I do not need an excuse to dine at Ella Dining Room and Bar, although it is tough to get a table, almost impossible, without an advance reservation. Same day is a royal PITA. But lunch is generally open, although I make reservations for lunch, too, just to get the points on Open Table, the points that I will never use and I know it. LOL. I just accumulate them.

People often think that real estate agents get holidays off. But we really don't. Because holidays are when sellers and buyers have a moment to breathe and think about buying real estate. So they call us on listings when they want to view a home or they call to list a home in Sacramento. I know some agents turn off their cellphones on holidays because they don't want to be bothered, but they miss a lot of business. And really, what is a 5-minute phone conversation here and there throughout the day?

I sometimes forget when I'm talking with people I pay for services that they might want to hire me for my services. That's not a good thing to forget about when you're in the business of selling and buying real estate in Sacramento. Because almost every person I meet from any walk of life is in some sort of home buying or home selling situation and, if they're not, they wish they were.

I suspected someday that it would eventually happen, and I've taken great pains to make sure it never happens, but when that day finally arrived, which was yesterday, this East Sacramento agent just about collapsed and cried. A buyer for a home in East Sacramento yesterday called her previous agent a cheeseball. She didn't really call him a cheeseball as much as she said his behavior and attitude was cheesebally. It got to the point where I had to tell her to stop talking about her previous agent because that part of her history was over and she couldn't change it. All she could do was move forward with her new East Sacramento agent and try to buy a home.

It seems like every short sale with Citimortgage has been a challenge lately. Maybe it's because most of these are short sales with Citimortgage in second position instead of first position. That makes a difference. They're just battles. After we pass all the hurdles with the first lender, we still need to get past the problems presented by the second lender. This East Sacramento short sale was no exception.

Part of what makes a person a successful real estate agent is learning how to read other people and adapt to their needs. Not everybody is the same. For example, yesterday I had to drive over to Mercy Hospital in East Sacramento to get an offer signed. The seller had just finished performing a C-Section but he can't do email. I had tried to fax the offer electronically to his main office fax at the hospital but the machine could only accept 12 pages at a time. Which I did not figure out until I had sent 10 faxes.

I closed a short sale in Sacramento County last week in which I had never met the sellers. I had never seen the home, either. If you can believe that. I drove out to Elk Grove to pick up my lockbox and realized this was a home I had not put the lockbox on. I didn't put the lockbox on it because I didn't shoot the photos, and I didn't inspect it. One of my team members did it for me. That's rare, because I am very much a "hands-on" agent.

I met with an East Sacramento seller yesterday who has a home he wants to sell. It's a 2 bedroom he bought a long time ago, and there is plenty of equity. I will put this on the market in a couple of weeks. Whenever I meet with sellers to talk about selling a home, especially a rarity such as a home with equity in Sacramento, I show them how others will look at their price.

I wonder how an East Sacramento agent does the math on those closed short sales when talking to a prospective seller. It's no surprise that the public has a hard time trusting real estate agents when some of those agents engage in agent fluffery. How does a consumer separate fact from fiction? Moreover, why should a consumer have to decipher what is true and what is not in the first place? Aren't agents supposed to be honest and follow the Code of Ethics, which means tell the truth?

A short sale or no short sales, when buyers don't conform to the marketplace, many agents will dump those buyers because they view those people as a waste of time. Conforming to the market means the buyer is looking in the price range the buyer can afford to pay, and the buyer is willing to buy one of those available homes. Now, I don't work with insane people, if I can help it, but I will work with buyers I like -- even if they don't fit the mold -- as long as they are serious about buying a home.

For as long as I can remember, people have said that I intimidate them when meeting me for the first time. That kind of reaction is a bit puzzling to me. I mean, I'm no Darth Vader.
