buyers agents: A Buyer's Agent is Your Key to Short Sale Offer Acceptance - 05/06/12 07:52 AM
Stop selling your buyers and start selling yourself, I want to tell buyer's agents. But it's not really my place to say it. I'm just a Sacramento short sale agent. I represent sellers. I refer buyers to my trusted team members and work exclusively with sellers. My job is to get the bank to accept their short sale and close that puppy. I do it quickly, efficiently and quietly, without a lot of drama, if I can help it.
But this seller's market is taxing on everybody. It's really hard on sellers. Oh, you might think it's all fun and games … (9 comments)

buyers agents: How Much Does it Cost for an Agent to Write an Offer? - 04/05/12 06:37 AM
I've very cognizant of time management. That's because there are only so many hours in a day. When you get to a certain level of success, that success requires even more time management. An agent can't be available to anybody for any reason at any time. That's bad time management.
For example, an agent called yesterday afternoon to say her buyer was about to cancel a short sale. She was very apologetic. Launched into a convoluted story about money transfers overseas, and threw in how much she admired my work. But I had stopped listening after the word: cancellation. I was … (11 comments)

buyers agents: Should You Work With a Sacramento Buyer Who Won't Commit to Buy a Short Sale? - 03/08/12 07:01 AM
I know that buyer's agents in Sacramento have it tough right now. I hear agents lament about buyers. How they have to "learn their lesson the hard way" by writing a lowball offer on a home they really really want only to lose out to another buyer because they did not listen to their agent. Why don't buyers listen to their agents? Is it possible that buyers think they know more than an agent?
Sometimes, that's probably the case. It all depends on which agent a buyer hires. You can get an agent who doesn't have much experience just the same … (8 comments)

buyers agents: Did Your Buyer's Agent Sabotage Your Offer on That Sacramento Short Sale? - 06/13/11 10:26 AM
All signs pointed to this weekend being slow but I managed to put four short sales into escrow. Even with our gorgeous weekend weather in Sacramento, most agents continued to work through Saturday and Sunday. One of these short sales going into pending status even though we haven't yet received approval from the bank. Why? Well, for one thing, agents keep calling. It wouldn't be so bad if it were buyer calls, but agent after agent calls about it.
Buyers I can put on a waiting list or perhaps suggest another property to buy. But agent calls are considered by many … (7 comments)

buyers agents: About Multiple Showings and a Short Sale Duplex With a Pool in Greenhaven - 03/16/11 10:24 AM
One of my sellers called yesterday to say his home had just hit the market and he already had a bunch of phone calls from buyer's agents. They were asking to schedule appointments. Most of my listings, whether they are short sales or otherwise, are listed as "call first, lockbox." But many buyer's agents don't know what that means. They think it means to make an appointment. It doesn't. It means to call first and then go.
The seller asked if he was being rude to an agent when he let her know another agent was already showing at the time … (8 comments)

buyers agents: Buyer's Agents are the Unsung Heroes of Short Sales in Sacramento - 11/20/10 10:50 AM
Keeping buyer's agents happy is a huge part of my job. Because if a buyer's agent ain't happy, that short sale ain't closing. Buyers agents have an enormous job in any Sacramento short sale. They are the magical key. They are the hard-working, behind-the-scenes guys who manage buyer expectations. They can dance on the head of a pin barefoot -- and I'm sure to some agents it feels that way.
Because waiting for short sale approval can sometimes be a long and scary road for a buyer. A buyer needs to rely on his or her agent for support. That agent, … (8 comments)

buyers agents: My Mother Used to Say You Sleep in the Bed You Make - 10/09/10 11:05 AM
As I read Alan May's excellent blog, Where Do You Draw the Line, it made me reflect on events from yesterday afternoon. I was at my nail place getting a pedicure when an agent called. I probably should not have answered my phone but I can't help myself. I'm wearing a new type of Jawbone bluetooth device that whispers the phone number of the caller into my ear, which wakes me up from my relaxed state anyway.
The caller appeared quite agitated. I let the agent talk, hoping the agent would calm down as I "ahh'd" and "mmm'd" the conversation, simply … (42 comments)

buyers agents: Buyer's Agents Are the Biggest Roadblock to Closing a Short Sale - 07/22/10 10:17 AM
Buyer's agents are the biggest roadblock to closing a short sale. Buyers, if you've been writing offer after offer on those short sales without success, perhaps it's time to fire your agent. I'll probably get a lot of grief for saying this, but that's the way the cookie crumbles or the pooper-scooper scoops, pick your metaphor.
As a busy Sacramento short sale agent, it's getting to the point where 2 out of every 3 offers I receive for my sellers are garbage. They are not real offers. I'm not talking about the expired preapproval letters, outdated earnest money deposits, or missing … (34 comments)

buyers agents: Hey, It's Rocky and Bullwinkle and Sacramento Short Sales - 07/01/10 10:36 AM
Once again life is exciting! What, with the Russian spy ring and its Natasha femme fatale, to that kid they sent back to Cuba. Little Elian is now 16. How did he get to be 16? Wasn't that yesterday? Plus, they are shipping those toxic FEMA trailers to the Gulf oil spill. Formaldehyde isn't that big of a deal, I guess. I bring you these headlines because they could be more interesting than this blog. Although, you never know . . .
Yesterday, a buyer's agent told me her buyer wants to cancel escrow because the seller's house numbers, when added … (12 comments)

buyers agents: A Short Sale is a Two-Way Street But This Listing Agent Represents the Seller - 06/22/10 10:27 AM
If you want to see something really gross, pick up your keyboard, turn it upside down and vigorously shake it. What you see on the tray, apart from the usual crumbs of pizza crust and bits of chocolate chip cookies, is stuff that falls off of you every day. You are shedding like crazy. Eyelashes, eyebrows, particles of skin. Ick. In my case, there is a lot of cat hair in my keyboard, too. I'm astonished the keys still go down when depressed with all of that crap in there.
There are times, though, as a Sacramento short sale agent, that … (14 comments)

buyers agents: Here is What Happens if a Buyer's Agent Doesn't Confirm Receipt of an Offer - 03/23/10 08:57 AM
For a Monday right after the arrival of spring, I had horrendous activity yesterday. Not that I'm complaining, mind you, as I welcome the business. Mondays are always busy, but to tell you the truth, yesterday was especially gruesome. The thing is if I never left my home office, I'd always be caught up. But even with a BlackBerry, I don't have time in the field to respond to all of my emails in the manner that I wish.
I put 3 transactions together yesterday -- a home in Lincoln, which is a Wachovia short sale (approved in 2 weeks), a … (15 comments)

buyers agents: How Sacramento Buyer's Agents Can Make or Break a Buyer's Offer - 09/19/09 09:42 AM
In a perfect world, a buyer's agent submits the buyer's offer to the listing agent; the listing agent sends that offer to the seller, the seller signs and returns the offer to the listing agent who, in turn, forwards the executed contract to the buyer's agent. Yet, in the world of Sacramento real estate, what goes on in the middle really determines whether the buyer's offer gets accepted. And this is where buyer's agents sometimes mess up.
The hard, cold fact is it's often the listing agent who determines whether a buyer's offer is accepted. Sure, it's the seller's ultimate decision, … (18 comments)

buyers agents: Sacramento Home Buyers: Your Agent's Mistakes May Cost You That Home - 08/29/09 09:01 AM
It seems to be some sort of secret in Sacramento, and perhaps elsewhere in the country, that nobody talks about. Of course, when I talk about it to my husband, he says I shouldn't care and, if I care strongly enough, maybe I should be working for a nonprofit instead of selling real estate, but the truth is I do care. I can't help but care. It's in my nature.
It pains me to see offer after offer from eager first-time home buyers that quite clearly illustrate why those home buyers will probably never buy a home, regardless of how many … (65 comments)

buyers agents: Are You Working With a Real Estate Agent is an Easy Question to Answer, Isn't It? - 12/22/08 09:45 AM
What if you were thinking about going into business for yourself and was told that you'd work long hours, drive all over town for days on end, share your expertise and wisdom with a client with absolutely no guarantee that you'd ever receive compensation for your work, would you be eager to go into the business? Yet that's what some buyer's agents do in real estate.
I referred out-of-town buyers to an agent in an outlying office of Lyon Real Estate because I don't work in the Sacramento foothills and felt I would be doing the clients an injustice if I … (43 comments)

buyers agents: Traffic Alert for Land Park Residents -- Sac City College Hosting National Events - 09/04/08 09:33 AM
I'd say next Saturday is a good day to take Riverside Boulevard as your north / south street through Land Park or maybe cut through Curtis Park and come down Broadway to get to your home in Land Park.
There will be tons of activity going on near Freeport and William Land Park, Saturday, September 13th. Land Park residents may wish to plan alternate routes and avoid this area all together. Sacramento City College has a busy day planned. In addition to its normal Saturday classes, here are other activities:
HBCU College Fair: 9 to 2 PM. Shuttle buses. 40 onsite … (2 comments)

buyers agents: To Know Where the Sacramento Market is Moving -- Look at Where the Market Has Been - 07/02/08 08:10 AM
Over the past 30 days, I've closed a bunch of transactions. Generally I wait until the end of the year to analyze the stats from those transactions, but with the craziness and wild swings of our Sacramento real estate market, I thought it would be a good idea to examine my last few escrows where I represented the buyers (not the sellers -- my listings are another picture) to try to figure out if there is a pattern among buyers and acceptance.
I figured other buyers and agents might be interested as well, so here are the details of a few … (9 comments)

buyers agents: Should Buyers Sign Exclusive Buyer's Broker Agreements? - 12/16/07 12:48 PM
Shortly after I wrote the article linked below, a reader wrote to me to complain. He said he was looking for a definitive answer in my article, and he couldn't find it. He wanted to know, gosh darn it, should he or should he not sign a buyer's broker agreement! He was quite ticked off about it, too. To say that every buyer should sign a buyer's broker agreement is like saying every home is an open house candidate or every buyer should take out a 30-year fixed-rate mortgage. There are no absolutes like this. Much depends on the circumstances, the … (15 comments)
