I am tickled pink that another of my Elk Grove short sale listings finally closed escrow yesterday. I had put this home on the market on August 3, 2009, at an offering price of $190,000. It was a double Countrywide short sale, meaning it had 2 loans that had originated with Countrywide and are now serviced by Bank of America.
The seller had paid $422,000 for this home in 2005. You can see the value has fallen by about 50% over the past 5 years.

After trudging around in the rain yesterday from 9 AM to 6 PM showing property, it was a welcome relief to come home and change into dry shoes. Note to self: wear boots in this weather! Our Sacramento storms have not let up, and tomorrow is expected to be worse than today.
But the good news is one of my buyers wrote an offer last night, I received an acceptable cash offer on another Sacramento short sale, and one of my Bank of America short sales in Elk Grove received approval.

Most Sacramento short sale agents have worked on a Bank of America short sale at some point in their career. They know the challenges this type of short sale presents. In fact, some agents I know refuse to even list a property that involves Bank of America. There are different problems if the loan was originated by Countrywide and other nasty surprises in store if Bank of America holds the second loan.

The thing about being a Sacramento short sale agent is the rules change daily. Especially if the bank is Bank of America. Probably 1 out of every 4 short sales I'm doing in Sacramento involves a Bank of America loan. It's even worse if the loan originated from Countrywide.
Some of my B of A short sale approval letters ask for seller contributions and others are short on funds, meaning somebody has to kick in cash to close the transaction. One day Bank of America will pay title and escrow fees and the next day it won't.

I don't know if I would go so far as to call myself the top short sale agent in Sacramento, but then I don't have to because the Sacramento Press said it for me. OK, I'm laughing a little over this because I never claimed that title in our interview but I must haven given that impression to the reporter.
I'm not one of those massively large companies that handle short sale intakes by the hundreds, hand-over-fist. I provide personal service to my short sale sellers and negotiate those short sales in-house.
