near Hawaii Kai.

Recently her school became an IB World School which means that they are an International Baccalaureate school, and there are not many IB schools on Oahu. Niu Valley had to wait 3 years to become an IB school and change the way they teach. Being an IB school prepares kids for future generations with new standards of teaching.

Being IB students makes you a more rounded person. For example: usually on test students are asked what they have learned, but now they give you many educational tools and you have to use them. There are different skills that you have to learn in different subjects. The program helps you to become a critical thinker in which you have to think about facts not just except them. Not only do you work with a team and practice sportsmanship but you also do a lot of community service. The service gets you in touched with the society and helping the environment. It pushes a better vision for education and it emphasizes the students to becoming a more knowledgeable person.

“It Takes the educational part of learning and makes it fun and creative” say’s my daughter. “ You use all of your IB standards in any project you do. Being an IB school will prepare me for my future. The most enjoyable part for me in the IB program is just simply the challenge!” In the IB program you learn to expand your skills and write extended essays. Personally I am glad that my daughter is going to an IB school, I really see the difference in how the school has changed her in a better way.

Lately my daughter had an environmental service project for science. She was asked to pick an environmental issue. She has chosen trash pollution because this topic concerns her the most. Not only did she had to read about it, do research and wrap the project with an essay, but she had to get creative and think of ways they can help out the world. Then in the end she actually had to fix the solution or at least take action!

My daughter made a page on face book telling about trash pollution, she went to her old elementary school Kamiloiki, cleaned her favorite beach Blowhole and painted a mural for her school. Please visit her page at: http://www.facebook.com/Preventing.Trash.Pollution.In.Hawaii

Sophia says that painting the mural for her school expanded her organization skills. From a small school project it became a community event! The mural says “Lancers say E Mālama 0 ke Kai” which means care for the ocean in Hawaiian.

“I want to thank all of my teachers who helped, Mrs. Lai, Mr. Black and Mr. Chang for supporting me and helping me throughout my project! I really appreciate everyone’s patience and hard work! Thanks to all my friends who came paint and thank you Mr. Mew (Principal) for giving me approval. I had lots of fun and hope people will appreciate our environment more and understand that this is our home.” Said Sophia.
