Why do clients choose to work with any particular real estate agent? You know, what makes them pick me over some other Sacramento short sale agent? What is their hiring criteria? I suspect most baby boomers can name the 4 guys in The Beatles with more ease than recalling the 4 presidents at Mount Rushmore. In fact, I bet most people can name all of Santa's raindeer and each of the 7 dwarfs before they can tell you who is on Mount Rushmore. It's just a place, although a National Memorial, where parents drag their kids at least one lucky summer out of their lives.

I suspect you guys are thinking the title of my blog this morning is a punchline, but it's not. I really did throw a big chunk of loose change into Bank of America stock. That's how much I love Bank of America and closing Bank of America short sales. Believe it. It's true. As a Sacramento short sale agent, I close a lot of Bank of America short sales.

I love the ActiveRain community. It blows me away how powerful ActiveRain has become. For example, I posted a blog last week about how sellers might qualify for the HAFA short sale program and therefore receive up to $3,000 for doing a short sale. This was something I thought everybody knew about. If you're the guy who stuck up posters at the California State Capitol advertising that sellers can get $3,000 for doing a short sale, look out. The Department of Real Estate will soon be knocking on your door. Can a seller get $3,000 for doing a short sale in Sacramento or, for that matter, anywhere else in the country? The answer, astonishingly, is yes. But with certain limitations and qualifications. However, agents can't just go around violating RESPA and MARS because they think it's a good way to attract clients.

An agent emailed me yesterday to say a buyer she had been working with suddenly dropped her in favor of another agent. She wanted to know why. In fact, she went so far as to email the client and ask -- in the interest of improving her communication skills and learning from her mistakes -- but the client did not respond. My husband recently went to work for the Associated Press as a reporter.
