certified hafa specialist: What Makes You Choose a Sacramento Short Sale Agent? - 06/08/12 06:49 AM
Why do clients choose to work with any particular real estate agent? You know, what makes them pick me over some other Sacramento short sale agent? What is their hiring criteria? In looking for professionals in other industries for myself, I can draw on my own experience a little bit and share what I have discovered. It's not fun to search for a professional to hire. You just want the job done. You're tempted to pick the first person who comes along. It's easy to eliminate a person from consideration. You want to feel good about your decision. Some people think

certified hafa specialist: This Certified Short Sale Specialist is Your Mount Rushmore for a Sacramento HAFA Short Sale - 10/12/11 09:25 AM
I suspect most baby boomers can name the 4 guys in The Beatles with more ease than recalling the 4 presidents at Mount Rushmore. In fact, I bet most people can name all of Santa's raindeer and each of the 7 dwarfs before they can tell you who is on Mount Rushmore. It's just a place, although a National Memorial, where parents drag their kids at least one lucky summer out of their lives. Although mine never did. I had to catch Mount Rushmore on my way to Sacramento from Minneapolis. My husband went a different route when he drove out

certified hafa specialist: I Love Bank of America Short Sales So Much That I Bought BAC Stock - 06/17/11 10:04 AM
I suspect you guys are thinking the title of my blog this morning is a punchline, but it's not. I really did throw a big chunk of loose change into Bank of America stock. That's how much I love Bank of America and closing Bank of America short sales. Believe it. It's true. As a Sacramento short sale agent, I close a lot of Bank of America short sales. In fact, I have begun to get my clients preapproved in advance. I haven't actually had the pleasure of doing a Cooperative Short Sale yet because all of those clients have qualified

certified hafa specialist: A Preapproved HAFA Short Sale is the Best Way to Do a HAFA Short Sale - 06/12/11 11:08 AM
I love the ActiveRain community. It blows me away how powerful ActiveRain has become. For example, I posted a blog last week about how sellers might qualify for the HAFA short sale program and therefore receive up to $3,000 for doing a short sale. This was something I thought everybody knew about. As a Sacramento short sale agent, I keep my fingers on the pulse of short sales and sometimes must remind myself that just because something seems very common place to me, it's not to others. The blog began as a slight irritation, like many do when you get to

certified hafa specialist: Can You Get $3,000 For Doing a Short Sale? - 06/07/11 03:45 PM
If you're the guy who stuck up posters at the California State Capitol advertising that sellers can get $3,000 for doing a short sale, look out. The Department of Real Estate will soon be knocking on your door. Can a seller get $3,000 for doing a short sale in Sacramento or, for that matter, anywhere else in the country? The answer, astonishingly, is yes. But with certain limitations and qualifications. However, agents can't just go around violating RESPA and MARS because they think it's a good way to attract clients. Sellers who qualify for a HAFA short sale may be entitled

certified hafa specialist: Does It Really Matter Why the Client Chose Another Agent? - 03/26/11 11:36 AM
An agent emailed me yesterday to say a buyer she had been working with suddenly dropped her in favor of another agent. She wanted to know why. In fact, she went so far as to email the client and ask -- in the interest of improving her communication skills and learning from her mistakes -- but the client did not respond. She wondered if I would be willing to call the client and find out why the client had hired a different agent. It's human nature to wonder and to sometimes feel slapped in the face. Some agents might wonder what

certified hafa specialist: Why You Want to Buy a Preapproved HAFA Short Sale in Sacramento - 03/21/11 10:54 AM
My husband recently went to work for the Associated Press as a reporter. Because he's been a journalist for more than 25 years, the temporary position time period was reduced so AP could offer appropriate compensation for my husband's experience and still manage to snare such talent. I'm thrilled for him because he's doing what he loves to do and what he believes in doing. Do what you love. Isn't that what all the career advisers say? I am doing what I love. Absolutely, without question. I love the challenges of Sacramento short sales, and I know I am providing a
